As new Chief Executive, I am looking for a fanastic individual to join my Executive Team. You will provide the strategic vision for West Kent’s property and asset management, ensuring our properties meet the current and future local needs across Kent and Medway. This new role provides a fantastic opportunity to re-set and then implement our new asset management strategy. Your long term thinking will shape an effective whole life asset management approach and you will put in place the framework for all investment plans, retro-fit, remodelling or disposal decisions to ensure delivery. You will have a proven track record in the strategic planning and delivery of residential property and estates management. You will think commercially and have experience of managing large scale contractors in a customer focused business. You will have comprehensive financial, project and risk management experience across the full remit of Asset Management and Property Services. You will know how to keep our homes safe, with substantial experience of ensuring compliance with all relevant health and safety legislation, appropriate codes of practice and regulations and operating codes of practice. JOB DETAILS: DIRECTOR, PROPERTY and ASSET MANAGEMENT Reports to: Chief Executive Purpose: We want to provide homes and build communities our residents are proud to live in. We have the aspiration to increase the homes in management to 10,000 by 2025. Responsibilities: Provide strategic vision for West Kent’s Property and Asset Management, ensuring our properties meet the current and future local needs across Kent and Medway. Position West Kent as a key influencer in the Kent Housing Group. Contribute to the wider local and national housing agenda, maintaining and growing our position as a key partner and policy influencer within Kent and Medway: nurturing relationships and developing productive partnerships. • Develop and implement our asset management strategy, responding to the new Homes Standard, zero carbon targets and improve energy efficiency for our homes. • Develop and apply an effective asset management whole life assessment to inform investment plans, retro-fit, remodeling or disposal decisions. Identify and take advantage of all grant initiatives available and procurement framework initiatives. • Ensure building safety. Maintain the condition of our stock and estates. Deliver an effective risk and compliance assurance framework. • Provide efficient and effective customer focused services for; responsive repairs, void repairs, planned property investment and servicing. • Lead and promote partnership working with all stakeholders, particularly with tenants encouraging their active involvement in setting, monitoring and scrutinising our services to shape future delivery. PERSON DETAILS: DIRECTOR, PROPERTY and ASSET MANAGEMENT Qualifications and skills: • Degree level education or equivalent through relevant training/experience. • A relevant property related professional qualification, e.g. RICS, supported by continuing professional memberships and evidence of keeping professional knowledge and skills up to date, OR • A relevant building safety related professional qualification e.g. IOSH, supported by continuing professional memberships and evidence of keeping professional knowledge and skills up to date. • Strong, up to date and relevant professional knowledge. • Ability to build strong, effective and productive relationships. • Ability to communicate complex business information to a variety of audiences. • Excellent communication skills across the full breadth of written, verbal, presentation and digital media. Expertise: • Track record in strategic planning and delivery of residential property and estates management. • Commercial thinking; identifying and evaluating opportunities, negotiating long term strategic partnerships. • Personal influence; working effectively with boards, committees, customer panels and stakeholder groups. • Experience of managing a large scale contractors in a customer focused business. • Comprehensive financial, project and risk management experience across the full remit of Asset Management and Property Services including meeting legal requirements and high standards of regulatory assessment. • Substantial experience of ensuring compliance with all relevant health and safety legislation, appropriate codes of practice and regulations and operating codes of practice. • Experience of successfully inspiring, leading, driving and developing modern, high quality, responsive and customer focused services. • Experience of leading substantial, and successful business transformation and change management. Main terms and conditions (for information purposes only) Up to £100k. The appointment will take into account Salary current salary, skills and experience. 25 days annual leave increasing to 30 days with service, plus Bank holidays. Leave entitlement Employees have the opportunity to buy and sell one week’s annual leave. Our head offices are based at 101 London Road, Location Sevenoaks, Kent, TN13 1AX. Notice period Three months. West Kent offers employees membership of our West Kent Group Personal Pension Scheme with Royal London. Employees are required to contribute at least 3% of their Contributory pension scheme salary. West Kent, at its discretion, will double match your own contribution up to a maximum of 10% of your basic salary. We provide life assurance over for employees based on Life assurance three times your annual basic salary. Free membership of a health cashplan scheme is provided Health and wellbeing together with access to a range of additional wellbeing benefits.
