Welcome to The Neighborhood! Dear neighbors and friends, we have reached the end of 2020! I say that with a sense of relief and expectation. Relief to see this incredibly challenging year come to an end and expectation of what 2021 will bring. Will it be any different? 2020 wasn’t all bad. It certainly brought many more wonderful people to our development. And a return of some old neighbors. Yes, Del Webbers return after leaving. Stay tuned to find out their reasons why during our first Social in January (January 19th). This year also showed us that we can overcome almost anything! When the clubhouse closed, look how many of us took to the streets to walk and bike for exercise. It brought about a new sense of community; Fran and Mike Farrell opened up their driveway for people and pets to take a break, grab a drink and just catch up in their CHAT ROOM. So Covid wasn’t all bad. As we go into 2021, with our masks making a fashion statement, we will continue to jell as a community. All residents, no matter how long they have lived here, will work together to make this community a unique, friendly place to live. We will continue to find innovative ways to gather safely and have fun. We’ll share in each other’s lives and continue to make new friends each week. The Always Welcome Club expects to be doing virtual Socials for the foreseeable future but meeting online isn’t necessarily a bad thing. You can hang out at home with your pets and residents who are out of town can still participate. We’ll continue to share information about the Central FL area, which we now call home, so that we can venture out as often as we each feel safe. No matter how long you have lived here, I encourage you to join our Committee to be part of the solution, and log into our Socials to be the welcoming face of Del Webb. This networking group will be the difference between someone saying “I don’t know who lives on my street” and “I have 900 friends in my neighborhood”. STEPHANIE ACKLEY TAYLOR, LCAM Assistant Community Manager Hello Del Webbers and Happy Holidays! I trust everyone had a good Thanksgiving holiday (even though it may have looked a lot different this year for most of you) and am sure everyone is ready for the final month of 2020! What a year it has been….we have had a lot of trying moments this year but I truly hope it can end with a sense of hope and faith for a wonderful 2021. Now, let’s talk about the fun stuff, shall we? What is my favorite part of any holiday? You should all know this by now…the food of course! I trust that everyone’s diets are out the window at this point. From turkey and ham and pies and cookies, and casseroles, it is really hard to pin point which is my favorite (It’s the pumpkin pie I think) so instead of giving you a food recipe this month, I thought I would give you a beverage recipe. If you have not tried mulled wine yet, you are missing out. Best holiday beverage by far. Here is what I do. Let me know if you try it (oh, and drink responsibly of course): Ingredients: 4 Cups Apple Cider 1 Bottle (750ml) of your favorite red wine (I usually pick a Cabernet) ¼ cup of honey 2 cinnamon sticks 1 orange, zested and juiced 4 whole cloves 3 star anise Combine all of the ingredients into a sauce pan and bring to a boil for 10-15 minutes. Yariel Moyet, Lifestyle Director Where to begin.. This will be my final publishing of The Breeze. The absolute 1st thing I feel the need to address is my gratitude towards the CAC . (Communications Advisory Committee) For the amount of time spent meeting with me and helping to assist me in adding new features to the Breeze , Thank You Very Much. Thank you to the CCAC. (Chartered Club Advisory Committee) For spending time with me throughout the year, helping me to prepare for that special day, when the clubhouse doors would finally open. Thank you to the management, for extending to me a helping hand throughout the year. I came to this community fresh out of the entertainment industry and they really took the time to help me during the shutdown this year. Throughout my life I have been lucky enough to travel all over the world, providing entertainment to countless people. The chapter that unfolded whilst being a part of this community has taught me a lot of really important lessons that I will take to the next chapter. Though the pandemic reigned in the majority of 2020, I’m glad I still was able to connect with a lot of you and the employees that serve this community on a daily basis. I was able to put together some really fun events and even laugh at myself at some of them. With open arms I embrace the moments I have had here at DWO, and take them with me as I make my departure with this wonderful community. 2021 is going to be another opportunity for all of us to recognize each other in a new light. In fact, every- day that we open our eyes to a new day we are welcomed with the touch of more opportunity. A new day to me, means I have another chance at making someone smile. Tennis Club Volleying for great fun and comradery, the DWO Tennis Club is back in the swing, resuming official club play on Tuesday, December 1st. Club member, Sheldon Cramer, encourages all skill levels to come out and get involved. “The courts have been beautifully restored and the weather has been picture perfect for tennis! It’s great to see more neighbors joining the team!” Keeping safety prioritized, the club has implemented USTA "Playing Tennis Safely" guidelines for physical distancing and hand sanitation. They also comply with DWO HOA restrictions of no more than 8 players on the courts at a time. Courts are reserved for club play on Tuesdays, Thursdays and Saturdays from 9 am until 11 am. Annual dues are just $10 per person. All participants are asked to bring a racket, mask, hand sanitizer, and a pen to sign-in. Tennis balls are provided during club play. BY TERRY MILLER Are you in a Book Club? Are you an avid reader? Do you have a recommendation you would like to share? Don't be shy, I know you were reading your way through lockdown. I am in a Book Club and have enjoyed it immensely. The lively conversation and different points of view really enhance the discussions. And of course the snacks add a little flavor. I think what I have taken away from a Book Club, is I am reading books I never would have read. COMMITTEE NEWS Safety, Security and Health Advisory Committee Golf Cart Insurance Did you know that Del Webb Community Rules and Regulations require that Liability Insur- ance must be maintained on all golf carts? And that owners will be personally responsible for the conduct of anyone operating their cart, and for any damage caused by its operation on community property? Or that children under the age of 16 are not permitted to drive a golf cart on community thoroughfares? When we take ownership of a golf cart at DWO, these are the rules we must follow. Do you have Liability Insurance on your golf cart? Let’s review. Insurance coverage for “basic” golf cart usage is similar to the “automatic” coverage for a riding mower; it may already be covered under your homeowner's policy. A riding mower doesn't have to be registered, you don't need a license to drive it, and you only use it on the grass. But this DOES NOT describe the use of golf carts in DWO, and, in most cases, the “automatic” coverage for golf carts on the Homeowners policy is extremely limited. Many homeowners’ insurance policies do not cover golf cart accidents UNLESS they occur on a golf course or on your own property. If you have a golf cart covered “automatically” on your homeowner’s policy, carefully read the policy because you may find that the most you have is “basic” coverage. Here are our suggested ways to properly insure a golf cart used at DWO: 1. Some insurers offer a "beefed up" addition to the homeowner's policy called a "Golf Cart Endorsement." It provides protection from liability and physical damage to the cart, and may cover theft, vandalism and other costs. However, the endorsement is usually VOID if the cart is: Driven anywhere but within the boundaries of a recognized retirement or limited access community, on a golf course, or travelling to and from a golf course. Driven by someone not licensed to drive a private passenger vehicle 2. Some insurers will endorse an Auto policy to add the golf cart to the policy, similar to a second auto. It might also qualify you for a "multi-car” discount. The coverage would be si- milar to that carried on your other insured vehicle(s). 28
COMMITTEE NEWS 3. There are many insurers set up to issue a separate policy for golf carts. Companies doing this that you may recognize include Geico, Progressive or Hartford. It's a special policy for golf carts, similar to an auto in- surance policy (but cheaper). You can purchase protection for: Bodily injury liability if you cause injury to another person. Property damage liability if you damage another person's property. Collision costs if you collide with another vehicle or object, and it doesn't matter who caused the collision. Other (comprehensive) damage to your cart from fire, theft, or anything other than a collision -- like wind damage or hail. Finally, an umbrella policy provides extra liability insurance that goes above and beyond your homeowners and auto insurance limits of liability. It can help protect you from expensive lia- bility claims associated with your golf cart. Umbrella policies have the advantage of providing high limits--from $1 million up to $5 million, depending on what limit you choose--at a fairly low price. While some owners seem to think they are overpaying for their golf cart insurance, insurers say the vehicles are a lot more dangerous than people think. Most golf carts are designed to operate at about 15 miles per hour. For this reason, golf carts are not required to have some basic safety features that we all take for granted in our cars--like seat belts and doors. Also, golf carts perform poorly in crash tests. They have high centers of gravity and are prone to tipping. The impact of a crash on passengers and pedestrians can be deadly. In addition, on golf courses, drinking is sometimes involved, ratcheting up the danger. Costs to insure golf carts can vary greatly by company so it pays to shop around. As with Auto or Homeowners insurance, the best way to purchase golf cart insurance may be from an agent or insurer with which you already do business. Give your agent or company a call and ask them how they insure golf carts. DWO requires your golf cart have Liability Insurance so if you need it, shop soon. Drive safely. Safety, Security and Health Advisory Committee 29
COMMITTEE NEWS Transition Committee In August of 2019 the Board of Directors established the Transition Committee. The Committee, through the excellent work of over 23 dedicated volunteer residents, developed a comprehen- sive set of documents and recommendations. These documents established a solid foundation for a successful transition from the Developer to the Del Webb Home Owner Association. In October, the Board of Directors revised the Committee and approved a post turnover Transition Committee. This Committee’s focus is to advise the Board on items or concerns related to the transition from the Developer to homeowner control of the Association. This includes items related to potential construction items and legal requirements as related to the turnover. The Committee is also responsi- ble for working with external experts that may be called upon by the Board to address turnover con- cerns. The Committee is using the documents and recommendations which were developed by the initial Transition Committee, along with the Engineering Report and other documents from the Developer to evaluate the progress that is being made as we travel down the transition path. We are making recommendation to the Board where we believe additional concerns need to be addressed by the De- veloper and/or concerns that may be identified by members of the Community. We can report that the Developer is actively engaged in starting to address many of the most glaring items which were identified in the Engineering Report. They have started, or will soon start correcting the sidewalk and pavement items, Del Webb Orlando fountain renovations, and the Clubhouse roof project. Additionally, many smaller items in the report have already been addressed. The Post Turn- over Transition Committee will continue to aggressively support the Board’s efforts in completing the transition until the transition has been accomplished to the Board’s satisfaction. Community Guidelines Committee The Community Guidelines Committee mission is to ensure that DWO has sus- tainable rules and regulations to reflect the mission and governing lifestyle val- ues. The recently revamped Committee will do this through review of the ex- isting Rules and Regulations governing the Community, soliciting feedback from DWO residents, and exploring other 55+ communities and will then make recom- mendations to the Board. The Committee is in the process of reforming under the new Charter and will begin regular meetings soon. 30
COMMITTEE NEWS Architectural Review Committee What? Where? Who? Your Architectural Review Committee Really Needs to Know! The volunteer members of the Architectural Review Committee work hard to ensure that Del Webb Orlando continues to be a beautiful community for all residents. You already know that any exterior improvement to your home requires ARC approval. You can help to expedite that approval by providing all the details that the committee needs to make an informed decision. For example: if you wish to plant a tree, tell us: What? Tell us what type of tree, the size (1 gallon, 10 gallon), the species. A color pic- ture is helpful. For any application, exact color names, pattern names and pictures are particularly useful to illustrate exactly what you want to do. Where? Mark the spot on your site survey/plot plan. Tell us how far the tree and the bed are from the property lines (by the way, setbacks are 5 feet from the rear, 2 feet from the sides, and 3 feet from the front). Again – a picture of the location is helpful. Who? Who is going to do the work? Provide the landscape company’s name and con- tact info. If you are the DIY type, write in “self”. Last – please do try and attend/call-in to the ARC meeting so that you can answer any questions and the ARC can quickly process your application. All of us can work together to keep our home prices up and community beautiful. Its “easy-peasy” and we thank you! Charter Club Advisory Committee: CCAC The Chartered Club Advisory Committee (CCAC) has been very busy throughout the pandemic, meeting at first virtually, and now in person and has also met numerous times with the Safety, Security, and Health Advisory Committee (SSHAC). In addition to committee members, the Life- style Director and BOD Liaison are also in attendance. Two new members were added to the Committee in September (to replace members leaving). Currently the meetings are not open to other residents due to clubhouse restrictions. The CCAC has spent many hours reviewing and changing the CCAC Operating Manual along with the various club forms in order to make the en- tire manual more user-friendly. This included multiple revisions and input from the HOA Board of Directors (BOD). During this time, the CCAC has also met with the SSHAC to establish recommendations for Chartered Clubs to resume meeting again safely at the clubhouse. These recommendations were presented to the Board of Directors, modified and approved by the BOD, and sent to the Chartered Club presidents. Club presidents then had the opportunity to submit their individual club safety plans and expected numbers of members to attend meetings in accordance with the BOD prescribed room capacities. The safety plans were reviewed with the SSHAC and club presidents notified when they could again meet. Most clubs provided extremely detailed and well thought out safety plans, for which we were very grateful. Some clubs are choosing not to meet at this time for safety reasons. Monthly joint meetings with SSHAC are planned to review additional input from the clubs and to also allow Special Interest Groups to present their safety plans and applications to resume meetings. We are all trying to work together to keep our DWO residents safe and happy during these difficult times. 31 31

SAVE YOUR SWEETHEARTS BREAST CANCER FUNDRAISER It’s time for SAVE YOUR SWEETHEARTS. We have new events planned which will replace our popular silent and live auctions. This fundraiser provides much needed funds for We Care of Central Florida, Project Think Pink. In five years, SAVE YOUR SWEETHEARTS has raised over $100,000 from DWO residents for We Care, a 501(c)(3) organization, to fight breast cancer. Here’s what we are planning for this year’s SAVE YOUR SWEETHEARTS: BOWS! Our popular PINK Bows are back. Hand-made by DWO residents, these colorful Bows can be dis- played on your mailbox, your garage light or your golf cart to show your support of SAVE YOUR SWEET- HEARTS and We Care. The PINK Bows can be displayed starting January 2 through February 15. Bows are for sale now. VIRTUAL BIKE/RUN/WALK! During the week leading up to Event Day, participants will complete a 5K Bike/ Run/Walk in DWO. After registering, participants will complete their 5K in any fashion: all at once or over a few days and then report results. All participants will receive a SAVE YOUR SWEETHEARTS T-Shirt and be rec- ognized by SAVE YOUR SWEETHEARTS and We Care. DUCK RACE! Purchase a Duck for the Duck Race to be held on Saturday, February 13 in the DWO indoor pool. Each PINK Duck will have a number and be eligible to win a prize on race day. The event will be streamed and you will be able to watch in the comfort of your home. There will be prizes for Duck Race winners SONNY’S BBQ! Sonny’s is coming back to once again cater the food. This year, they will set up under the can- opy in front of the clubhouse and diners will “drive through” to pick up their pre-ordered food. All food will be boxed up to be taken home. We are asking our residents to think how you can contribute a small bit of Time, donate a Treasure, or share a Talent for the SAVE YOUR SWEETHEARTS event. Here are some examples to get you thinking of ways that you can contribute: TIME: Offer pet sitting or dog walking; water plants or take in mail for your neighbor who is on a trip; provide car detailing, power washing, computer setup or eBay lessons. I don’t know how many of you remember the magazine Mad Magazine. The star of the magazine was Alfred E Neumann, his catchphrase was ”What me worry!” As most of us are retired the greatest risk to us all is illness and the costs associated with that illness. We all came here to enjoy the peaceful joys of our senior years and the freedoms that we derive from not having to go to work every morning. We do not want to risk that by having huge medical costs that come from those illnesses and the restrictions that come along with those illnesses. We then need operations to fix the problems so that we can get back to those activities that we so long yearned for. What I have been advising those that attend the Financial Education Group is to obtain Supple- mental Health Insurance which covers the costs that Medicare does not cover. While there are costs for this, it is well worth it. For example I have had two major surgeries since I moved here costing hundreds of thousands of dollars but my bills except for the monthly premiums were 0. They also pay all copays when going to your doctors. There are a couple of different types of plans and there are several residents here that can explain the differences to you. But the bottom line is, as Alfred Neumann stated why worry if you don’t have to. This column will cover different financial situations if you find it useful but I will not cover the invest- ment area as this is covered in the Financial Education Group that Ralph Blythe and I Walt Roth do on a monthly meeting which should resume when the Montecito is fully open.
