SITUATION Sandbanks is situated in the much sought-after town of North Berwick in East Lothian. It has access to golf courses, unspoilt beaches, leisure centre, shops and a harbour within walking distance of the property. North Berwick has its own golf courses including West Links Golf Course and the Glen Golf Course at the other end of the town and locally the renowned Muirfield golf club which regularly hosts the Open Championship. Renaissance and Archerfield Links are a few miles away. North Berwick has become a thriving town with a reputation of having everything you need on the doorstep. The high street boasts a fantastic range of shops including a family run butcher, a delicatessen, independent wine merchant, two supermarkets, cafés, florist and bakery. In the summer it hosts Fringe by the Sea which is part of the Edinburgh Festival, bringing artists and authors to the town. It is also known for its schools which include a primary school and North Berwick High School which is now one of the top performing high schools in Scotland and there are also private schools both in East Lothian and in Edinburgh. North Berwick train station offers services into Edinburgh, taking approximately half an hour. There are also regular bus services to Edinburgh and Dunbar. DESCRIPTION Sandbanks is an outstanding 4/5 bedroom detached family house situated in the private setting of Westerdunes Park off Abbotsford Road. With magnificent views to the Firth of Forth over the golf course, the house is approached via a shared private road and the recently fully modernised accommodation over two floors is perfect for family living. As you enter the house you are welcomed into a light filled family living space, which includes a large relaxed sitting area fitted with a contemporary log burner and sliding doors leading out to a south facing terrace. The sitting room is open to a large dining area and stylish kitchen with integrated appliances, including two ovens, wine fridge and seamless stone worktops. This space is enhanced by a picture window with views towards the Firth of Forth and the Westerdunes Folly and in addition has direct access to the utility room and a door into the garage. On the ground floor there is also a double bedroom with built in storage, a large bathroom with separate shower and bath, and a further separate WC. Further along the corridor and up a few steps is a separate quiet study and family room or fifth bedroom with French doors leading directly out to the garden.
From the dining area there is a bespoke oak staircase leading up to a bright first floor mezzanine sitting room with sliding doors that access a large southwest facing roof terrace with glass balustrade and spectacular views over the golf course and beach to the Firth of Forth. A second staircase from the main hallway leads up to the main first floor bedrooms, which include a principal suite with separate shower room and dressing room, and a further two bedrooms and family shower room. Externally there is parking for several cars on the mono block driveway situated by the side of the house where there is also a gate to the back garden. The rear south facing garden is laid to lawn and bounded by a stone wall. The lawn is flanked by colourful and well stocked flower beds and there are patios in different areas of the garden where outdoor dining can be enjoyed. Adjacent to the house is a garden room which has been used by the current owner as a home office and situated opposite is a garden store where gardening equipment and outdoor furniture can be stored. The house also benefits from private gated access across the golf course directly onto the beach.
