       able to admit any non-bidders to our auctions but all non-

2.     All bidders attending the auctions must remain for the

3.     Please use the sanitiser stations located at the entrance and
       exit of the auction and ensure you are wearing a face covering
       at all times.

Auction information

AUCTION DOCUMENTS
The auction contracts, answers to preliminary enquiries and local search will be available
from the agents’ office for inspection during the two weeks prior to the auction or
otherwise by arrangements with the vendor’s solicitors. The contracts of sale will be
available for inspection at the vendor’s solicitors, in the two weeks prior to the auction.
Auction packs will be available from the vendor’s solicitors. The contracts will not be
read at the auction. Intending purchasers will be presumed to have full knowledge of the
properties and the contracts.

Please Note: Search fees paid by the vendor’s solicitors in putting together the auction
documents will be payable by the eventual purchaser over and above the purchase price
for the property.

GUIDE PRICES AND RESERVES
Where a guide price (or range of prices) is given, that guide is the minimum price at
which, or range or prices within which, the seller might be prepared to sell at the date
of the guide price. But guide prices may change. The last published guide price will
normally be at or above any reserve price, but not always - as the seller may fix the final
reserve price just before the bidding commences.

CONDITIONS OF SALE
If you buy a lot you will sign a sale memorandum under which you agree to be bound by
the conditions of sale that apply to that lot. These conditions are:

•   General conditions that apply to all lots
•   Any extra general conditions in the catalogue or addendum
•   Special conditions that only apply to the lot you are buying (and which may vary the
    general conditions.) The conditions are legally binding

REGISTRATION FOR BIDDERS
Please note all bidders will need to register with Kivells on the night of the auction
and in so doing will be required to provide two forms of ID, one government issued
photographic identity (driving licence, passport) and a utility bill addressed to them
at their home address, dated within 3 months of the date of the auction. For further

BUYERS AUCTION FEES
All successful buyers at Kivells’ Property Auctions should note that on exchange of
contracts, a Buyer’s Auction Fee of £750.00 plus VAT (Total: £900.00 inc. VAT) is payable
to Kivells.

current listings and to find further information about our auctions.

Legal Documents
By clicking on ‘Legal Documents’ within a property listing you will be redirected to a
page with a list of auction properties. Click on the property you are interested in and
you will be able to view extra information including the brochure and location map. The
‘Download Legal Documents’ link will take you to our Auction Passport site where all of
the legal documents are held. You will need to sign up to access these documents.

Register to Bid Online
Bidding online is easy, to register you will need to follow these simple steps:
1. Click on the Online Bidding Registration button below to download an Online Bidder
Registration form
2. Complete this form and return it to us with you ID…
3. Provide 2 forms of ID to allow you to register to bid (see Notice for ID requirements)
4. You will be emailed your log-in details as soon as you are registered on the system (this
can take up to 48 hours)

Once you have completed this you are good to go!

Bidding
1. On the day and time of your auction, click the ‘Online Auction’ button below which will
take you to the live auction
2. Follow the instructions in the Online Bidding Instructions PDF to bid on your lot

Please note, bidder registration will close 48 hours before the start of the auction, after
this you will no longer be able to bid online.
