Please keep in mind, all improvements, repairs, and remodels (such as painting, decks, fences, trees and bushes, replacement roofs, swing sets, trampoline, and other erected items.) must be sent to Angela at HPS before the work has begun for the Architectural Review Board. If work is started without prior approval, the homeowner risks being cited for a covenant violation and may be required to alter or remove the changes at additional cost. We know you’ll find our neighborhood is wonderful place to live and we encourage your participation in our activities and functions. TRG O’Neal Village Update Watch US grow! Development of O’Neal Village continues with the clearing of Phase 5. The development of Phase 5 includes 234 lots developed in two (2) sections including 40 Townhomes and 31 homes centered on a unique conservation park. The park will serve a water quality and detention purpose and will add another quality open space feature to the neighborhood. The initial lots will be available to the existing builders of O’Neal Village by late 2021. An updated neighborhood site plan has been completed and highlights all of the phases, existing and planned, for O’Neal Village. This site plan and updated website is designed to highlight the community for potential new residents and tenants. Market acceptance of the community has been evident in recent years by lot and home sales which have been in the top 5% of the Greenville/Spartanburg market. Additional commercial tenants are expected to be announced for the remaining vacant spaces in the retail village. A new commercial building facing the village square is being designed featuring two additional retail/office spaces and two one-bedroom apartments.

Pork BBQ will be provided but we ask that everyone bring a side dish that will feed 10 people. In addition, we need donations of plasticware, plates, napkins, and trash bags. Every- one will need to bring their own tables, chairs, tents, and cornhole or any other outdoor games! Capping the day is the community fireworks display that will begin at dusk. Viewing for the fireworks will be on the hill beside the church and pool because we want to be certain everyone is safe. We have begun raising money for the fireworks. Labor Day Pool Party When: Monday, September 6, 2021 Where: OV Pool Time: 1pm Join us as we honor the original spirit of Labor Day and say goodbye to summer. Give yourself the day off. Don’t go in to work. Shut off your electronics and let’s gather together with a poolside picnic. Subway Sandwiches and chips will be provided. Please feel free to bring badmin- ton, cornhole or any other outdoor games we can share! Bring your Dog to the Pool Day When: Sunday, September 27, 2021 Where: OV Pool Time: 4pm to 6pm, weather permitting Let’s have some doggy fun time on the last day of Pool season! We have permission from the developer and the pool guy to have a Dog Day at the Pool! Fall Fireplace Gathering When: Saturday, October 16, 2021 Where: Wicker Park Fireplace Time: Dusk With all the change, upheaval, and stress in our world right now, we could all use a chance to reconnect with our neighbors, friends, and community. Gathering at the OV communi ty fireplace is the perfect venue to do just that! Feel free to bring your own chairs, blankets, snacks, and drinks! Spooktacular Halloween Bash and Costume Contest When: Sunday, October 24, 2021 Where: OV Creepy Town Square Time: Witching Hours are 2pm to 4pm Somethings brewing, and it will be ghoulishly fun … a wicked good time for everyone! So, fly your broomsticks over to the Creepy Town Square for a Halloween Bash with the neighborhood ghouls. Witches brew and frightful snacks will be served. Whether you are ghoulish, glam or wear a mask, dress up and join our party, that is all we ask! There will be a Costume Contest beginning at 2 pm along with pumpkin painting, face painting, pumpkin ring toss, apple bobbing, a broom riding contest and MORE! Annual Trick or Treat in The Village When: Sunday, October 31, 2021 Where Throughout the Village Time: 6pm to 8pm The Village trick or treat can’t be beat so walk your feet up and down our streets! Come out and enjoy our annual OV Spooktacular Trick or Treat night. See you on the Spooky streets! *Participating Houses please have your front porch light on.
Events Continued Build a Gingerbread House & Visit with SANTA When: Sunday, December 5, 2021 Where: Haven Ridge Church Time: 2 pm to 4 pm Build your own house in OV and get a special visit with Santa! Along with your Mom/Dad (or special someone) come decorate your own OV Gingerbread house together for the Christmas Season! Santa will be in attendance and will be giving out candy canes. (Please remember to bring your own camera for picture taking) Everything you need to build and decorate one Gingerbread House is included. Refreshments will be served including cookies and hot chocolate. This is a registered only event so please be sure to make your reservation ASAP to guarantee your child has a Gingerbread House reserved! Please remember that it takes a lot to put these events together and when we have low attendance, we will not offer them again. Please always let us know you are interested by clicking LIKE/ATTENDING when we post things on OV Residents Private Group on Facebook, Nextdoor and on Facebook so we can get attendance numbers! We judge interest by the amount of LIKES If you do not click LIKE we do not know you are interested. Welcome Committee The Welcome Committee strives to welcome every new family to the community with a face to face welcome that includes a gift bag and an informational package. The community engagement within OV is very strong and we want all the new residents to be aware of the great activities, amenities, and opportunities for community engagement that we have to offer. We enjoy meeting all of our new neighbors and we hope they enjoy living here as much as we do by Brian Elmer therefore, if you know of any new homeowners who moved into the neighborhood and have not been greeted by the committee please reach out to Brian Elmer at belmer@stevensaerospace.com or any of the committee members listed below. The current Welcome Bag consists of a welcoming gifts and gift cards along with community contact information. Thank you for a successful start to our pool season RULES REMINDERS Pool 1. Pool Hours 8 am - 9 pm (or dusk). We do not have a permit for night swimming you can not be in the pool or on the deck past 9 pm or dusk. by Ashley Nye 2. Please DO NOT put furniture in the pool. As well, please put furniture back where you found it when you leave. 3. Homeowners must be with guests at all times. 4. We have a guest limit of 4 per household. Trey Thomas is our new neighborhood watch chairperson. He is working hard to make sure our neighborhood is Neighborhood Watch safe. Currently he has established a connection with the Greer Police Department's community outreach officer Sgt. Jeff Smith and notified him that we will be establishing a Neighborhood Watch in O'Neal Village. Sgt Smith will be meeting with the HOA board and briefing us on how to properly and effectively setup a successful Neighborhood Watch. Once this is complete an open neighborhood meeting will be held to hand out information and set up block by Trey Thomas captains. Two security lights have been installed, one at the basketball court and one in the lower parking lot. These lights provide better visibility in blind spots by the pool where suspicious activity has taken place in the past. No trespass- ing signs have been added as well as a safety chain and poles in the lower parking lot. The chains are locked at 9PM every night and unlocked every morning. If you plan to play basketball past 9PM, please park your car on the road outside of the chain or you will be asked to move your vehicle. Security camera upgrades for the pool and the surrounding areas are in the works. We are also looking into installing cameras at each of the entrances so vehicles entering and exiting the neighborhood can be monitored and recorded. Semper Fi. That brings the estimated total of home equity to around $23 Trillion with the average homeowner gaining $34,000 of equity as it was in 2020. Interestingly, the amount of short-term consumer debt is also the highest it’s ever been. If you own a home and haven’t had a mortgage check up in the last 12 months, we should do that as soon as possible. The opportunities are endless (literally), but I have listed a few below. Remember that mortgage rates are still near all-time lows. There are no costs or obligations to have a simple conversation that will lead you to success. With only spending 15 to 20 minutes of your time, it can most likely improve your financial wellbe- ing drastically, but rest assured, we will never recommend anything that doesn’t. • Consolidate into one payment and free up monthly cash flow • Fund major/minor home improvements • Pay for college for yourself or children • Have a down payment to start your rental portfolio • Leverage the equity at low rates to buy long-term appreciating assets • Buy a vacation home • Eliminate PMI Let’s see what your options look like.
