900 Seat Theatre & Concert Hall • The new TLT Concert hall & Theatre is a purpose built, state of the art 900 seat theatre that will stage a variety of performing arts and commercial events. • Features include: – One of the largest stages in the country – Ample Free Parking – On Line Booking System – Comfortable Spacious Seating – Intimate venue with great stage line of site – Wheelchair Access – A baby grand piano – Underground dressing rooms & green room – State of the art lighting sound system – Fully bar facilities – Snack & sweet shop – Wi-Fi facilities – Retractable seating for stand up performances • There is an overall capacity for up to 1200 persons and maximum seating capacity for 900. • The theatre includes a school of music, rehearsal rooms and other purpose built ancillary facilities. 2 www.thetlt.ie
WHY DOES DROGHEDA NEED A 900 SEATER THEATRE? • There is no other operation of this type in the immediate area - live entertainment available in Drogheda is limited to local clubs and bars. • The new 900 seat theatre offers high-quality and affordable live entertainment in a brand new state of the art, purpose built facility. • It will bring live entertainment to those in the north-east who would otherwise travel to other cities/towns for such enjoyment. • It will provide a rewarding work environment for performers and employees, an excellent return to its investors and will offer entertainment events to be remembered. • The Leddy team will stage cutting edge and diverse theatre and music events alongside local talent. • The purpose built venue will attract a diversity of performance type and culture both from within Ireland and around the world. SOCIAL & ECONOMIC IMPACT OF A 900 SEATER THEATRE • Artists, performers, actors, musicians and patrons in Drogheda and the North East now have access to world class facilities. • Increased bed nights in hotels and B&Bs due to shows & conference hire at the theatre.This will lead to increased spending power in Drogheda. • Employment in the area will increase due to job creation. – 6-10 direct new jobs created in theatre – Indirectly the increased spending power in Drogheda will lead to job creation. • Increased integration into the community of foreign nationals due to diverse multicultural events on offer at the proposed theatre. 4 www.thetlt.ie
SOCIAL & ECONOMIC IMPACT OF A 900 SEATER THEATRE • Increased confidence in the area. – The venue has quickly become an entertainment "hot spot" in the North- East with national exposure. • Drogheda Pantomime Society, Drogheda Musical Society and many similar local arts societies now have a permanent base. • Charity – Drogheda Pantomime society raised over €250,000 over 10 years for local charities in a smaller venue (400 seat). Our new 900 seat venue has meant greater results. – Local artists performed in the first show at the new theatre in September 2009. 5 www.thetlt.ie
AN ATTRACTIVE INVESTMENT • This purpose built state of the art theatre to date has cost over €3.5 million. • We now have a short fall of approximately €150,000. • The Target is to have the theatre used by professional performers 3-4 times per week. • Minimum investment is €10,000. • Investment period of 10 years. • Annual return of €2000 per year per investor. • 100% return on investment at the end of 10 years. 6 www.thetlt.ie
AN ATTRACTIVE INVESTMENT • Revenues projected in this plan are based conservatively on an average of regular shows per week and a minimum of special events. • Over 50,000 people have already attended shows at The TLT since it’s opening in September 2009, and we hope to increase this to 150,000 per year. • In addition to revenues generated by regular showcases, the facility will be marketed to large businesses for special corporate events and will be available for special private event scheduling. • Other revenue producing operations will be added later, such as audio and video recording services. 7 www.thetlt.ie
AN ATTRACTIVE INVESTMENT • Target Audience: The Ideal Location - Drogheda has a population of 28,973 (2006 Census). Within a 20km (12mls) catchment, the population is 104,821 while 60kms (37mls) encompasses a population of 1.7million. • One of the conductors of the RTE Concert Orchestra has shown an interest to using The TLT venue. • Since we opened in September 2009 we have already featured shows such as Sharon Shannon, Mundy, Paul Brady, Tommy Tiernan, Tommy Fleming, Shane Mc Gowen, Gilbert O Sullivan, The Furey’s, Brendan O Carroll, The High Kings, The Three Tenors, Deirdre O Kane, Brendan Grace, Keith Barry, Pat Short, St. Peters Male Voice Choir, Drogheda Pantomime Society and many more. • In April of this year The TLT hosted The Irish National Guitar Festival 2010. Guitarists from all over the world ascended on Drogheda and the TLT for 5 days of guitar heaven. • The Leddy team have already developed a working relationship with Aiken Promotions & MCD. 8 www.thetlt.ie
DROGHEDA THE IDEAL LOCATION • Modern Drogheda is the most rapidly developing town in the country. Drogheda has a population of 28,973 (2006 Census). Located within 20 minutes of Dublin International Airport and in the Dublin commuter belt (with 20,000 commuters each day) the town while maintaining its own clear identity has become part of the Greater Dublin Area. • Within a 20km (12mls) catchment, the population is 104,821 while 60kms (37mls) encompasses a population of 1.7million. • The town is located on the M1 Motorway just 50kms (30mls) north of Dublin’s city centre within easy reach of all the facilities of the Capital. The M1 motorway has significantly decreased traveling times between Drogheda and Dublin /Belfast, and there are also regular bus and rail services linking to the capital. • Located in the Dublin catchment Drogheda provides easy access to 5 major universities and 5 Institutes of Technology with a student population of over 50,000 9 www.thetlt.ie

Irish National Guitar Festival 2010 In April of this year The TLT hosted The Irish National Guitar Festival 2010. Over the space of 5 days the TLT played host to some of the world’s greatest guitarists including Paul Brady, Preston Reed, Grammy Award Winner Ed Gerhard, Eduardo Niebla, Freddie White, Andy Irvine, Steve Fairclough, Alex Hutchings Jimmy Smyth and many more. The festival drew crowds from all over Ireland and Europe and the event was covered by many media networks including RTE, TV3, 2FM, Radio 1, Today FM, Spin103, 98FM, Country Mix, LMFM, Star Newspaper, Independent Newspaper, Irish Times and many more. 16 www.thetlt.ie
