Rental appraisal for properties situated at Rawhiti Village, Frankton, Hamilton

Thank you for the opportunity to present a rental appraisal for your properties.

The proposed two-level homes comprise 2 double bedrooms, one with an ensuite, and one with easy access to the
bathroom. Living is an open-plan lounge/dining/kitchen area.

The latest tenancy statistics for Frankton show 81 bonds have been lodged over the past 6 months for properties with 2
bedrooms with a lower to upper quartile of $390.00 to $465.00.

Given that the properties are new builds, they will be presented in excellent condition and as at today’s date I would
expect them to achieve a weekly rent of $500.00 to $520.00.

Although we endeavour to provide the most accurate information we can, this rental assessment does not purport to be

   COMMENTS

The proposed properties are two-level 2 bedroom townhouses with open plan kitchen and living area.

The properties are just 3 minutes drive from the Hamilton CBD and zoned for several local primary schools.
They are also within walking distance of public transport and the local amenities making it an ideal location for
working professionals.

The lack of comparable properties in this area is indicative of the lack of housing stock in Hamilton and
given the quality of the homes and the location, I expect them yield close to the upper quartile rent figures.
