Introduction OHG is one of the largest hotel franchisees in Europe. It’s close ties to Marriott and IHG enable a strong growth program. The Stuttgart Marriott Hotel Sindelfingen, Glow Hotel Eindhoven, Hotel Nassau Breda, an Autograph Collection Hotel and the AC Hotel Mainz are currently in operation. The pipeline of new products is well filled up and at least 5 hotels will open in 2018. In total 16 more hotel leases will be signed in 2017. OHG is able to find good locations relatively easy due to its excellent relationships with leading real estate developers. Interstate brings solid and results driven management. The strategic alliance between OHG and Interstate offers the best alternative for hotel property investors. Strong operational knowledge and experience with almost all international brands and also a deep understanding of real estate development and investment. It has given the OHG Hotel Nassau Breda, an Autograph Collection hotel activities new dynamics.
Growth Strategy OHG was established 4 years ago with the objective to become a leading hotel operating company in Europe. OHG is Germany and Netherlands based and focusses on Germany, The Netherlands, France, Belgium and Spain. Other countries in Western Europe are also on the expansion list. Germany is the biggest continental hotel market and the German economy is considered to be the growth engine of the EU. OHG considers the German market to be the backbone of its portfolio. The Benelux countries represent one of the strongest hotel markets in Europe. Marriott and IHG are perfect partners for OHG because of their growth ambition, excellent sales and distribution system, clear and well perceived brands, and, last but not least, a personal approach by competent and friendly people. OHG is aiming at opening 4 to 5 hotels per annum. Most of those are new built, some are conversions. Moxy, Düsseldorf Part of the pipeline are own developments. For example the 438 rooms Holiday Inn Express in Amsterdam and the 159 rooms Moxy in Düsseldorf are being developed by OHG. More developments are in the pipe line.
Growth Strategy Lease platform In order to accelerate OHG’s growth and to reduce the capital requirements, OHG has adopted a leasehold approach. Furthermore OHG requires a Turn „Spoon” delivery of all hotels, thus putting the initial investments in FF&E and O&E to the landlord. All hotels are taken on a long term lease, backed by an equally long franchise or management agreement with Marriott or IHG. The leases are backed by the brand, mostly in the form of an Owner Agreement (see under legal structure) and rent guarantees. Moxy & RIBM, street view, Hamburg Harburg Operational knowledge and expertise Interstate Hotels & Resorts, world’s largest independent hotel manager, takes care of all hotels in operation. Focussed on results, highly cash driven and with an excellent track record, Interstate makes sure that the whole portfolio prospers. Furthermore the brands add value to the hotels managed. Some Highlights We are proud to present a few highlights of our track record • Stuttgart Marriott Hotel Sindelfingen has been fully refurbished by OHG. All 260 rooms (including bath room) have been restyled. The hotel is ready for the future reflecting the new brand style Marriott adopted only recently. The turn over has increased by over 60% since OHG took over in the second half of 2013. • Hotel Nassau Breda, an Autograph Collection Hotel, has been designed by OHG’s design team. The design is highly acclaimed. A nomination for the Dutch Hotel Design price was the reward. The hotel celebrated its first anniversary in May 2017. • In Mainz OHG has created the first AC hotel in Germany. Once again OHG has chosen to convert a beautiful old building into a modern, life style hotel. It already is the leading hotel in town. • In Amsterdam OHG is building the biggest Holiday Inn Express in Europe. • OHG is on Marriott’s shortlist of preferred franchisees in Europe due to the fact that OHG is flexible, professional and fast. OHG also is Marriott’s largest multi brand franchisee.
