Several Important Community Meetings Virtual Community Meeting 1948 N. Halsted Rezoning Proposal TONIGHT, Wednesday, July 7th, 2021 6 p.m. Register here. You are invited to join my office and the RANCH Triangle Association at a virtual meeting regarding the proposed rezoning of 1948 North Halsted St., a one-story commercial building currently occupied by the Manhandler Saloon and adjacent parking lot. Even though this has been a commercial property for decades, it is zoned RT-4 (Residential Two-Flat, Townhouse and Multi-Unit District), and the applicant seeks to rezone the parcel to B3-2 (Community Shopping District) to allow for the redevelopment of and the establishment of a new business use at the location. The proposal calls for a new three-story mixed-use building containing ground-level commercial space and three residential units above. This will be a virtual meeting via Zoom Webinar. The development team and their representatives will provide an overview of the project, as well as to answer questions from the audience regarding this proposal. My office will conduct the discussion, take notes and record your comments. Register for the webinar using the link above. After registering for the webinar, you will receive an email within an hour of the meeting with the link and instructions on how to access the Zoom meeting. Please plan to log into Zoom and access the meeting 10-15 minutes before the official start time, so that there is enough time to troubleshoot any technical problems and familiarize yourself with its features. Virtual Community Meeting 2658-70 N. Lincoln Rezoning Proposal Thursday, July 8th, 2021 6 p.m. Register here. You are invited to join my office and the Wrightwood Neighborhood Association at a virtual meeting regarding a new proposal for 2658-70 North Lincoln Avenue, the site of the former Lincoln Park Gas Station. This proposal seeks approvals for a five-story mixed-use building and a zoning change from the present B3-2 to a proposed B3-3 designation. It falls within a transit served location, which allows for reduced parking under Transit Oriented Development (TOD) guidelines. Prior public meetings were held in 2017 and 2018, but we rejected the proposals based on community feedback and concerns. The revised proposal includes 36 residential units, 18 parking stalls, and 1721 sq.ft. of commercial space on the corner of Seminary and Lincoln Avenue.
This will be a virtual meeting via Zoom Webinar. Public Hearing Regarding Landmark Designation of the Halsted Willow Gateway (1727-1729 North Halsted, 1733 North Halsted, 1730-1732 North Halsted/807 West Willow, and 1800 North Halsted) Monday, July 12th, 2021 1 p.m. Watch here. The Commission on Chicago Landmarks has scheduled a public hearing on the proposed landmark designation of the Halsted-Willow Landmarks Group for Monday, July 12th, 2021 at 1 p.m. The hearing will take place remotely and will be broadcast online here. For almost ten years, Lincoln Central Association, Ranch Triangle Association, and my office have been advocating for the designation of a landmark district at this corner, which includes the buildings that house Vinci restaurant, the Willow Room restaurant, plus 1727- 33 N Halsted, which today house Boka Restaurant and Pizza Capri. According to Preservation Chicago, "Each of the four structures is a finely crafted building, from the Frank Niesen Building, housing “Vinci restaurant” at 1730-1732 N. Halsted, constructed in 1889, to the twin buildings—Zuber Building and Gespitz’s Drug Store Building, 1727-1729 N. Halsted, both circa 1880. Also, Hammerstrom’s Hall/Schulien’s Building,(1800 N. Halsted) built as a combination storefront, apartment and social hall, and dating to 1883." 1800 N. Halsted had many historic uses, first as a German tavern and social hall on the second floor. It is recognized as the birthplace of "Chicago-style" magic, created at legendary restaurant Shulien's, which occupied the site from 1886 to 1956. Bosnian immigrants settled in the area in the post-World War II years, and the public hall in the 1800 North Halsted building became a Muslim Religious Cultural Home and Bosnian American Cultural Center. To read more of the story behind this district, read the Landmarks report. These buildings provide a visual "gateway" into the surrounding residential neighborhoods. Preliminary Landmarks designation was granted in December, and this hearing will lead to a final determination. In 2014, our community turned down a proposed development at the corner of Willow and Halsted because the then-developer sought to tear down the building at 1800 N. Halsted. In 2016, a new owner, Laramar, promised to retain the building, which now houses the Willow Room. Laramar also promised to support efforts to landmark that building and the building housing Vinci restaurant at 1732 N Halsted. Questions about the hearing or the landmarks process can be directed to CCL@cityofchicago.org.
