We are a short-let company specializing in the provision of quality accommodation to language schools and foreign students coming to Malta for internships. Our team manages a wide spectrum of tailor-made solutions that can be inclusive of all bills, cleaning expenses, maintenance and possible unforeseen issues that could crop up from time to time. Unless otherwise specified, we try our best not to place students with others that speak their same mother tongue, thus encouraging the use of English, and thus making integration faster and easier for our clients. Thanks to a wealth of experience in the property and management industry, along with an advanced online system to help manage different requests simultaneously, we guarantee a top-notch service. We offer professional cleaning services on arrival/departure and may also include weekly cleaning, as is the case with the language students we cater for. We also carry out regular inspections on all our properties to ensure that the high quality we have become so well known for is maintained throughout. Moreover, any unforeseen issues related to maintenance or specific requests are usually dealt with on the same day, provided the request is lodged with our team by 1500hrs. In line with our commitment to safeguard our environment, all our apartments have been fitted with energy-saving appliances and all our tenants are provided with recycling bags to help promote the separation of waste. We have also invested heavily in coin-operated meters to ensure there is no unnecessary wastage of electricity. The reason for these ‘green’, Progressive initiatives is two-fold: a sustainable business and an equally sustainable environment. Most of the apartments are accessed by lift Room furnishing - Modern decoration Board Basis - Self-catering Smoking - Smoking is strictly not allowed in the apartment. Climate Control in Bedrooms runs on a pay as you go meter – Optional at a fixed rate: Heating in winter can be used, 20hrs per week are free of charge. Anything over and above runs on a pay as you go meter. In summer, ventilator is provided in every bedroom. A/C is available on a pay as you go meter. Check in Time - 14:00hrs or later. Check out Time - 10:00am Any other arrival before 14hrs will be taken to a recreational area (restaurant, Lido or bar) shuffle services will be provided to their accommodation after 14hrs. Our Taxi Drivers will make sure that all students are taken to their accommodation and safely entered their accommodation. All student departing will be notified a day before via email with the time of pick up and any other addition information. Students who are departing late can stay in the shared areas but must leave the room to be cleaned for the next guest. Accommodation Deposit - Credit card authorization will be taken upon arrival and will be used as a form of deposit against any damages. If you do not have access to a credit card, then a cash deposit of Euros 100 will be taken and returned on departure date (providing no damages have been found) 5
Cleaning JL Properties with their sister company JL Cleaning puts clients rest of mind first and we are aware that cleaning is a priority in this industry. Therefore we have invested in EV 3000i 170° C (340 ° F) hot dry steam means: Fat dissolving… Disinfection; Bacteria eradication; Odor neutralization; Human health and environment protection from chemicals, but above all it is easier, faster, and more ecologicaly clean! All our apartments are cleaned with the EV 3000i. The cleaners will change shoes before entering any apartment they will have a pair of shoes which will be used in apartments only to avoid carrying any bacteria from outdoors. Apartments are cleaned on arrival and once a week, one full clean. In between cleaning, students are expected to keep their apartments in an orderly manner, including washing their own dishes and removing garbage Linen per person - Bed linen, 1 Bath Towel and 1 Small Towel is provided. However, students should bring their own beach towels. Bed linen is changed once a week Laundry - Washing Machine facility is provided in the residence Facilities – Fully equipped kitchen, including microwave. Living and dining area with balcony. Iron and ironing board available in each apartment. 6
JL Properties has introduced the low budget apartments. The low budget apartment will consist of the same standards of apartment. The Student will have a fixed monthly rate excluding bills. Cleaning will only be done prior arrival. The rentals of water, electricity, gas and internet and the consumption thereof of the leased property is to be paid promptly by the student on demand by JL Properties. As the property is a listed as a holiday letting premises, water and electricity will be charged at the government rate for commercial premises. Air-conditioning units are only available on a pay as you go coin meter which is at the expense of the Lessee. No further method of heating or cooling equipment will be provided by the lessor and will be at the expense of the lessee. The clearing of baths, sinks, drains and damage to water heaters as well as any ordinary minor repairs in water, gas and electricity installation up to €58 for every repair are to be borne by the Student. Major repairs shall be the responsibility of the JL Properties unless caused through the fault or negligence of the Student. Before vacating the premises, the Student agrees to the payment of € X amount cleaning fee and dry cleaning, which will be either charged or deducted from the deposit, depending on whether the deposit funds were used up to cover any other expenses. A deposit of one month’s full rent has to be paid on confirmation of the booking & agreement to all the terms and conditions of the contract. The deposit will be refundable at the termination of the lease (and only if they are honored. In case of an early departure, the deposit will not be refunded) and after the room has been cleaned by the housekeeper. Moreover, it will be refunded only if there are no breakages or damages and if there is no balance remaining for any unpaid utility bills. If the damages exceed one month rent the student must pay the remaining balance after calculating the amount of such damage incurred. JL Properties will refund or collect more funds depending on the consumption of bills when calculated at the end of stay. The Deposit shall be refunded via bank transfer to the student designated bank account which shall be communicated to JL Properties at least one week prior to the termination of this agreement. The refund shall be done within a month after the departure. 7
Maintenance Students can report any maintenance issues via Email Info@jlproperties.com.mt . Maintenance personnel work Weekdays between 7:00am until 3:00pm. Service can be guaranteed if reports are logged at reception before 14:00hrs. During Weekends only urgent issues can be reported by calling the Emergency Number. urgent issues; ▪ Power cut ▪ Water leaks ▪ Fire ▪ Lost keys A notice board is placed in each apartment with the following information just in case the students need any assistance. We also have the 24hrs service any queries can be asked during office hours after the phone will be handling only urgent issues as per above. Our help line has custom made videos to assist in any situation. 8

Also note that garbage bags should be placed outside the building on the pavement according to the collection day as shown below. 9
Fuse box: Most of the apartments have the fuse box as you enter the apartment. If there is a power cut; First, check if there is electricity in the elevator or other apartments. Check the main circuit breaker in the apartment (next to the main apartment door in most of the apartments) as per picture below. If all the MCB’s are on (facing up) check the other fuse box which is connected to the main supply this in the common area outside the apartment but in the same building. The power supply you should be looking for is marked with the same number of the apartment. Finally check if the main supply is on. Should be showing the daily consumption and info. 10
Safety. In case of an emergency please follow the Exit sign. Do not use the elevator. Emergency number: 112 In case of a minimal fire problem please use one of the provided products Emergency number: 112 All our apartments have a first aid kit. Some are wall mounted and some are placed in the kitchen visibly. 11
Climate Control (Ac) / Coin meters If the ac is not working first check that the Ac switch is on The coin meter display should be on. If Current Credit is marked €0.00 the unit will not turn on. Please insert coins €1 or €2 to credit the coin meter and the unit will turn on. Coins should be inserted in the coin slot First slot closet to the display is for €1 coins Second slot is for €2. Here you have an example of how the coin meter should be showing if €3 are credit. Please note that the unit requires to be turned on from the remote. 12
