CHIEF OPERATING OFFICER PROFILE: HUNTERS RUN COUNTRY CLUB BOYNTON BEACH, FL THE CHIEF OPERATING OFFICER OPPORTUNITY AT HUNTERS RUN COUNTRY CLUB One of the larger and original Palm Beach County residential community clubs, Hunters Run Country Club has enjoyed a great history of stability within its leadership team and has a record of strong support from its membership. Its 20+ year tenured Chief Operating Officer (COO) will be retiring at the end of the year and the Club is embarking on a search to fill those shoes! Embarking on this transition, the Club is looking for a highly engaged, motivated, forward-thinking, appreciative, and respectful leader who recognizes his/her significant influence in all that he/she touches in the organization. The leadership team is filled with several 10+ years tenured and capable department heads who want to continue to grow in their roles and provide a continued elevation of the member experience. A COO who exemplifies the “tone at the top” friendliness and approachability currently found in the organization is key, as is someone who is naturally engaged, involved and “present” in the operation. ABOUT HUNTERS RUN COUNTRY CLUB AND COMMUNITY “Dedicated to Excellence,” Hunters Run Country Club encompasses 990 acres and resembles a five-star resort. The Club has an understated elegance and comfortable self-assurance that allows members to be themselves, while promoting a stress-free lifestyle that gives everyone the opportunity to get involved. Hunters Run is ideally located in the Delray/Boynton Beach, Florida area and is just minutes away from beaches, cultural attractions, shopping and dining from Boca Raton on the south to Palm Beach on the north. This mandatory membership, owners only club and community offer 23 distinct neighborhoods, and each possesses a unique and intimate feel with everything from apartments, townhouses, villas, single family and estate homes. Twenty-four-hour manned security gates ensure the property is vigilantly patrolled, which adds to the feeling of sanctuary for residents at Hunters Run. The Vision is that “Hunters Run continues to excel as one of the finest private country club communities by exceeding member expectations.” This is accomplished by offering exceptional amenities which include three meticulously maintained 18-hole golf courses—each recently modernized and renovated—offering every kind of challenge for every level of golfer. A brand-new and expansive practice facility features special short-game areas, while the golf staff manages a full slate of events as well as clinics, lessons, and a well-stocked pro shop. Hunters Run is investing in its future through recent renovations: total overhaul of one golf course totaling $5.5 M; and the creation of a resort style pool and outdoor eating area totaling $8.3 M. Plans are in the works for a new and expanded state of the art Racquet and Activities Center. In testament to the quality of Hunters Run’s facilities, they have hosted numerous qualifying events, such as the PGA Regional Tour, the U.S. Senior Tour, the U.S.G.A. Junior Tour and the U.S. Open local qualifying round.
The racquet program at Hunters Run is world-class with 20 Har-Tru tennis and 4 pickleball courts and an extremely active events calendar. Staff manages a vibrant tennis “pool,” arranging regularly scheduled games and tournaments for more than 400 members at every skill level. Club life centers around the stylish and spacious 145,000-square-foot clubhouse which houses The Fitness Center which offers the latest machines, personal trainers, classes in yoga, tai chi, barre, and more. The club provides individual card rooms for men and women as well as an active bridge program. The spa and salon provide expert services from massage and manicure to facial and hair care. The Lodge, in the clubhouse, provides 18 elegantly appointed guest rooms. Guests and family of members can stay at the Lodge and use the facilities while visiting. Adjacent to the clubhouse is the spectacular pool area, with a walk-in saltwater infinity pool, kids’ pool, hot tub, fire pit, and Splash Bar. The wide variety of member interest groups ranges from books, bird watching, sketching, and drawing to wine tasting, current events, and choral and drama groups, to name a few. Entertainment is a key activity at Hunters Run, with parties, top tier entertainment and lecture series. There is a genuine camaraderie amongst the staff and members. The staff, many of whom have been at the club for two decades and more, know everyone by name and know when to bring a favorite drink or dish. For staff and members, “life is good at Hunters Run!” HUNTERS RUN COUNTRY CLUB BY THE NUMBERS: • Approximately 1,650 memberships in various categories • Initiation fee - $40,000 (non-refundable) along with a $20,000 initial capital contribution fee (70% of which is refundable) • Annual dues for the full Golf, Tennis and Social Membership are currently $13,739, with step downs from there for other categories • Annual F&B Minimum - $1,400 for family and $1,050 for single • Approximately 90,000 rounds of golf • Gross Revenues of approximately $33 M • Annual Dues Revenue of approximately $20.3 M • F&B Volume – approximately $6.4 M with most of that from ala carte dining, and inclusive of gratuity charges and unspent minimums • Employees: Full-time Annual – 310, In-Season - 370 • Average age of membership – 76; average age of new members joining - 65 • There are a total of 17 Board Members, each serving three-year terms • There are a number of standing committees, several of which meet frequently, including: Audit, Budget & Finance, Community Relations, Construction Planning/Development, Election, Entertainment & Arts, Fitness & Pool, Food & Beverage, Golf Operations, Government Relations, Grievance – Intake, Grievance – Appeals, House, Landscape, Legal, Membership, Real Estate, Security, Strategic Planning, and Racquet Sports. • The Club uses NorthStar for its accounting and POS HUNTERS RUN COUNTRY CLUB WEB SITE: www.huntersrun.net HUNTERS RUN COUNTRY CLUB CHIEF OPERATING OFFICER POSITION OVERVIEW The COO at Hunters Run has full responsibility for all aspects of operations of the Club, effectively managing all resources and reporting to the President and Board of Directors and is expected to be the embodiment of an “exceptional member-centric experience.”
In leading the management team, the COO will be representative of modern management “best service and member experience” practices, while promoting a positive, engaging, responsive and highly competent service culture in all operations. (Note: The Hunters Run POA, comprised of 23 local communities, is separately managed, but strong coordination with the Community is necessary for overall success and enjoyment of the membership.) The COO is expected to be an interactive “thought partner” with the Board and Committees, working closely with both groups as they collectively make decisions and set “high level vision and strategic direction” for the long-term well-being of the membership. All this should be done with a sincere, integrity-filled, hands-on style, recognizing the need to be the “face” of Hunters Run both internally and in the external greater Palm Beach County club community. The successful new COO at Hunters Run must possess especially strong skills in “mentoring” and “holding accountable” senior staff and a group of meaningfully engaged and well-regarded employees who are looking for that type of leadership. Members recognize the enhanced continuance of an energized, well-trained and committed team is critical for continued success in conjunction with new and innovative ideas and activities. A sincerely engaged, personally invested, and instinctually ‘front facing’ style is particularly important for one’s success in this role. Being able to have candid, thoughtful discussions with members as member expectations of involvement and conduct are being refined is also critically important. Working with his/her team to improve and enhance the current service approach and delivery of a “high end country club” product, the COO must seek and maintain a staff culture that will further elevate the standards of delivery and refinement of the Hunters Run team. Recognizing when to be at the Club for events, major activities and clearly understanding that his or her presence throughout operations and during high usage times is important to develop member and staff trust and confidence is very important. The COO must be a proactive part of the process of strategic planning, talent acquisition and retention, membership recruitment and orientation, membership activities/services programming, ensuring that each of these areas of focus consider current and future membership input and demographics. Additionally, he/she must recognize that all amenities at Hunters Run need to be commensurate with the majority of members’ expectations, and that his/her primary mission is to determine and ensure these levels are provided, often times compelling the Board and helping to direct Committees to recognize trends, evolving demographics and what will help sustain Hunters Run for years into the future. A key requirement is to be able to work proactively with the Board and Club Committees, as appropriate, to keep them focused on high level key goals and objectives that benefit the long-term well-being of Hunters Run, and to ensure that significant capital projects are successfully executed, keeping all significant constituencies well informed throughout. The Board is “not interested in running the Club,” and is looking for a more CEO-like mindset from its COO who will take a strong role, be “out in front of issues,” and to provide them with solutions and execution leading to successful outcomes where and when needed. As with most innovative, high performance clubs, continually improving existing facilities, amenities and member services, and introducing new programs and services to enhance member satisfaction and the overall value of membership at Hunters Run is a critical success factor. Moreover, being highly proactive in doing so, sometimes pushing the Board for support of certain actions is the desire; in essence, acting as a partner toward relevant ‘visioneering’ to make Hunters Run “the club community of choice” in the competitive local market is very important and a priority. INITIAL PRIORITIES OF THE NEW CHIEF OPERATING OFFICER • Observe, ask lots of questions, and listen. The strong view is that the Club “is not broken” and is functioning well in nearly every area. • Learn the make-up and “pulse” of Hunters Run; its strengths and its weaknesses and develop a strong vision of where you see operations and facilities moving in the future to be relevant, competitive, and highly desirable. Share your thoughts transparently with the Board, the leadership team, and members as they are developed and spend time getting to know each of these key constituency groups before instituting changes.
• Spend time with the team (staff in all areas of operations); getting to know them, their abilities and aspirations, consistently using this time to further communicate the vision and mission of Hunters Run. Understand if and how processes and procedures have been developed, if in place and being followed, and whether or not they are appropriate or in need of modification. • Develop the Board and Committee relationship, working to create a strong bond and encouraging open communication. • Meet and sincerely interact with and engage as many members as possible. • Understand the status of projects and capital plans. Ensure that those underway are well-conceived and running as planned. • If unfamiliar, visit other local club communities to see what they are doing in terms of amenities, programming, activities, etc. • Hunters Run is in an extremely competitive staff competition environment from both other clubs and growing businesses. Maintaining or improving this staff competitive edge has been a big part of Hunters Run’s success; ensuring that it continues to be a differentiator is critical. CANDIDATE QUALIFICATIONS Ideally, a minimum of 7 - 10 years of progressive leadership/top level general management experience preferably in a private member-owned club community with significant, multi-dimensional operations, or leading resort/hospitality operations outside of the club industry in a similar dynamic, relevant operation. The Club will consider well-mentored AGMs, but only from similarly large scale, iconic or nationally recognized club operations. EDUCATIONAL AND CERTIFICATION QUALIFICATIONS • A BS or BA degree (or equivalent) from an accredited college or university, preferably in business or hospitality management. • A CCM and CCE designation or similar accreditation outside of the club industry is desirable. • Property Manager Certification and License, or commitment to acquire within a reasonable period of time. SALARY AND BENEFITS Salary is open and commensurate with qualifications and experience. The Club, along with the typical senior staff benefits, offers an excellent benefit package.
