Glasgow is a major education centre with a student

The University of Strathclyde and Glasgow Caledonian
University are situated within the City Centre, together
with the City of Glasgow College, all of which are within
a short walk of the site. The University of Glasgow lies
within the West End of city and is easily accessible via
public transport.
The site lies immediately to the north of Greendyke
Street which forms the northern boundary of Glasgow
Green, the city’s oldest recreational park and therefore
benefits from attractive views overlooking the Park
and the River Clyde. The park is host to some of the
city’s key cultural events including the World Pipe Band
Championships, TRNSMT Music Festival and BBC
Scotland’s Proms in the Park. The location is also home
to the People’s Palace Museum which is situated to the
eastern side of the park and is popular amongst tourists.

The site extends to 1.10 acres and comprises two office buildings
which will become surplus to requirements following the
relocation of the existing occupier.
Building 1 (No. 72) is the former Lady and St Francis Secondary
School, an A Listed building of concrete frame construction
which was built in 1964 and designed by renowned architect,
Jack Coia. The building extends over 3 storeys and basement
and includes a 2 storey projection to the rear. Internally, the office
is fitted out to a fair standard with cellular office accommodation.
We understand that the floor area of the building extends to
approximately 21,850 sq ft.
Building 2 (No.58) comprises a training centre which extends
over 3 storeys with a flat roof. Internally the building is fitted out
to a similar standard as building 1. We understand that the floor

Access to the site is provided from the eastern boundary
via Charlotte Street and leads to a car park capable of

The character of the surrounding area features a mix of
residential and commercial uses and is bound to the north by
rented residential accommodation, whilst the south of the site
is bound by Greendyke Street. The west of the site is bound by
the renowned ‘Homes for the Future’ development, which was
constructed in 1999 and represents a flagship development of
apartments and penthouses which have played a significant
part in the regeneration of the east end of the city. The east of
the site is bound by Charlotte Street, beyond which lies a vacant
development site which is owned in part by Glasgow City Council
and was historically proposed as phase 2 of ‘Homes for the
Future, however remains undeveloped.

Planning
The site is covered by The Glasgow City Development
Plan (adopted March 2019) and is identified as a
Strategic Economic Investment Location and lies with
the Central Conservation Area.
As indicated, Building 1 on the site is A Listed and
development proposals should take cognisance of
Glasgow City Council’s design guidance in
this respect.
A Planning Brief for the site has been prepared by Savills
Planning Team. Should further advice be required in
connection with a planning submission, they can be
