Located circa 85km from the historic city of Salzburg and
nestled among the stunning Schmitten mountain range is
the well renowned traditional Austrian town of Zell-am-
See.

Zell am See is one of those rare destinations where at
some times of the year you can ski in the morning and
then be swimming and sun-bathing by the lake in the
afternoon. A true four-season destination, this delightful

most of summer and winter sports activities in the Alps.

Zell am See, Austria’s most important holiday destination
together with its smaller neighbour Kaprun, lies at the
shores of the beautiful Lake Zell, with the majestic
2,000m Schmittenhöhe Mountain as a backdrop.

Zell am See is in the very heart of the Hohe Tauern, a
mountainous region with 30 peaks, many over 3,000m.
The Kitzsteinhorn glacier is located close by where you
can ski for 9 months per year. Zell-am-See also boasts
two championship golf courses, a tennis club, hiking,
mountain biking and a yacht club where you can do
numerous water sports on Lake Zell.

Zell am See lies on the thin strip of land between lake
Zell and the Schmittenhöhe Mountain – this factor
greatly limiting the land available for building.

About this property

The Nikolaus project will consist of 29 luxury alpine apartments, ranging from studios to

The start of the project is planned for spring 2020 with completion due in summer 2021.

The centre of Zell am See and the main City Express gondola can be reached in about 10
minutes on foot along a wooded pathway. Alternatively, there is a shuttle bus which takes
guests from the building into the centre of Zell am See and to the numerous ski lift stations.

connect the Schmittenhohe mountain in Zell am See directly into the Saalbach valley.
