MANAGER’S MESSAGE INTRODUCING NEW FITNESS TRAIL Throughout the year, Morrison Ranch residents enjoy the lush green outdoor space our neighborhoods provide. Now, residents will have one more way to enjoy the weather and stay fit at the same time! We’re excited to announce the installation of a Parcourse for your exercising enjoyment. The new Parcourse will enhance the walking path just north of the Silos between Higley and Recker roads. A Parcourse is a station-based fitness trail with outdoor equipment placed at intervals along the route, each catering to a different aspect of physical fitness. Whether walking, running, or riding your bike along the trail, you will find five stations that promote strength, flexibility, and endurance. Residents ages 13 and over and all activity levels can benefit from the equipment that adds a dose of fun to daily exercise. Outdoor fitness equipment doesn’t just help people develop stronger bodies; it also helps relieve stress and promotes better moods. In addition, after working out, people tend to eat healthier and spend less time doing sedentary activities. So, grab a friend or make a new one along the trail; working out side by side gives neighbors a chance to connect. MR ARCHITECTURAL ELEMENTS DO I NEED TO SUBMIT A DESIGN REVIEW FOR A PERGOLA OR GAZEBO? THE ANSWER IS YES! Even though the structure is in your backyard, it is visible over your privacy wall and by neighboring properties. Before you install, please submit an application. As your Design Review Liaison, I will guide you through the process if additional information is needed. We have streamlined the design modification process so that all the information to aide and submit a project can now be completed online for your convenience. The CC&R’s, Design Guidelines, and the application are available on the community website www.mymorrisonranch.org. Once you are logged into the website, follow these few easy steps. Click on the button “Design Review - Submit a Request” Select Modification Application Complete the form and upload the necessary photos and samples. Click Submit When applying for a Pergola or Gazebo, here is the list of the REQUIRED information needed for the Design Review Boards review: 1. A photo of the front of your home; this is for the color matching process. 2. A photo of the project area. 3. A diagram showing the location of the pergola, including measurements. Setback measurements from privacy walls for pergolas (structures) is 7 feet from the roof end, not the post. *See Example for diagram guidance* 4. A sample photo of the color 5. If the pergola is going to be placed on a base such as pavers, be sure to add the extra height in the application. Once your project has been received, it will be reviewed for the required information, and if the application is complete, your project is sent to the Design Review Board for review. LANDSCAPE UPDATE IDEAL TIME TO OVERSEED LANDSCAPING TIPS brought to you by the Arizona Landscape Contractors’ Association, the Sustainable Landscape Management (SLM) and the Arizona Certified Landscape Professional (ACLP) programs. WHEN IS THE IDEAL TIME TO OVERSEED YOUR BERMUDAGRASS LAWN WITH PERENNIAL RYEGRASS? Grass seed germinates faster and grows stronger when the planting season aligns with the natural germination and growth processes of the plant. The influences on germination and growth include both environmental conditions (which the turf manager controls to some degree) and inherited influences in the seed. Perennial ryegrass seeds have a very quick germination rate, (the seeds should germinate within 5 to 10 days) so if the temperatures are right and the water and seed‐soil contact are there, the overseeding operation should be successful. • Air temperature‐wise, overseeding should be done when the daytime temperatures are 80‐85°F and the nighttime temperatures are 55°F. weather.com provides monthly high and low temperatures for Phoenix and Arizona over a three‐year period. Last year, 2020, these ideal temperatures did not happen until the last week of October. This year, 2021, the prediction for the ideal temperatures occurs the third week of October. Check the weather over the next few months to schedule the best time to start the overseeding process. • The soil temperatures should be between 50°F and 65°F. An inexpensive soil thermometer, available at most garden stores, can help eliminate the guesswork. Check the temperature six inches down into the soil. • Sowing the seed too early in the fall shall result in poor germination, birds feeding on the seed, increased competition from weeds and slowing of the bermudagrass dormancy. • Sowing too late in the fall, may slow germination as well as growth and establishment of the seedlings and the first frost may damage or kill them. Proper soil preparation is also key to the germination process. Much of the initial growth of new grass seedlings happens underground, where it cannot be seen. The seeds must come into contact with the soil so that new roots get seedlings firmly established. With the challenging climatic changes occurring in our area today, flexibility in adjusting the dates for turf overseeding are key to not only a successful operation but to saving money in labor and seed if multiple visits are necessary to achieve an acceptable lawn. Fall also brings a full calendar of community events, including several of our most popular signature events that were cancelled due to the pandemic in 2020. This month, we’ll be rockin’ the ranch with a Concert by the Silos on September 23 featuring the band, Outside the Line. Outside the Line is a funk, dance, and Motown band with an extensive repertoire spanning the 60’s, 70’s, 80’s through today. Residents of all ages will love this band!
