Dear Homeowners,
On November 16, 2021, the Finance Committee on behalf of the Board of Trustees, presented the 2022 Four Seasons at
Mapleton Operating Budget.
The budget was drafted and recommended to the Board of Trustees by the Finance Committee, consisting of financially
astute residents, who work with the Board Treasurer in monitoring our finances.
As a result of increasing costs, the Association fee will be raised to $257 per month,
effective January 1, 2022.
The operating budget was developed to enable the HOA to service our community based on actual expenses and
updated reserve expectations.
Our goal in developing and maintaining this budget was to provide realistic projections of expenses based on our past
years' experience. Our intent is to create a budget that will allow us to operate in a fiscally responsible manner.
As part of the budget process, we engaged in an extensive bid and proposal process in selecting our vendors. We have
aggressively negotiated and re-negotiated our contracts with these vendors. The vendors we have chosen have also
been engaged to work with us on cost containment measures wherever possible.
Your Trustees, with the support of the Finance Committee and our management company, made every effort to create a
realistic budget. We continue to strive to be financially secure as market conditions evolve.
Association fees are due and payable on the 1st of each month. Payments received after the 15th of the month will
incur an automatic $25 late charge.
We encourage all homeowners to consider a regularly scheduled automatic payment. Application to enroll in automatic
payments may be found on the community website, www.fourseasonsatmapleton.com or obtained from Management.

- Direct Debit via Premier Management– The amount will automatically adjust.
- CIT - YOU will need to change the amount being sent. Log on through CIT:
https://propertypay.cit.com/ or contact CIT directly at 866-800-4656.
- YOUR OWN BANK - YOU will need to change the amount being sent -please log on to your own account
via your bank’s website.
If the full amount is not paid, you will be subject to late charges which will accrue if unpaid.
We recommend you register to receive your monthly statement electronically (via email) as indicated on the top right
corner of your monthly statement. Log onto; https://www.estmt.net/Home/Index?ReturnUrl=%2f and input the unique
“Registration ID” (located in the same area on your statement). This is a $4,000+ annual savings.

Sudoku requires no calculation or arithmetic skills. It is essentially a game of placing numbers
in squares, using very simple rules of logic and deduction.
The objective of the game is to fill all the blank squares in a game with the correct numbers.
There are three very simple constraints to follow. In a 9 by 9 square
Sudoku game:
• Every row of 9 numbers must include all digits 1 through 9 in any order
• Every column of 9 numbers must include all digits 1 through 9 in any order
• Every 3 by 3 subsection of the 9 by 9 square must include all digits 1 through 9
Every Sudoku games begins with a number of squares already filled in, and the
difficulty of each game is largely a function of how many squares are filled in. The more
squares that are known, the easier it is to figure out which numbers go in the open squares.
As you fill in squares correctly, options for the remaining squares are
narrowed and it becomes easier to fill them in.
