Welcome to The Neighborhood! Thank you and WELCOME to all the new residents who attended the January Social. Sharhonda Roberts is always a popular speaker full of valuable information. I wish we had a count on how much money she saved everyone in just that one meeting. She said Zillow has listed this area of Polk County as one of the fastest growing parts of Florida. Luckily we moved to a very active area of Florida where there is always something to do. And not always something which involves an expensive park pass. Whether we go north, south, east or west, we can find something to keep us busy. News from the Board The Board and Advisory Committees are constantly working on a variety of items to understand the needs and desires of our community, to explore options and opportunities, to solicit feedback from homeowners and residents, and to bring the information to the community. A few of the efforts underway include: updating the Design Guidelines; building a new website; updating the Rules and Regulations; monitoring the Pulte lawsuit; overseeing needed maintenance, repairs and refresh for amenities; reviewing renewal of annual insurance policies; ensuring the annual financial audit; looking forward at property management services; developing a strategic plan for landscaping and water management; and looking at opportunities for cohesive internet and/or cable for homeowner properties. The article on page 7 provides insight into the exploration of the internet and/or cable opportunity for the Del Webb Community. Make new friends, but keep the old…one is silver and the other’s gold! But what if your new “friend” was always there for you and wanted to enrich your life and help you by making your life easier? And what if that new “friend” was always with you and available to help you anytime you needed it? And what if your new “friend” was always so helpful with communication and information that you thought “how on earth did I ever get by without my new friend?” Well get ready to meet your new “friend”! Last August, the Board of Directors approved the recommendation to replace our current DWO website. Since then, the team has been busy at work on set up of the new system and have worked with some focus groups for input and testing. We can’t wait to introduce you to your new “friend”. Researching Bulk Cable/Internet At the December Home Owners Association Board Meeting, the Board of Directors (BOD) approved a proposal to explore adding a bulk cable/internet plan for all of Del Webb Orlando (DWO). For those unfamiliar with a bulk plan, this is a plan that all residents in the community subscribe to and receive a substantial discount for services. Currently both Spectrum and Frontier offer bulk plans to Home Owner Association communities. Spectrum has submitted a proposal for: cable and internet. 300 channels – their Platinum package - (all channels that aren’t premium i.e., HBO, Showtime etc.), 400meg internet, two set top boxes, Wi-Fi, router, modem and free installation. They also offered a $100,000 sign up bonus to go to the HOA operating or reserve fund. According to Spectrum’s address system, approximately 70% of the homes in DWO have their services. Residents can pay for extra services like a DVR or 1gig internet, etc. The bulk rate is approximately $50 a month plus tax. Frontier has submitted a proposal for: cable and or internet services with either 100meg, 500meg or 1 gig internet. Their proposal includes their “Choice TV” package - about 80 cable channels, one set top box, and one set top box/DVR. Their “Extreme TV” package - about 180 cable channels, is an additional $10 per home. They also include free installation; and would add fiber optic to Vista Bella at no cost. Their cheapest rate for cable and internet at 500megs would be $72 a month plus tax. They do not offer a signing bonus. Frontier also offers an internet only bulk option, starting at approximately $26 a month for 500meg and $31 a month for 1gig - plus tax. Residents can pay for extra services themselves. There may also be a discounted bulk home telephone rate. Frontier has confirmed that they would include complimentary cable and or internet services to the clubhouse. Spectrum has not yet confirmed if they would include complimentary services, but they have done this in the past. Given that current individual rates for cable and internet can reach over $200 a month, these proposals for bulk services seem likely to benefit residents. Pricing analysis for both providers show a monthly savings of approximately $150 for the bulk rates versus individual pricing. With this in mind the board has authorized further exploration to see if this is a good fit for our community. The board of directors has reached out to both Spectrum and Frontier for further information and clarification. Additional information, announcements, polls, feedback and community meetings will be forthcoming to further discuss this proposal and answer questions. Representatives from both Spectrum and Frontier have offered to attend question and answer sessions with residents and provide billing comparisons to show anticipated savings. All procedures and requirements set forth in our bylaws and state statutes will be met regarding adding any additional cable/internet services. IF the “majority” of residents don’t want to go ahead with this, then it won’t happen. Either proposal requires all homes in DWO to subscribe and requires a single payment for the bulk services. Resident who currently have a different vendor, can keep that vendor if they choose, but would still be subject to the bulk fee from the vendor chosen by the BOD. February 2022 7
A Moment with Millennium Hello Del Webb Residents, Living here in Florida I never thought I would be discussing freezing temperatures and their effects on our landscapes. But here we are. I know, I for one, can't wait for springtime. We thought, considering the recent drop in temperatures, this article from the University of Florida would be appropriate. Certainly, when we think of living in Florida, we do not generally think about losing our lawns to freezing temperatures. However, some homeowners in Florida may find themselves needing to replace portions of their lawn in the spring due to the cold weather. Here are some tips about how to prevent or reduce winterkill and how to let your lawn recover from the big chill with minimal damage. All our warm season turfgrass species go into some degree of dormancy during the winter months, slowing their growth down and they may or may not stay green. This is a natural cycle, regardless of where you live in the state. In North and even Central Florida, lawns may stay green or may turn brown, either of which can be normal. Even in South Florida, lawns do not grow as quickly in the winter, even though they may remain green (less mowing required!). Freezing temperatures will turn lawns brown. Do not panic, this is a normal part of winter dormancy. When the days become longer and temperatures start to warm up in the spring, the growing points will become active, bringing green growth to the lawn again. You will not need to mow for some time; when you do need to mow again, be sure to cut at the highest recommended height for your grass type. Do not "scalp" the lawn, as this makes it less able to recover from freeze damage. How can you tell if your grass has truly succumbed to a winter freeze or if it is only dormant? One way is to cut small plugs of the grass (with roots and shoots attached) and plant them in a pot, put it in a warm spot with natural sunlight and see if the grass begins to grow. If your lawn does not recover come springtime, remove the decayed vegetation from the affected areas and replace with either sod pieces or plugs. Do this before weeds have a chance to germinate and take hold of the ground. It is possible that not all your lawn will be affected, perhaps just those areas that are most exposed to the cold temperatures. Following these tips will help your lawn survive freezing temperatures. I, ready for some cold weather (as cold as we can get personally, really enjoyed the chilly weather! My in Florida anyway). Committee News Communication Advisory Committee The Communication Advisory Committee would like to welcome Amy Ewing-Holmstrom as a new member and Jean Morgan, Indira Kleen and Dimitra Nicastro as new consultants. All 4 members bring a wealth of experience in marketing, communications and training and will help us continue to improve communications within our community. The Committee has been busy tweaking The Breeze and we look forward to working side by side with Lori Blake, our new Lifestyle Director. Have you been catching up with our Roving Reporters? E Lifestyle Committee The E Lifestyle Committee has certainly had a rather hectic few weeks with Josh leaving, finding his replacement and continuing to work around “Omicron.” We are thrilled that Lori Blake has agreed to take on the position as our Lifestyle Director. We are very confident that she will continue to maintain and help improve our Lifestyle Events at DWO as we navigate through the pandemic. Lori brings us someone who has strong administrative skills and has worked in this community for several years. She already knows many of us in the community which is a huge benefit to the community as she transitions into her new role. We hope everyone who attended our January Events, the Jimmy Mazz Concert and the Beer Tasting event hosted by Ovation Bar and Bistro had a great time. We will be scheduling the Beer/Wine Tasting and possibly a Mixology class on a bi-monthly schedule as we move into 2022. Committee News Facilities-Maintenance Advisory Committee (F-MAC) First, about the name: Facilities=Maintenance Advisory Committee (F-MAC) is the proposed new name for the FMIUC name previously used. This is pending final approval by the Board of Directors (BOD). Secondly, the Committee has gone through some changes. The first formal meeting of the newly re- constituted F-MAC took place on Thursday January 13, 2022 at 1:00 pm in the Gazebo behind the club house. The changes are as follows: Bob Gorecki, Ron Fiddler and Vic Petrelli are no longer members of this committee. We, as well as the entire community, owe these gentlemen a great big THANK YOU for all the work and time they dedicated to making DWO an even better place to live than it already was. Fortunately some, if not all of them, will act as consultants to the F-MAC going forward. The DWO community is fortunate to have had some new people volunteer to provide the types of expertise, insight and experiences needed to help our community maintain and improve our facilities and to enhance the quality of life we all enjoy here. The F-MAC members are: Jim Fleming, Steve Kuethe, Ron Ottaviano, Chris Strange and Paul Yancey. The F-MAC would like to invite other residents of DWO, who may possess knowledge and backgrounds in any area that may provide insight and guidance to the community, as a member of the F-MAC, or to be available as a consultant on an as needed basis. Please consider volunteering to assist your community. If you are not sure, please ask. F-MAC works as advisor to the BOD. We also work closely with First Services. We provide evaluations, recommendations, cost/benefit analysis, document reviews, research, and anything else the BOD and First Services requests. Some of the things we are currently working on include developing inventory control systems and tracking all tangible assets; developing a comprehensive maintenance program; potential issues with street lighting, concrete deficiencies, buildings, outdoor facilities, fences, walls, landscaping, electrical, plumbing and HVAC and more. Future Committee News will contain details on the issues and projects the F-MAC is looking at. In the meantime, please consider volunteering. Contact Jim Fleming anytime. Thank You. Black Bears Recently a female black bear (sow) and 2 cubs have been seen near pond curve of Del Sol Ave. Permanent residents? Probably not. You read accounts of bears being seen in Polk County in recent years, for example in Lake Wales, Winter Haven, even Haines City. And now Del Webb Orlando. Good bear habitat includes a mixture of lowland and upland forested areas with food, water, and shelter. We just don’t have enough of that at Ridgewood Lakes that could support a bear population even in the conservation areas. The home range of black bears is 25- 100 square miles, depending on food availability. Although listed as a carnivore, black bears are omnivorous in food habits, eating mostly plant material (80%), insects (15%), and meat (5%). As with most wildlife species, the biggest threat to the black bear is habitat loss from human encroachment, a serious problem of biological diversity, with climate change now affecting it gravely. Habitat loss is abundant in Florida and elsewhere; we can see it around here as housing developments increase. Humans are dependent on a healthy ecosystem, now being severely stressed by habitat loss, pollution, and climate change. Despite the almighty dollar, there’ll be some changes made. Before European settlement, black bears ranged throughout Florida. About 40 years ago, only about 300 were left. Until 2012, the Florida black bear was listed as a threatened species - one notch above endangered species. Now Florida has an estimated 4350 bears - enough to support a small hunting season. In the 1970s, black bears numbered about 300 in Florida. By 2019 over 4,000 existed in this state, and by 2026 an estimated 11,000 will reside here. Florida’s human population is 22,000,000 in 2022. So, should there be a hunting season to control their numbers and reduce nuisance problems? I mean on bears. The Florida Fish and Wildlife Conservation Commission (FWC) would like to maintain about 3,000 black bears in Florida. By comparison, Wisconsin, about the same geographic size as Florida, has 5.8 million people and 28,000 black bears of which about 3,600 are harvested annually in the regulated hunt. Bears were hunted in Florida in 1993 and then not again until 2015, the last regulated hunting season; 304 bears were killed. But it caused an uproar of protest. Illegal hunting killed at least 144 bears. About 230 bears each year succumb as road-kills. The FWC kills an average of 38 nuisance bears every year. To determine habitat use and movement patterns, years ago my research team and I live-trapped, tranquilized, tagged, and released 186 black bears during 3 years in Newfoundland. Such work has been done in Florida too. Of 3 species of bear in North America - brown (grizzly), polar, and black - the Florida black bear is a distinct race (sub- species) of black bear. Large male Florida black bears weigh 300 pounds, large females 200. In the northern U.S. and Canada, males can reach 600-700 pounds. Bears can live 25-30 years, but few do. Minimum breeding age for black bears is 3-4 years. They breed in late June, but have delayed implantation, i.e., the fertilized egg, or blastocyst, does not implant on the uterine wall for several months after copulation. To escape the lack of food, reproductive females enter winter dens in mid to late December and emerge in early to mid-April after a mean denning period of 100 to 113 days. Heart rate, body temperature, and metabolism drop. In December the blastocyst implants in the uterus, and embryonic growth begins. Actual gestation is 60 days; cubs are born in late January to mid- February. Litter size depends on availability of acorns and berries eaten before denning. At 12 ounces each, the 2 or 3 cubs are born in February in the den. The mother nurses the cubs and they grow strong enough to follow her out of the den in April. The mother will not come into heat while nursing. Thus, she breeds every 2 years, unless her cubs are killed. Cubs remain with the mother until they are yearlings. Then they disperse when chased off by breeding males, and the female breeds again. Black bears are mostly nocturnal and shy, but don’t mess with them, especially a female with cubs. Neil F. Supporting Our Community “Spring will be here before we know it” they are saying up north, but we here in Florida know that can mean tomorrow! If you are a DWO resident artist, crafter, or approved vendor, you are invited to participate in the upcoming outdoor show which will be open to the public. The show will be held on Saturday, March 12, 2022, with a rain date of Sunday, March 13 th. Due to the lingering virus situation and the fact that it will be open to the public it will be held in the Montecito Clubhouse parking lot. Hours will be from 9 am – 2 pm. Participants will have their choice of either a 10x10 foot space or the equivalent of two 10x10 foot spaces. The larger spaces are limited. You are required to supply your own tables, chairs, and tents (optional). Since this is an outdoor event electricity will not be available. Handmade items and approved vendor items only. No flea market or garage sale items. There will be a charge of $20 per space with the proceeds going to Sunshine Foundation which is in Davenport. Sunshine Foundation’s sole purpose is to answer the dreams of chronically ill, seriously ill, physically challenged, and abused children ages three to eighteen whose families cannot fulfill their requests due to financial strain that the child’s illness may cause. For more information on this worthy organization please visit their website at sunshinefoundation.org. In addition, we will be holding a raffle with items donated by our crafters. The proceeds of the raffle will also be going to Sunshine Foundation. The Tailgaters club will be selling lunches, and the Creative Stitches club will be holding a bake sale. Tavern News Happy New Year from La Tapenade Tavern! We’ve made exciting changes to start the new year. The Tavern daily Happy Hour is being eliminated so that we can offer lower prices on our beer and wine selection regardless of when you arrive. All tap beer and wine prices have been readjusted to the lowest possible level which will be effective during all tavern operating hours. You have asked and we have listened! Unsweetened Iced tea has been added to the menu. The diet iced tea will be discontinued when current supplies are gone. The Klondike ice cream bars will be returning to our menu and will be available once received from our supplier. Smithwicks beer has replaced Sam Adams Octoberfest and will be offered at $4.50 for a 16oz pour. Another new edition to beer on tap is Guinness, which will be available once our supply of Guinness cans is depleted. Our food menu is going through some changes to streamline the choices. This will help our volunteer cooks get food out quickly during the busy times. Local resident and singer songwriter Rob Valle made his Tavern debut on January 21 st entertaining the crowd with country and classic rock favorites. If you didn’t catch him this time keep an eye on the Tavern schedule. Our regulars are on the schedule also! “House band” Jack and Bess, DJ Chris, Karaoke and the always entertaining Team Trivia with Rob! Like to hang out at the tavern? Volunteer! Book Club Corner The 5 Love Languages, the Secret to Love That Lasts by Gary Chapman For Valentine’s Day, I thought of the book, The 5 Love Languages, the Secret to Love That Lasts by Gary Chapman. This book was written in 1992 by Chapman, who is an author, speaker, counselor, radio talk show host and an associate pastor. Chapman offers just one tool in improving relationships, communications. By incorporating examples from his practice and questions for the reader, you can find out what your Love Language is and what is your spouse’s or partner’s. Here are your choices: Love Language #1- Words of Affirmation Love Language #2- Quality Time Love Language #3- Receiving Gifts Love Language #4- Acts of Service Love Language #5- Physical Touch Chapters are categorized by love language for easy reference, and each one ends with simple steps to express a specific language. What you will quickly discover is that you and your partner are unlikely to have the same Love Language. Explore all 5 Languages and you will pick up some helpful hints as each chapter delves into specific situations. Dr. Chapman speaks of a Love Tank in this next passage taken directly from his book. “Could it be that deep inside hurting couples exists an invisible “emotional love tank” with its gauge on empty? Could the misbehavior, withdrawal, harsh words, and critical spirit occur because of that empty tank? If we could find a way to fill it, could the marriage be reborn? With a full tank would couples be able to create an emotional climate where it is possible to discuss differences and resolve conflicts?
