How to shine a light on the best areas of your home during viewings! First impressions count, so maximising the viewing process will be essential if you want to sell your home quickly and for the best possible price. When potential buyers are looking around your house, the aim is to present it in the best possible light so that the buyers will be able to imagine themselves living there and form an early attachment to the property. Naturally, you'll want to make sure the whole of your property and its exterior are in tip-top condition, but there are some parts of the home that will deserve extra special attention. Here at Thornley Groves, we want to ensure your property is shown off to all prospective buyers, so we've outlined below some tips to get your property in the best condition! The Kitchen The focal point of many homes, the kitchen, is likely to be of high interest to a prospective buyer and is often the deal- breaker on a viewing. Therefore, you need to make sure it's clean, tidy and that all its best features are accentuated as much as possible. It could also be worthwhile to upgrade some features, do some painting and fix anything that has seen better days. Finally, add some decorative items, like flowers, plants and a vase of fruit, and your kitchen is ready to be shown. !YDAER YTREPORP RUOY GNITTEG Perfect Kitchen Presentation Perfect Kitchen Presentation Poor Kitchen Presentation The Garden Outdoor space is extremely popular with pretty much every demographic of property buyers, which means a little garden maintenance can go a long way when it comes to preparing your home for a viewing. However much space you have, make sure it is in great condition for viewings. Adding some potted plants, mowing the lawn, clearing away debris, installing lights and creating an inviting seating area can all help to make the feel of an outdoor oasis that buyers won't be able to resist. So before the viewing, make sure the grass is cut and the flowerbeds are neat, and if you have space for lawn furniture, even better. Perfect Garden Presentation Perfect Garden Presentation Poor Garden Presentation The Bathroom Another key space in which buyers won't settle for second best. When staging your bathroom, think about a luxury hotel room and how the bathroom is presented, less is more, fresh towels are a must, and candles can help make the space feel relaxing. Designer taps and chrome heated towel rails are also sure-fire hits with many purchasers. Busiest Half Year Sales Ever Recorded! The first six months of 2021 saw a “buyer frenzy” in the housing market leading to a major shortfall in the number of homes available for sale, as well as a hike in property prices. Rightmove said this was “the busiest ever” first half of a year, with 140,000 more sales being agreed and 85,000 fewer new listings than the long-term average. As mentioned by Rightmove Director Tim Bannister, “With high activity levels continuing despite the June stamp duty deadline now passing, there is an urgent need for these low stocks of property for sale to be rebuilt for price stability to return”. The average property price in the UK was pushed to a new record high for the fourth consecutive month, hitting £338,447. This is the most significant monthly rise at this time of year since July 2007. However, if 225,000 more homes had been available, it would have corrected a stark imbalance between supply and demand and stabilised this price growth. This shortfall, along with frenzied buyer activity, is fuelling record high prices and leading to record lows in available stock for sale. Due to the significant increase of buyers in the market, is the timing right for you to consider a property sale?
