SUSTAINABLE ABOUT Founded in 2010, Carbon Dynamic is pioneering the development of sustainable and environmentally friendly, modular off-site timber buildings. We design and manufacture beautiful timber modular buildings with exceptional levels of insulation, airtightness and sustainability. Carbon Dynamic’s off-site system consists of fully-fitted, highly insulated timber modules, prefabricated and pre-tested in our factory and then transported to site where they can be assembled and completed in a few days. All our modules are designed with a breathable external skin and airtight internal skin and exceed industry standards in their U-values (thermal performance), air-tightness and acoustic performance. the energy required by an average home. CÒMHLACHAS 4. CÒMHLACHAS (kaw-la-chas) togetherness External dimensions: L = 8.753m x W = 4.026m (Excluding verandah) Gross internal floor area: 38.92m² The Còmhlachas provides more generous accommodation than our smaller units whilst maintaining a simple and compact external footprint. The Còmhlachas has one bedroom, but can be delivered with a separating partition between the living and kitchen/dining spaces, allowing for the living space to be an occasional second bedroom. ENV BUILT TO LAST Our units are designed to a standard which is superior to - and is anticipated to exceed the lifespan and general performance of - conventionally constructed homes. QUALITY FINISH Being able to better control all parts of the construction process within a factory environment allows us to ensure we achieve the highest quality standards. QUICK INSTALLATION On average, a modular building is constructed 50% quicker than one using conventional methods. ALL-YEAR ROUND CONSTRUCTION As the major parts of construction are carried out in a factory, modular builds don’t run the risk of being hampered by adverse weather conditions. REDUCED HEALTH & SAFETY RISK Carrying out construction work in a factory environment allows greater control of health and safety standards throughout the build process. MINIMAL DISRUPTION With the bulk of construction happening off-site, the final assembly produces less noise and a shortened period of disruption to the site and surrounding area. VIRONMENTALLY FRIENDLY ENVIRONMENTALLY FRIENDLY Our modular builds are more energy efficient, generate less waste and promote an increased use of sustainable materials. The overall design of our modular buildings naturally reduces the overall carbon footprint of the finished product – potentially to zero. COMMUNITY FRIENDLY Conventional building projects typically create more noise, traffic, mess and disruption. The factory environment allows us to better control these impacts. AFFORDABLE LIVING Once completed, our modular buildings cost less to live in than conventional builds – heating demands are lower and maintenance costs are negligible. 7. DÒICHE DÒICHE (doych-e) hope The Dòiche has an additional single bedroom / office space between the shower room and the master bedroom. The result is a really generous unit that can be configured as a 2 or 3 bed unit. TÈARAINTE The Tèarainte boasts an en-suite shower room, providing 8. a luxurious addition to the master bedroom. INTERIOR KEY FEATURES • Stylish studio-designed kitchen provided by local suppliers, Ashley Ann Kitchens. • Bosch kitchen appliances, including induction hob, all with an energy rating of A+. • Walls and ceilings are lined with Fermacell, made with recycled material, offering superior fire resistance, acoustic insulation and impact strength. • Quality engineered oak flooring supplied in wide board format, finished with oak skirting. • All units are fitted with high quality oak finished internal doors. • Heating is provided by infra-red panel heaters providing a subtle but efficient form of heating should you need it in the colder months. • Chrome bathroom fittings including, thermostatic Shower Bar, Riser and Diverter. EXTERIOR • The external envelope of our eco-lodges is an all-natural, high performance system. • External walls are clad with home grown and locally sourced Scottish Larch. • Our low maintenance windows and doors are finished in aluminium cladding, to ensure longevity. • Stylish outdoor light.
CHOICES KITCHEN WORKTOPS AND DOORS We work closely with local luxury kitchen designer Ashley Ann Kitchens, and have developed a range of bespoke kitchens for our clients to choose from. There are various upgrade options available to ensure we meet your requirements. WETWALL COLOUR Our shower enclosures are fitted with Wetwall throughout, this helps to enhance waterproofing and reduce maintenance. There is a range of colours to choose from to suit your desired interior scheme. BATHROOM FLOORING Our locally sourced vinyl flooring range also benefits from a wide colour range. CLADDING COLOUR The external walls are clad with home grown and locally sourced Scottish Larch, with the option of a natural or a pre-weathered finish. VERANDAH Non-slip decking and matching cladding make up the enviable verandah.

TECHNICAL SPECIFICATION The strength and warmth of the Eco-Lodges is achieved and completed by: FLOOR 20mm thick woodfibre insulation board, 25 x 50mm battens and breather membrane to the underside. 18mm thick T&G OSB board and 45 x 70mm battens to the topside; with 220mm blown loose cellulose (Warmcel) insulation blown into the frame void. WALL 12mm thick square edge OSB board to inner face, 20mm thick woodfibre insulation board and breather membrane to outer face; with 175mm blown loose cellulose (Warmcel) insulation blown into frame void. ROOF 12mm thick square edge OSB board to underside, 20mm thick woodfibre insulation board and breather membrane to topside; with 220 blown cellulose (warmcel) insulation blown into frame void. Internal walls comprise of 70 x 45mm timber stud framing, head and sole plates with 50mm sound absorbent insulation. Stunning aluclad Anthracite Grey timber double glazed windows and doors.
