Sean Higgins, Realtor Cell: (270) 305-2215 seanhigginsrealtor@gmail.com 4333 Springhill Drive Owensboro, KY 42303 About Me Personal: I have been married for 30 years to Anne Marie Higgins of Great Bend, Kansas – who is the owner of Willow and Pine Market in downtown Owensboro. Anne holds an MAED from Cumberland College. We have ten children – ranging in age from 34 to 19. We currently have six grandchildren, with a 7th due in October. Of our children, one has served in the Peace Corps, three are currently on active-duty military status, two are Registered Nurses at Owensboro Health, one is a Registered Dietician who has a thriving cookie business (Molly’s Mixins), and the three youngest are in various stages of pursuing a college education. It is a full life and family has always been our priority and greatest blessing. We are members of Blessed Mother Parish. Education: B.A. Political Science, University of Kentucky; MBA, Regis University, Denver, CO. Key education attainments in the US Army include the Defense Language Institute, Air Assault School, Officer Candidate School, and the Command and General Staff College. Professional Background: I served 31 years in the US Army and US Army Reserve – rising from the rank of Private First Class to full Colonel at the time of retirement in early 2016. I then worked for over three years in an executive capacity for a telecommunications company based in Evansville, IN until the end of 2019. At that point, I decided to work more independently and pursued my real estate license so that I could be more involved in our local community of Owensboro. One motivation was the example of my father-in-law, who had a stellar career in education out in Kansas before working in real estate for a decade. Another motivation was my own long-held interest in real estate – have moved 15 times and having owned 8 homes of my own. I thought then and still believe my experience would be beneficial to my future clients. Finally, I still have drive, energy, and ambition, and enjoy meeting and working with new people. Organizations: National Association of Realtors (NAR); Kentucky Association of Realtors (KAR); Greater Owensboro Realtor Association (GORA); Veterans of Foreign Wars (Posy 696); American Legion. Outside Interests/Hobbies: Family Activities, Travel, Golf, Reading History, Investing. Goals My goals for Real Estate: I want to build a business based on strong ethical precepts and establishing long- term client relationships while providing an optimum experience over the course of each real estate activity. I want to produce at least $3 million in sales this year while moving to a consistent production level of $5 to $8 million in annual sales. Longer term I will pursue and obtain my brokerage license. My goal as a member of The Referrals Group is to better learn how I might best assist fellow members with referrals through personal lunches, coffee meetings, or socials. In this manner I can be a value-add to the group and also establish my own credibility with members. What Your Referrals Can Expect from Me 1. If you refer a Seller to me I will: • Invest the requisite amount of time to build trust and to perform a Comparative Market Analysis on their property to ensure we offer it for the best price the market will bear. • Provide guidance with respect to Staging, Repairs, Professional Photography, Marketing, Showings, Inspections, and Contract Negotiations. • Proactively communicate with each Seller, leverage social media, work with other Realtors (both RE/MAX and other brokerages) through networking, and utilizing my broker expertise. 2. If you refer a Buyer to me I will: • Aggressively seek out desired properties through our Multiple Listing Service, internal RE/MAX networking, Zillow, Realtor.com, and For Sale By Owner listings. • Communicate on a consistent basis so that my clients understand they are my priority. • Work diligently with fellow Realtors, Title Companies, Lenders, Inspectors, Appraisers, and Contractors to ensure the closing process and all negotiations are as smooth as possible. • Operate ethically, honestly, and give my frank assessments so that clients have realistic expectations. Client Stories Scenario: Just closed on a house for this couple with two small children. I have Young home worked attentively with them since January. There have been many unforeseen issues buyers with financing, VA inspection requirements, and negotiating on their behalf with an relocating to the FSBO Seller. I was able to keep them calm and content through the process until we area got all the issues resolved and were able to close on the home. Scenario: This couple is active-duty military who wanted about 10 acres in the county Military couple for a future home site. They could not be present to see the property but their parents based in Texas from Wisconsin came down to view it and we walked the entire perimeter – while buying land for Facetiming with my clients. I lost a pair of slacks to rips and tears from thorns. I also future home coordinated with a local excavator and the County Health Department for a soil analysis to assist with a septic system placement. We closed on the property for $115,000 and it appraised for $150,000 – they were very pleased. Scenario: I helped a family of 4 to sell their home in an area which was previously in a Home buyer selling flood. I worked with a local surveyor for a new analysis – the result of which was an their property and Elevation Certificate that confirmed it was no longer in the flood zone. We obtained a building a new home Letter of Map Amendment (LOMA) from FEMA that enabled a sales price on the home $6,000 above our list price. I helped them with finding a rental and assisted on their contract to build a new home – and should be in the home by October. Working On… Scenario: Am currently working with a couple who are renting after the wife landed an Friend / Hospital executive nursing position with Deaconess Hospital. She is from the Owensboro area Contacts and they are looking to purchase a nice home on the west side of town. Am seeking further communications with them on other executives relocating to this area. Scenario: I have a client with several family members in a particular area of town to Marketing which they wish to locate from their property in Utica. I analyzed properties in the area Campaign on PVA with the features and size they seek – and have sent letters to property owners there to gauge interest in potentially selling. I also performed a CMA for their property in Utica to help determine a future sales price if we can find a new home for them in their desired location.
