NRAS Overview The National Rental Affordability Scheme was initiated by the Australian Government to offer incentives to investors and housing providers to build properties to stimulate the supply of affordable rental properties across Australia. To qualify each rental property must be rented out at least 20 per cent below the market value rent. The Government Incentives are available to owners of approved properties for 10 years which are indexed annually to the rental component of the Consumer Price Index.
