Make sure that both the architect and the general contractor are familiar with the scope of the endeavor. A fraternity house is not a big box store, a residence, or even a dormitory. Remember when deciding on professional services, you generally get what you pay for, so when it comes to fraternity house construction, you need to watch closely. If a brother is hired to do the work, the sys- tem of checks and balances that you would have with a general contractor/distributor/architect/framer in the open market is different. It can easily move down his priority list, because it is a “favor.” If you opt to contract a brother for work, keep it professional for both sides’ benefit. This should be established at the very beginning. Understand that you are dealing with 18-22-year old fraternity men. Cinder block walls will last longer than sheetrock. Hanging panel ceiling tiles may save you money, but you will be replacing them often, as they do not last as long as the sheetrock ceiling. Individual or multiple bathrooms may be a good market- ing tool, but will really spike construction costs. With every component, consider maintenance. The more items that are built in, the less there is of moving heavy furniture that can damage walls, floors, and doors.
