400 Central • Purchased by New York Developer, Red Apple Group for $16.5M in April 2017 • The two-acre 400-block lot, which is currently vacant, is expected to house a 41-story residential building, office, hotel, retail or other mixed-used space. It would be among the tallest skyscrapers in the area. • Construction is expected to begin in about one year 200 Central • At 386 feet, the Priatek Plaza is Pinellas County’s tallest office building • The tower is 76 percent leased with several large blocks of contiguous space, the largest of which is 30,000 sq. ft. • Purchased by Third Lake Capital for $65.75M in June 2017 • Third Lake has retained Cushman & Wakefield of Florida Inc. to lease and manage the tower. • Space is listed between $28 and $32 per square foot

New Museums Museum of the Arts and Crafts Movement • Largest museum in Tampa Bay • $70 million privately funded museum that will occupy 172,000 square feet and stand 5 stories tall • The museum will include a 100-seat auditorium, a resource library, a children's education center, a 300-seat upscale restaurant, a cafe, retail store and event space. The expected opening date is May 2019. James Museum of Western & Wildlife Art • Opening early 2018 • Significant renovated office and retail space in addition to the artwork • At 84,000 square feet, the museum, when completed will include over 30,000 square feet of gallery space. The second floor gallery alone will include more than 400 pieces of art.
Tropicana Field • Redevelopment plan by HKS Architects selected out of 15 submittal proposals • Plan includes turning the 86-acre site into a mixed-use destination district that will feature housing, office buildings, retail spaces, public parks and plazas, and even a research and tech campus • The plan emphasizes using key transportation corridors for expanded public transit, including the future Bus Rapid Transit lined planned for First Avenues North and South connecting to the downtown ferry service set to launch this November • Future Amazon HQ2
Innovation District Johns Hopkins All Children’s Hospital’s New State-of-the-Art Simulation Center • Enables training in a realistic clinical environment on high-risk or emergency situations and promotes the open exchange of knowledge and findings • Located in the heart of the Innovation District • Approximately 225,000 square feet including seven floors, 250-seat auditorium, simulation lab and flexible spaces. • Construction set to be complete in 2018 • Economic Impact: Estimated 300 construction jobs, 30 new highly skilled jobs, and 200 faculty, educators, researchers, physicians, nurses & support staff will be housed in the new building • Led by Jennifer Arnold, MD, M.Sc., FAAP, and star of TLC's "Little Couple" “We are building a scientific community for the next generation.” -Dr. Jonathan Ellen, President & Physician-in-Chief, JHAC
St. Pete Pier • Funding approved and construction underway with a combined $80M budget. Groundbreaking held June 2017. • The Pier approach connects the Pier to the downtown business core (Beach Drive and Bayshore Boulevard) and its boundaries follow the waterfront from the Vinoy to Pioneer Park • Points of interest include a restaurant/ event space, education center and wet classroom, fishing decks, pavilion and signature art element • Pier Construction Completed September 2018, Pier Approach Completed December 2018, Ribbon Cutting early December 2019 • Newstpetepier.com

Skyway Marina District • District Vision: Vertical development, Mixed-use, Additional residents, Increase in daily population, Additional tourists, Enhanced transportation, Unique streetscape, Strong sense of place, Sustainable development • 10 minutes from downtown. 10 minutes from the beaches. • $70M multi-use Phillips Development Project at the intersection of 30th Avenue South & 34th Street South that will include 296 apartments, self-storage facility, retail space and two restaurants • $20M remodel of Maximo Marina that will accommodate 88 vessels within inside storage racks and 200 vessels outside • The Getaway will open a second location at the marina, 12,000- 13,000 sq. ft., costing over $1M and will employ nearly 40 people
