At first glance, I could not have been any further off base. This year has brought so much pain to so many people, it’s hard to believe we didn’t even know what Covid-19 was just ten months ago. As we sit here in December of 2020, I think most of us just want this year to be over, the vaccine to rollout and life to get back to the normal we all remember. But it feels like we are on a path to a new normal and we should think about how 2020 taught us all to work in a different manner. As we continue to grow into a Health Care company, we as an organization need to change our approach to the way we conduct our tasks. In an unusual way, it feels like this year has accelerated our learning curve in many areas. Once again, our workload far exceeded the previous years. In some cases, we shut the division down from active work for two months as a wave of the pandemic spiked across the country. Yet we learned how to modify our process and deliver all the projects we signed up to complete. I would even argue we have become better at our positions because of the difficultly of the pandemic. Personally, I now use WebEx as an effective management tool to keep up with the department. As several of us were thrust into a work from home strategy again we improved our performance. No matter what the difficulty and even with an expanded workload in a shortened time period, this team succeeded. This year’s portfolio really demonstrates the changing business environment we are now operating in, gone are the days of just new and relocated stores with a few special projects on the side. Today we support every aspect of the business and our strength of working as a team allows us to bring the entire organization to help change the face of the company. I feel we are truly on our way to be the best Health Care company in the United States. I hope everyone makes it safely through 2020 and we can look forward to a better 2021. During a store visit, senior retail leadership noted the existing lighting was insufficient for the space and was having a negative impact on merchandising and the customer’s ability to shop. Non-Retail The Energy Team was asked to improve the light levels at LED Retrofits this location and after collaborating with an external lighting partner and the A+E department, it was determined the 800 best option was a complete retrofit of the lighting system. The existing specialty panels remained intact while the lighting system above them was completely replaced. The Corporate Property Administration Department is providing efficient and cost effective support and solutions across the non-retail portfolio. Operational support includes mail services, hospitality services, maintenance support and repair coverage to over 15 million square feet of property across the country. The portfolio under management includes administrative offices, call centers, data centers, mail and specialty pharmacies, infusion and long term care branches. Through our team of property and project management professionals, backed by a team of licensed and skilled technicians, the CVS Health Corporate Property Administration Department provides round the clock support to keep our facilities up and running 24 hours a day, 365 days of the year. Our enterprise Print Operations teams manage both retail and PBM internal print production and is responsible for all of the weekly retail shelf signs, monthly and seasonal retail shelf label signage, as well as printing and distribution of store related internal communications such as regular and seasonal planograms, large ad signs, new item bulletins, corporate initiatives and weekly advertising circulars to all retail locations each week. Additionally, the teams provide various supply items for our corporate administration operations, such as note pads, posters, color copies, blueprints, flyers, pamphlets, labels, booklets and presentation decks. We also support our retail stores through the Ad Hotline, assisting stores with any sign or advertising need. Real Estate – Retail’s focus is to grow and maintain our Market Share with a focus on our largest Markets across the United States. We utilize a combination of Market Research Analytics and local knowledge to identify gaps in service and access to ensure we maximize our coverage. Of equal importance is the management of our existing store assets with a primary focus on Rent Optimization. We have identified our below average stores and engaged with our Landlords to realize rent savings significant enough to allow us to continue operating. In addition, we are also engaging the Landlords for our best stores in an effort to secure additional term at reduced rents flowing through savings to the stores EBIT. The Real Estate Team receives hundreds of Landlord and 3rd Party requests, as well as, condemnation notices each year. The Retail Facilities Management Department provides property management support for over 12,000 enterprise- wide properties including CVS Pharmacy retail stores, Omnicare operation centers, Minute Clinics, Specialty and Coram locations. Operational support includes vendor management of our network of national and regionalized vendors, oversight of 145 trades and the responsive resolve of over 1.2 million work orders annually. The team also supports forecasting and budgeting for retail operating expenses.
