Here, warm beige colors the furniture, and spice orange and brick red are introduced on accent pillows, throw blankets, and mantel accessories. Attributes from nature, such as the leaf accents and wood flooring, continue the fall theme."

MOST OF US HAVE WONDERED at some point Fix it Up if it makes more sense to remodel our existing home or build a new home. There are many factors to consider when de- TIPS FROM A NEW CONSTRUCTION EXPERT ciding to start building a home from scratch or renovate your current home. First, you will need to consider what you are trying to accomplish. Are you looking for more square footage or upgraded systems like electrical or plumbing? Are you ready to change out the color of the granite countertops or add hard- wood flooring? Once you decide on what renovations you would make to your current home, you need to outline your budget for building a new home or how much you are willing to spend on your current home. Next, consult with a local real estate expert on what a new home would cost based on your wants and needs or how much they would suggest investing in your current home. This is a very important part of the process, and you will need to ask yourself how long you plan on living in your current home or the new home. INSIGHTS FROM THE HIKING REALTOR SHOULD YOU MOVE TO THE mountains? So you moved to Idaho and planted yourself in the Treasure Valley. I am sure you’ve heard there is some serious wilderness to explore. Or maybe you are an Idaho native who has been calling our mountains your playground since childhood. The question is would you ever consider owning a piece of Idaho wilderness? Mark Twain said, “Buy land, they are not making it anymore.” A simple and very true statement. What most people don’t realize is there is a lot of land available. Some properties are a few hours drive to mountain towns, some are seriously off the grid, and some properties can be reached in less than 30 minutes. There are quite a few people who work in the valley that reside just outside of city limits. Endless dirt roads and heavily forested terrain giving you a true mountain feel and yet you could be quite close to the city. Whether it is a dream for retirement or one for family get-togethers, Summer vacations, and holidays. There is a property just waiting for you to claim it. So where do you start this new adventure? 20 | FALL/WINTER 2019
1. EXPLORE! Go outdoors and get to know your Idaho wilderness, do what you love and find the best spots to do it. 2. FIND YOUR LENDER. Depending on how much you want to invest into your mountain property can determine what kind of loan you need. It will depend on what it is you intend to do with the land. If it is recreational and you want to set up camp, a simple secured loan from a credit union may be all you need. If you are looking to build a home your loan is going to have more of a process. A loan will be needed to secure the land, then a builder’s loan, and after that you will transition to a mortgage. 3. CHOOSE YOUR REALTOR. You need someone who not only knows the area, but also knows where you can enjoy your favorite outdoor activities . For example, if you plan on fishing, you may want a place close to a river. If you would like to snowmobile or off road on an ATV, land that is bordering State land would be ideal. 4. CONSIDER IF YOU INTEND TO BUILD OR SIMPLY ENJOY RAW LAND. If you are purchasing land for recreational use, finding a property that does not have an HOA or CC&R’s is more ideal, but also your Realtor needs to see how close neighboring cabins and structures are to where you intend to set up camp. Your Realtor should help you pick out a property that gives you the privacy to set up camp, hike and explore without worrying about disturbing neighbors. If you are looking to build that is another story. In most mountain communities HOA’s and CC&R’s are in effect. When building this is a good thing. Mostly because road maintenance is usually included. Having dirt roads maintained year round gives you year round access. You can spend your Summer weekends on the mountain and celebrate Winter holidays up there too. Some subdivisions require you to put in your own well and some have community water. Most all lots will have to have a septic installed. 5. ONE MORE KEY FUNCTION OF YOUR REALTOR, is not just find a lot for sale, but creating one. While there are all kinds of lots, such as building lots, recreation lots, and lots of all sizes, finding the right lot can be tricky. A Realtor who knows these areas also knows that there are a number of lots that are being sold by owner with little to no marketing. In addition, there are many owners who have attempted to sell their properties at one time or another and have allowed them to expire. 6. MAKE AN OFFER. Even though there are so many people who would love to own some land, many fail to take the leap, leaving mountain properties up for grabs. Don’t be afraid to play a little hard ball. You may be the only offer they get unless they want to wait a few more months or even years. Someone who has been trying for that long to sell their property is most likely willing to negotiate. Now that you have found your place in the mountains you are free to take the mountain air, its sounds, and breathtaking views. You can hold onto it as long as you like. Build whenever you want, and know a piece of Idaho wilderness belongs to you and your family for generations to come. Canyon County GONE ARE THE DAYS OF THE SMALL TOWN... bedroom communities of Canyon County. The main cities like Nampa and Caldwell are growing and developing into their own, offering residents an enjoyable experience where they can live, work, and play. Each city offers job growth (think Amazon, JR Simplot, Plexus), master-planned neighborhoods, local restaurants & bars, recreational opportunities, entertainment and concert venues - the list goes on! Even the downtown areas are quickly becoming the most vibrant and upcoming in the Treasure Valley! F OOD MESA TACOS + TEQUILA 1213 1ST STREET | NAMPA Located in the heart of downtown Nampa lies the coolest atmosphere and most creative menu. With fun taco options coupled with agave cocktails, this modern industrial restaurant gives an old town Idaho feel mixed with a downtown experience sure to rival any in the Valley. The 30’ family table down the center provides a true com- munity experience – a play on the name ‘mesa’ meaning ‘table’. This trendy spot is a must! INDIAN CREEK STEAKHOUSE 711 MAIN ST | CALDWELL There’s no experience quite like the Indian Creek Steakhouse experience. The Old West is calling in this incredible downtown area of Caldwell. The traditional taste of hand-cut steaks and seafood are laced with flavor as they sizzle to perfection on an Applewood open flame. The food is not the only reason this place is incredible – take swing lessons, ride the mechanical bull, or enjoy billiards and darts. Longing for the nostalgia of soda pop isles and candies? The Old-Fashioned Candy Shop is the best place to stop for a quick treat and relive the glory days. BRICK 29 320 11TH AVE S | NAMPA Best described as upscale American in an industrial-chic-meets-Idaho-rustic atmosphere. Take the elevator on up to the second floor of the old Masonic Temple and prepare for cuisine to delight even the most picky foodies. Enjoy signature cocktails, fresh culinary favorites and seasonal fares. Idaho is famous for trout and Brick 29 has mastered this local delicacy to perfection. There is a reason why this restaurant has won national accolades and awards! 30 | FALL/WINTER 2019
D RINK PREFUNK 1214 1ST STREET S | NAMPA Idaho is one of the largest producers of hops in the nation and has a pretty spectacular local brewery scene. It’s safe to say – we like beer! And PreFunk just happens to be a local gem! Located near Messenger Pizza in downtown Nampa, PreFunk offers roughly 30 rotating beer on tap. The aesthetic is one-of-a-kind including a penny floor – 50,000 pennies complete the project with a silver nickels in the shape of Idaho and an Idaho quarter marking Nampa’s location. This bar is sure to please craft beer enthusiasts as well as provide an excellent hang-out spot with an urban atmosphere that invites conversation and chill-axing. The growler refill station is an extra bonus! CRAFT LOUNGE 320 11TH AVE S | NAMPA Found your way into a speakeasy lately? Wait! I thought those were a thing of the past once the Prohibition era ended? Not in this trendy area of downtown Nampa! You may find yourself lost and wander into the Janitor’s Closet. If you can locate this retro-style bar, you’ll find a swanky atmosphere and handcrafted cocktails. Stop in for a game of cards, quiet conversation, and to just feel pretty darn cool. ST CHAPELLE'S WINERY 19348 LOWELL RD | CALDWELL From beer to wine, Canyon County offers it all! St. Chapelle’s winery, located in the Snake River Valley region, is not only one of the largest in Idaho, it’s also the favorite! Let’s start with the views! Located on the top of “Winery Hill” this gorgeous spot overlooks thousands of acres of rolling hills adorned with orchards and vineyards. This winery has withstood the test of time, opening in 1975 and perfecting its wines all along the way. The grassy null is the perfect place for summertime concerts, bringing in bands from near and far. The wine tasting room is inspired by Gothic cathedral La Sainte Chapelle in France – greeting visitors with vaulted ceilings, wooden beams, high cathedral-windows, and a bright, airy feeling. REC RE ATIO N LAKE LOWELL 12996 IOWA AVE | NAMPA When you think of Idaho, you may think of mountains, rivers, and lakes. We have it all right here in the Treasure Valley! In fact, Canyon County is home to Lake Lowell and its 20-acre park with BBQ grills, picnic tables, disc golf & story trail. Enjoy a sunny day of boating, swimming, fishing, bird watching, hunting, and hiking in this beautiful Idaho oasis near the US Fish and Wildlife Deer Flat National Refuge. NAMPA GREENBELT 131 CONSTITUTION WY One of the greatest benefits to Nampa has been the development of the Nampa Greenbelt which consists of miles upon miles of walking/biking trails. Currently, the Greenbelt is a bit segmented, however, as the city develops, the goal is for the trails to connect. The Wilson Greenbelt Trail is the most popular & scenic. Enjoy a stroll and see various wildlife such as ducks, geese, hummingbirds, blue heron, and King Fishers. So peaceful and relaxing! OWYHEE MOUNTAINS The Owyhee Mountain Range is still one of the most unexplored regions of southwestern Idaho. The elevation ranges from 2,000 – 8,000 feet and contain some of the most vibrant, red, and epic views. All you have to do is open your eyes to see the magic! The old mining town of Silver City is now a ghost town. Here, visitors feel they have stepped back in US History. The 100 year old Silver City Hotel is almost identical to how it was in operation a century ago with little updates or amenities. Ride horseback through various building sites, old stores, and even some burial sites. If you love history, or just an outdoor enthusiast, this unique area is a great place to explore! 32 | FALL/WINTER 2019
T HI NG S TO D O NAMPA DOG PARK 2ND ST S & E AMITY AVE | NAMPA This six-acre park with a large pond in the middle is the perfect place to exercise and socialize your 4-legged family member! Expansive grassy areas, pathways, water, shade shelters, trees, benches, and swimming make for one heck of a space for your dogs to run and expend energy. There is a large dog & separate small dog area to keep your sweet pet safe and happy. Not only is this park a wonderful, open space for your dog, but also a beautiful place to spend your afternoon. RED HAWK GOLF COURSE 12225 S HUNTERS DR | NAMPA With breathtaking views of Lake Lowell and the Owyhee Mountains, it’s no wonder this 18-hole championship golf course is a favorite for players of all skill levels. The contoured course blends the perfect amount of water, trees, and sand to create a challenging, yet enjoyable experience. The course is a surrounded by one of the most desirable custom communities in South Nampa & a very short distance to Lake Lowell. A true golfers paradise! TERRACE DRIVE-IN THEATER 4011 S LAKE AVE | CALDWELL Yearning to recreate those childhood dog days of summer? Nothing quite like a drive-in movie theater to give you a blast from the past! Pull up in your pick-up, cuddle into blankets & pillows, pass around the popcorn, and get ready for an old school movie – even a double feature! There is a great concession stand if you come unprepared with movie snacks. And although we all love that scratchy sound of the drive-ins of old, the radio transmission is actually quite high-quality. Drive-ins today may be sitting at the edge of extinction. They are part of the old American landscape – no new ones are ever built. This one is just as pleasantly rustic as you'd want it to be, evoking memories of the good ol' days. Lisa J. TIPS ON LISTING THE REAL ESTATE MARKET is different when you’re selling a million dollar home ver- sus a $400,000 home. If you have a high- end property to sell, everything from how Million Dollar Homes you price it to how you market it, and even how you show the home should be at a higher level to attract the right buyer. In the high- er-end price bracket, buyers have a lot more FROM AN EXPERIENCED LUXURY AGENT expectations for what they’ll get, so your listing needs to reflect that. I made quite a few mistakes the first time I listed a million dollar home, but I have defi- nitely learned from them and my listings get stronger each time. There are no guarantees in real estate, but there are certainly things that you can do to make your luxury home stand out even more than it already does to help rope in the right buyer. Here are a few tips for selling a high-end home that can help you edge out the competition. 1. WORK WITH A REALTOR WHO HAS EXPERIENCE IN THE HIGH-END MAR- KET. You’re going to want to be sure to work with someone who has experience and has had success selling high-end homes. Most real estate profes- sionals have areas that they specialize in, so it’s important that yours understands the ins-and- outs of selling a luxury home, especially when it comes to pricing and marketing. 2. BRING IN A PROFESSIONAL STAGER. A very important part of selling a home is staging a home so that buyers can picture themselves liv- ing there. This is especially true in high-end homes that are often customized to individual tastes. While it’s not necessary to strip your home down to its bones, buyers should be able to see the po- tential in it and to view the property without being overwhelmed by your own personal style. Declutter, paint rooms white or a neutral light color and take down personal pictures. 38 | FALL/WINTER 2019
a home, I am selling a lifestyle. Lifestyle videos have been incredibly beneficial for my past cli- ents. They provide buyers with a picture of what their lives could look like in a specific home or neighborhood. 5. MARKET WISELY. When it comes to selling a high-end home, a yard sign and listing it on the mls aren’t going to cut it. Be creative and focus on where Luxury buyers will be looking. Luckily for me, I work with a national brand company that specializes in marketing to luxury buyers, which in return helps me get more eyes on my listings. It takes money to make money, so expect to invest in top-quality marketing materials along with pro- fessional staging and photography. 6. I USED TO SAY SKIP THE PUBLIC OPEN HOUSE, BUT NOW... I used to believe that in order to portray exclusivity when selling a high- end property was by appointment only. Making buyers feel that seeing the property is a privilege. After selling a few high-end homes I no longer believe that. High-end buyers are experienced, knowledgeable and busy. They aren’t committing to the first Realtor they speak to. They are re- searching and taking time to walk through open houses themselves to save time and sometimes money. 7. HAVE YOUR REALTOR DO THE PER- SONAL SHOWINGS… One thing I have found successful in selling high-end listings is doing the personal showings myself. The unique, high-value features of your home and neighborhood are your main selling points. Your Realtor should be walking buyers through your home pointing out all of the highlights or qualities that add value to your home but also be there to help give alternatives to any objections buyers may have. 3. SET THE RIGHT PRICE. Setting the correct price is one of the hardest 8. SOMETIMES OFFERING PERKS… The parts of selling a high-end home. If you price your more value you can offer, the better. WE'RE NOT JUST ABOUT REAL ESTATE. . . WE'RE ABOUT GIVING BACK! We are dedicated to participating in local community volunteer opportunities. Please be sure to share with us if you have any specific interests in this or if you currently participate in any philanthropy. We will do our best to support your cause! As time allows, we will also volunteer for other ventures including golf events, Idaho Foodbank, art supply drives benefiting the WCA, Idaho Humane Society, Family Advocates BabySteps program, etc. We surveyed our agents (12 of 60) at the end of 2016 and nearly 60% of them were already involved with a charitable organization in some aspect. Of those 12 agents, over 440 hours of time was donated to their choice organization in 2016. That’s an average of over 36 hours of donated time per agent in one year. We would love to continue to grow that number. Additionally we will participate in Christmas for Kiddo’s each year. It’s so much fun to pack up presents for those who might not be as fortunate. 40 | FALL/WINTER 2019

If you’re making the move or considering it, our relocation TO KNOW: expert & Realtor, Kerri O’Hara, has some tips to make the process go as smoothly as possible. Know the difference in what each place has to offer. A home is where you sleep, but a community is where you live! 2) KNOW THE MARKET: While there may be 2 months of inventory in Ada County, there may only be 2 weeks worth of inventory in a particular neighborhood. The Boise market saw an 18% increase in home prices in 2018. That trend that is expected to continue in 2019. So what do you need to expect when putting in a offer? How can you make yours the most desirable for the seller? Knowing your competition will help you devise a plan to land your dream home. 3) NEW CONSTRUCTION: You may be coming from a market with little or no new construction.
