DIRECTIONS Driving into St Andrews on the A91 turn right at the roundabout onto the A915 (City Road). Continue straight on at the first roundabout and turn left at the second roundabout, going under the West Port arch and into South Street. Queens Gardens is half way along South Street on the right hand side. Queens Gardens is now a one way street and has pedestrian but not vehicular access from South Street. To reach the Queens Gardens by car continue along South Street to the mini roundabout. Turn right into Abbey Street, first right into Greenside Place and immediately right into Queens Terrace. Continue along Queens Terrace and turn right into Queens Gardens. 10 Queens Gardens is half way along on the right hand side. SITUATION Queens Gardens is a terrace of houses off South Street in the centre of St Andrews. The houses overlook their own private gardens on the opposite side of the street. The property is in the heart of the historic town with all the shops, hotels, restaurants and recreational and cultural facilities nearby. These include a cinema and The Byre Theatre. The house is also within easy reach of the University, the Royal and Ancient Golf Club and the world famous Old Course. St Andrews is renowned worldwide as the ‘Home of Golf’. The Old Course is a regular host to the Open Championship which will next be held at St Andrews in 2022. There are six further golf courses run by the St Andrews Links Trust, in addition to the many other golf courses in the area including the Duke’s Course, two courses at Fairmount, St Andrews Bay, Kingsbarns and Dumbarnie. The University of St Andrews , founded in 1413, is Scotland’s oldest university and is the third oldest in the English-speaking world. The town provides state schooling at Madras College which is going to move to a new site to the west of the town. There is private schooling at St Leonards and The High School of Dundee is also within easy reach. Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport is 50 miles away. DESCRIPTION Queens Gardens is a terrace of houses believed to have been built by John Milne between 1859-69 and is constructed of ashlar stone under pitched slate roofs. It is Listed Category ‘C’ and is within the St Andrews Conservation area. 10 Queens Gardens is in the middle of the terrace. It has a bigger footprint than most houses in the terrace having rooms either side of the front door. The house retains a wealth of period features such as fireplaces, cornice work, widow shutters and timber work. It requires modernisation but offers a lot of potential. Other houses have expanded their accommodation into the attic by adding dormer windows and have built extensions into the garden.
The front door has stone carvings around. It gives access to a vestibule and hall with a sweeping stairway to the upper floors. Off this hall is a sitting room which has a fireplace with a stove and cupboards under the windows. There are two bedrooms both with fireplaces and there is a shower room under the stairs. The kitchen faces east into a courtyard. It has wooden units, a two oven Aga and gas cooker. Adjoining it is a utility room with a door into the courtyard. It is plumbed for a washing machine and has a Belfast sink and boiler cupboard. Beyond the utility room is a sun room with windows on three sides and double French doors to the garden. The stairs sweep up to a first floor landing with a cupola giving natural daylight. Off this landing is the beautiful Drawing Room which has two large windows overlooking its garden opposite and a fireplace with a stove. Also on this floor are two further bedrooms both with fireplaces and a family bathroom with both bath and shower. A door from the landing leads to narrow stairs up to the attic floor. The ceilings are coombed and the low ceiling height does not meet modern building regulation standards. There are two large bedrooms, a store room and a bathroom on this floor. OUTBUILDINGS Off the courtyard outside the utility room are two stores used as a garden store and coal store. GARDENS 10 Queens Gardens has its own gardens on both sides of the house with fruit trees in both. The garden adjoining the house is walled and has a central lawn with a tree at the end and herbaceous borders either side. There is a paved terrace outside the sun room and a paved courtyard. On the opposite side of the street is the formal garden with an arched, metal gateway. There is a central path with plants and lawns either side.
