SITUATION

Edgehill, as the name depicts, is located on the edge of Gullane Hill. The house is at the end
of West Links Road which runs alongside the first fairway of Gullane Golf Course (No1).
Edgehill overlooks the first green and has wide views over the other golf courses and to the
countryside and hills beyond.

The area is one of natural scenic beauty with its beautiful beaches, bird sanctuaries and
historic monuments. The walk from the house to the top of Gullane Hill and down to Gullane
Beach on the far side is utterly spectacular.

Gullane is situated on the coast 20 miles east of Edinburgh and is within easy commuting
distance. There is a fast and efficient train service to Edinburgh from nearby Drem (5 miles),
North Berwick (5 miles) or Longniddry (6 miles), and the airport and motorway links are easily
accessible via the A1 and the Edinburgh City Bypass.

The village is in the middle of East Lothian’s famous “Golf Coast” and is renowned for its golf
courses, which include the three courses of Gullane Golf Club and Luffness in front of the
house. Gullane No 1 has played host to many championships including the Scottish Open in
2015. Muirfield, a regular host to The Open Championship, is on the east side of Gullane,
with The Renaissance Club and Archerfield just beyond.

Gullane has a lively mix of shops and restaurants including The Bonnie Badger, The Old Club
House, La Potinière, The Main Course and Chez Roux at Greywalls Hotel. The larger towns
of Haddington and North Berwick provide a wider range of shops and supermarkets. There is
a primary school in Gullane with secondary schooling at North Berwick High School. Loretto
School in Musselburgh is only 12 miles away.

               DESCRIPTION

               Edgehill was built in 2002 of harled construction under a red tiled roof. The design was
               conceived by Groves Raines Architects and incorporates a circular tower which is notable
               externally and provides wonderful living space internally. It has an almost Mediterranean feel
               to it with balconies to the first floor bedrooms and terraces outside the main reception rooms.
               The front of the house with its courtyard and circular tower creates a strong impression. The
               terraced garden to the rear, enclosed within the L shape of the house and swimming pool, is
               more understated and private.

               The house has been finished to an exemplary standard. Luxury features include solid oak
               flooring, cast iron radiators, an automated Lutron lighting system operated via keypads and
               audio distribution in the principal rooms and rear garden.

               Accommodation

               The property is approached via electronic gates. A courtyard provides extensive parking and
               access to the ground floor.

               The entrance hall has a cloakroom off connecting to a circular bedroom with en suite
               bathroom. The central hall gives access to a cloakroom with WC, a bar with fridge and sink
               and a cinema with surround sound, mood lighting and eight fixed seats. There is a wine

               A magnificent stairway leads up to the principal floor which is also accessed by a side hall

               extractor hood, an oven, grill, integrated dishwasher and an American style fridge freezer.
