The referenced plans are approved when the RiverWalk Architectural
Review Committee (ARC) indicates its approval by signatures below
and the Association Treasurer, by signature below, has verified that all
assessments due from the property have been paid.

A copy of the approval will be filed with the Association Treasurer and
will be retained with the construction bond deposit.

The Construction Plans will become the property of the ARC to be used
as a reference during the construction process.

Revisions of the plans which will alter the outside appearance of the
home, as well as the addition of Pools, Storage Buildings, Parking
Areas, Fences, Lawn Accessories etc., must be submitted to the ARC
for review.

Before construction starts, gravel shall be placed anywhere vehicles
will drive or park at the construction site. Additional gravel must be
added as needed to prevent mud from being brought onto RiverWalk
roadways by vehicles visiting the construction site. If mud and debris
from the construction site is not cleaned off RiverWalk roads before
homeowner's contractor departs for the day, the homeowner is held
responsible and shall reimburse the RiverWalk HOA for its expenses to
clean or repair the roads.

A trash dumpster and portable toilet must be on site before any
construction begins. The exterior of the construction site shall be kept
orderly and clean during construction. No trash is to be thrown or left

on the ground. The jobsite shall be rid of any trash and construction
debris each day and again before owner occupies the home.

Construction must begin within one (1) year after RiverWalk ARC
approval of the construction plans. If construction does not begin
within one (1) year after approval, the approval is null and void and the
plans must be resubmitted to the RiverWalk ARC for approval under the
Declarations of Covenants, Conditions, and Restrictions of RiverWalk
Subdivision that are in affect at that time.

The Homeowner or Builder shall notify the Board of Directors of the
date of the building permit issued by the county. The period of
construction of the home will use this date or the date of this Approval
Letter, whichever is later, to calculate the period of construction. A
copy of the building permit is to be sent to the ARC for record keeping.

Erosion controls shall be in place during grading.

The ARC will make periodic checks during the construction (at a
minimum of every two months) to monitor progress on the home and
compliance with the approved plans.

Construction must be completed within one (1) year subsequent to
commencement of construction.

The Homeowner shall discuss undue delays in the construction process
with the RiverWalk Board of Directors.

100% of the construction in accordance with the submitted plans must
be completed before occupancy or before return of the construction
bond.

Disturbed right of ways must be regraded and seeded before owner
occupies the home.

The Homeowner shall notify the ARC when construction has been
completed. The ARC will then notify the Board of such completion and
indicate the disposition of the construction bond.

Be advised that the RiverWalk entrance gate remains open for only 30
seconds. Do not attempt to go through the gate while it is closing, or
after one or two vehicles or one vehicle pulling a long trailer have

passed through. The homeowner is responsible for any damage to the
entrance gate caused by the homeowner, the homeowner's visitors, or
the homeowner's construction workers, and repairs will be charged to
the homeowner and reimbursed by the homeowner to the RiverWalk
Homeowners Association.

The Homeowner is expected to comply at all times with the RiverWalk
Subdivision Covenants and General Use Restrictions. A copy can be
found and downloaded from the RiverWalk Website
http://www.lookoutriverwalk.com. Some of the Covenants and
Restrictions, but not intended to be a complete list, are attached.

OF COMPLIANCE EXPECTED FROM THE HOMEOWNER. THIS LIST IS NOT INTENDED
TO BE A COMPLETE LIST. PLEASE REFER TO THE RIVERWALK SUBDIVISION
COVENANTS AND GENERAL USE RESTRICTIONS FOR AN INCLUSIVE LIST.

No building, fence, wall, pool, outbuilding, driveway or any other accessory feature
to the dwelling or any structure upon any lot shall be commenced, erected, placed,
maintained, or altered on any lot until the complete Construction Plans are approved
in writing by the ARC.

Exposed exterior walls composed of the following materials shall be prohibited:
concrete block, imitation asphalt brick, imitation asphalt stone siding, tar paper.

No obnoxious trade or activity shall be carried on upon any lot, nor shall anything be
done thereon which may become an annoyance or nuisance to the neighborhood.

No animals or poultry of any kind may be kept or maintained on any lot except a
reasonable number of dogs and cats and other indoor household pets. Each owner
must see to it that all of the owner’s dogs are kept on the owner’s property unless
leashed.

Bottled gas containers and oil tanks shall be screened from public view.

There shall be no above ground swimming pools, unless approved by the ARC.

Trash, garbage, and other waste shall not be kept, except in sanitary containers
screened from view of all roads, all other lots, and from the Common Property.

No outside clothesline shall be permitted. No satellite dishes shall be permitted
unless concealed from view from all lots and open spaces. The design of such
enclosures must be approved prior to erection.

Unless located within enclosed garages, no large boats, and/or boat trailers (over
28 feet in length), travel trailer, motor home, tractor trailer truck, or any other
such vehicles shall be kept or maintained or located upon any lot.

Boats and/or boat trailers less than 28 feet in length must be stored behind the
building set back line.

Large trucks shall not be parked on a regular basis within this Subdivision.

Except within the building site or within 20 feet of the main dwelling, no trees of any
kind in excess of 6 inches in diameter at ground level may be removed from any lot
without prior approval of the ARC.

4. The type of material and color that will enclose/encase the chimney must
be stated. Only brick, stone, wood, or vinyl are allowed and must be
appropriate to the exterior of the house.

5. It must be stated whether a propane tank will be installed and, if so, how
tank will be shielded from view.
