Around the Market The past 18 months have been exceptionally busy in the housing market, with record numbers in property sales and rental growth. Manchester has seen some of the strongest growth in the country, solidifying itself as an investment hotspot. National house price growth was up 6.9% in October 2021, almost double the rate recorded in October 2020, with Manchester’s growth even greater at 8.7%. Rental growth in the UK has also hit a 13-year high, with demand for rental properties in major cities doubling last year. Rents continue to rise With more people returning to cities after having worked remotely during the pandemic, urban areas also saw strong rental growth in 2021. The private rented sector is Woodfield Road, £215,000 expected to see similar growth this year, by 4.5%. Why Sell Now? A recent Rightmove article referenced; 'While the start of a new year can spark life changes for many of us, we tend to spend the winter months staying cosy indoors.' So it’s no surprise that latest research shows that March is the month home-movers spring into action, and best time of the year to put your property on the market. How to be in the best position to buy when you find ‘the one’ The spring is already shaping up to be a busy one. We’re continuing to see an increase in already high levels of buyer demand, as well as the number of new sales listings coming to market. Meanwhile, the number of requests to estate agents from future sellers to value their homes is up 27% since the start of the year, compared with last January.
