New Senior Housing Project Highlights 10 Project will be owned by Wedum Albion, LLC whose sole member is the J.A. Wedum Foundation; a not-for-profit 501c3 established in 1959. The Mission of JA Wedum Foundation is to develop and utilize the resources of the foundation to positively change and improve people’s lives in the sprit of stewardship and generosity exemplified by John A. Wedum, the grandfather, and carried forward by John A. Wedum the grandson. Proposed Project is Market Rate Senior Housing Continuum of Care Campus Two Phases of development Phase I is planned to break ground in Summer/Fall 2018 Construction Duration (14-16 months) Continuum Campus (Independent Living, Assisted Living, Assisted Memory Care) Total of 160-180 Apartments in first phase

Rezoning of 900 Albion Site Currently has an R1 Zoning Designation - Single Family Residential Developer is seeking to change to a T3 zoning – Traditional Neighborhood T3 Zoning – Traditional Neighborhood 15 • Allows for the proposed 5 story building • Allows for street centric density in accordance with St. Paul design criteria • Pushing building density toward Lexington and 7th streets, will allow for • open spaces on neighborhood sides. • Appropriate zoning and common along the 7th St corridor
