Frequently asked questions We understand that you may have some questions you’d like addressed at your first meeting. To save you time, we have compiled a list of our most frequently asked questions, which our Seller’s have found very helpful. However, if you have any other questions, or are not happy with the explanations below, please feel free to discuss in person your concerns with me. Q1 Do you conjunct with other agents? A1 Yes. Our normal conjunction arrangements are 70/30 split on Auctions and 60/40 on Exclusive Agency. In some cases we will conjunction on a 50/50 basis and this is usually based on relationships we have with other agents. We believe if your property is marketed correctly we will attract all the current buyers and sometimes it is not in your best interests to accept conjunctions as the other agent will be working exclusively for the buyer and will not have your best interests at heart. Ultimately it is your decision, not the agents, with regards to conjunction arrange- ments and we will work under your instructions. Q2 Do you reduce your commission? A2 No. We do not reduce our commission. We give a very high level of service and believe it would be unfair to ask us to reduce our commission and take away our incentive before we have already started. If however at the time of signing a contract you believe we have let you down in any way we are prepared to negotiate our commission in line with the service given. Q3 Do you pay for Marketing? A3 Yes and No. We do not pay for Newspaper and Magazine advertising. However there are a lot of things we do pay for - discuss this with your agent. Please note we also have several options available for payment, ie Credit Card, Direct Debit etc. Q4 Is it necessary to do Open Homes? A4 Yes. This is an extremely important part of your marketing. Over 50% of our sales are a direct result of a buyer attending an open home. Given everyone’s busy lifestyle, buyers prefer to look in the Saturday Paper, identify homes in areas they like and inspect them at the open home. Our open homes are conducted for half an hour usually on a Saturday and Sunday. Depending on the property, we may also recommend a midweek or twilight viewing. Q5 Why do we need a sign on our property? A5 We refer to signage as our “24 hour Silent Salesperson”. A lot of buyers will drive around an area to see if they like it before they purchase. If you don’t have a sign on your property, you may miss that premium buyer. Q6 Does our property get listed on the Internet? A6 Yes. As an Exclusive Listing, your property will be entered on a number of very high profile internet sites. Please refer to our “Exclusive Services” sheet for details of these websites.
