THE PROBLEM WITH REAL ESTATE

Despite being the largest asset class in the world, the real estate
market remains broken, antiquated and geared exclusively in
favour of financial institutions.

At its core, real estate is plagued by a single fundamental issue;
a closed financial loop that forcibly locks single buyers into
financing arrangements with single lenders.

Even if a property owner only owes 20% of the property’s
value in debt, the lender still controls 100% of the property
as collateral. In effect, all the money stored in the property
becomes a security for the debt, irrespective of the debt size.
This creates an ongoing debt culture, restricting the flexibility
of owners, even for owners without debt, to realise
the wealth stored in their property. For example,

Peter Bill - real estate industry advisor
                                                              Peter is the author of Planet Property - A guide to the £400 billion UK market,
                                                              chronicling the sector between 1997 and 2012; during the biggest boom
                                                              and bust in real estate history.
                                                              Peter is a surveyor-turned-journalist who edited Building magazine for six
                                                              years in the Nineties, before a mercifully short spell in the City, supervising
                                                              global research output for the broking division of investment bankers,
                                                              Robert Fleming. In 1998 Peter joined Estates Gazette, editing the magazine
                                                              for 11 years, until 2009, when he retired, aged 61. Peter also wrote a weekly
