 LOCATION
The site is located to the south of Plean, an attractive
village in the Stirling local authority area. The settlement is
conveniently located approx. 8 km south east of Stirling, 8 km
north west of Falkirk, 32 km north east of Glasgow and 44
km north west of Edinburgh. The site is accessed from the A9
(Main Street) which runs directly north to Stirling and south
to Falkirk. The M876 can be joined at Junction 2, around 3 km
south-east of the site, providing direct motorway access to
Glasgow and Edinburgh. Larbert railway station (approx. 5 km
south east of the site) provides regular direct links to Glasgow
(25 min) and Edinburgh (35 min). There is a regular bus
service through Plean providing direct access north to Stirling
and south To Larbert / Falkirk.
Plean has number of local services including convenience
shops, post office, public house, petrol station, library,
pharmacy and primary school. Nearby Stirling has a large
amount of amenities including The Thistles Shopping Centre
and Tesco, Sainsbury’s and Waitrose supermarkets. The site is
within the catchment area of the following schools:

Country Park, to the west of the village, has over 200 acres of
publically accessible woodland and parkland with a network
of paths for walking, cycling or horse riding. For sporting
enthusiasts the local area has numerous top class golf
courses, including those at Stirling Golf Club, Glenbervie Golf
Club and Falkirk Tryst Golf Club.

well-positioned position within the village adjacent to open

To the north of the site is Plean Parish Church, a handsome
sandstone property. To the west is open ground then
woodland. To the east is Main Street (A9) then open ground
and a gatehouse / lodge with William Simpsons care home
further east. To the south of the site is open ground and
residential properties along Main Street / Newlands Court.

PLANNING
The site is designated as a Housing Site (H073) with capacity
for 16 units within the Stirling Local Development Plan
(adopted 2018).
The site previously had Planning Permission:
Ref: 10/00607/FUL
Proposal: Erection of 10 detached and 6 semi-detached
dwelling houses including all associated works.
Decision: Approved – Subject to Section 75, 12/06/2014
Status: Expired
