SEALED BIDS
We have been informed that Teignbridge District Council requires a Tender form to be completed. The tender form is available on request. Interested parties
should return this form to Bettesworths, 29-30 Fleet Street, Torquay, TQ1 1BB in a sealed envelope by the closing date of 2pm on Wednesday 16 th March 2022.
The envelopes should state the concession they relate to but should bear no reference pertaining to the bidder.

All bids will be assessed through the Council’s scoring matrix to establish the successful bidder. The Council will then notify all bidders as to whether they have
been successful or not.

The successful bidder will be expected to complete on a new lease within 28 days of agreement of terms.

If tenderers are looking to open early the Council, as landlord, would look positively at this approach to enable trading during the 2022 Summer season. Tenderers
should make their wishes clear in their tender submission and detail what refurbishment works they would intend to carry out to allow trading.

HEADS OF TERMS
The tender document will include details of the Heads of Terms. In summary, the property is being offered on a 20 year, fully repairing & insuring lease. The lease
will have 5 yearly rent reviews and will also include a rolling tenant only 5 year break clause. Rental offers are being sought through the tender process. The
property is VAT elected and therefore rent will attract VAT at the usual rate.

SERVICES
There are currently no services to the first floor and these would need to be recommissioned by the incoming tenant. We understand that the lower ground floor
is connected to mains water, electricity and drainage.

BUILDING WORKS
