This Report Summary reflects the key findings of our inspection
at 90 Garfield Avenue, Toronto.
ABOUT THE HOME
This well-built approximately 90-year-old detached home is in good
condition overall on all four levels and has been maintained.

      Roofing - The large main roof is covered with wood shingles
      and should have several years of life left. Snow greatly
      reduced seeing the various roof surfaces. There is a room
      above the garage with a small flat roof.
      Exterior - Several components have been updated. The
      bricks & stucco are in good condition overall.
      Structure - The solid masonry exterior walls are supported by
      a stone & brick foundation. No structural concerns were
      identified during the inspection. The addition is a wood
      structure with a crawlspace beneath.
      Electrical - There is an updated 100-amp service. The visible
      distribution wiring is copper. The electrical system has been
      upgraded and includes modern safety devices such as circuit
      breakers & ground fault interrupters for added safety.
      Heating - There is a 13-year-old gas-fired high-efficiency
      furnace which has a typical life expectancy of 15 to 20 years.
      Cooling- The a/c is the same age lasting from 10 to 15 years.
      Insulation - The attic insulation has been upgraded. This
      should help control energy consumption & costs.
      Plumbing - The visible supply plumbing in the home is mostly
      copper, as is the upgraded main water line in. The kitchen &
      bathrooms have been upgraded at various times, and there is
      a main floor powder room.
      Interior - Good quality interior finishes were noted throughout
      the home and much of it is original. There are 3 skylights and
      3 fireplaces (2 are gas and 1 is wood burning). On the 3rd floor
      there are 2 bedrooms and a renovated 3-piece bathroom. The
      left side of the basement has been finished and the original
      stone foundation walls have been left exposed.

       Interior - The windows in the original home are all very old
       and may need replacement for functionality & heat retention:

It is agreed and understood that if purchaser visits are agreed to within the terms of this contract, that such visits shall be for the purposes of measuring, taking
photographs or having a contractor or decorator enter to provide recommendations and estimates. Such visits shall be for a duration of one hour only unless
mutually agreed upon by the Buyer and Seller and the Buyer's agent shall be in attendance during these visits.

dated June 10, 2004 showing the property is subject to an easement or licence in favour of those entitled thereto in connection with an existing sewer and water
pipes which run northerly from Garfield Avenue across the lands herein described, at a depth of about 5 feet underground, to serve the house erected upon the
lands immediately adjoining to the North thereof, and being the northerly 60 feet of Lot No. 25 according to Plan Number 1474 with a right at reasonable times
to repair and bring upon the said lands all necessary plant and materials for the purpose of opening, altering, inspecting, repairing or reconstructing the said
sewer and water pipes.

And together with the right to project the cornice on the garage erected on the herein described lands a distance of 6 inches over the lands, immediately
adjoining the herein described lands to the North.

ii) That the fences erected on the subject property may not be wholly within the lot lines of the subject property.

Notwithstanding the forgoing, the Buyer agrees to proceed with this transaction and not raise any objections with respect hereto.
