I've been saying for months that the market is currently at the bottom for prices. We've seen a correction where most of the inventory (if its been priced correctly and wasn't bought at an inflated price) are at 2013 levels. One of the main drivers behind that is the amount of New Development condo units that have hit the market in the past year. Currently, the New Development inventory is at about 6,000 units in Manhattan alone, thats not even counting whats going up in Brooklyn or Queens. That’s about 1,500 more units than there should be. For a healthy new development market, buyers need to absorb about 1,750 units in the coming year. But here's the fun part, by 2020, NYC is adding an additional 2,500 units to the market which is unreal. That is going to drive our market and continue to put the buyer in the drivers seat. Market price for New Development projects are coming in at $2800 per square foot, we've seen them going into contract at $2500. That's almost $200,000 off an original asking price. We are also seeing a lot at $2000 a foot depending on neighborhood. The biggest challenge right now for sellers is having their resale units compete with apartments that are brand new. These are units that have never been lived in before in buildings that offer all the bells and whistles of luxury amenities. In my experience, sellers are starting to get impatient with how long their homes have been sitting on the market. At the end of the day, if a unit sits on the market, it's because the market has dictated that it is overpriced and with a huge supply currently on the market, buyers are taking their time. Finally, in all their infinite wisdom, our state politicians, the ones who have brought us the glorious congestion pricing to fix a broken subway system, unveiled their new budget for 2019 and the "Tax Our Way To Prosperity" mentality reigns supreme.
