Ozark Gateway Association of REALTORS®, a Regional MLS Page 8 Board of Directors Minutes Wednesday, July 29th, 2020 at 9:30 am Present: Brandi Haddock, Allen Hall, Chris Nickle, Jessica Hubbard, Forrest Stodghill, Levi Utter, Courtney Denney, Susi Yust, and Michael Wicklund Staff Present: Kim Cox Roll call was taken from attendance in the room by Kim Cox. Meeting was then called to order by President Brandi Haddock. Motion was made to approve the meeting agenda as emailed. Motion made to approve the minutes from the June BOD meeting as emailed. Jessica Hubbard, Officer/Treasurer 1. Received financials as emailed. Motion made and approved to accept financials for June 2020 and YTD. 2. Reviewed Edward Jones portfolio. No motions made at this time. 3. Reviewed current building balance due; Lender sent over info about reducing rate. Motion made to utilize reduced rate on current loan. 4. Motion made to allow 2020 President to travel to one NAR meeting and two MR meetings in 2021 equaling up to no more than $5000 and this amount be added to the proposed 2021 budget as an overage on travel. 5. Motion made to send a letter to area boards regarding our growth plan. 6. Reviewed 2019 annual Audit Overview; No infractions found. 7. Motion made to purchase $100 gift cards for our 2020 State Directors as a thank you for their online representation of OGAR on the virtual conferences this year. Michael Wicklund, MLS Chair/1 Year Director 1. Motion made to have the following 3 options for status types when it has to do with a property going under contract: a. “Active w/Contingencies - Based on Sale of a Property” b. “Active w/Contingencies - Other” c. “Pending” 2. Motion to add “4+ Bdrm Units” to Multi-Family bedroom options. 3. Motion made to add an “Auction” category for Farm, Commercial, Vacant Land and Multi-Family listings (just as Residential is done). Recommendation made to MLS Committee to review current “Auction” verbiage and discuss any possible or necessary changes. 4. The current 3-Person Panel, consisting of the MLS Chair, the Gov Docs Chair and the Treasurer, (aka: the Tribunal) is to continue reviewing possible Clear Cooperation Policy violations and update our local penalty policy as needed. Kim to research possible policy options. Also, research and discuss team scenarios and how to process them. 5. Motion made to start displaying number of violations and amounts of violations in monthly newsletter; names shall not be displayed. 6. Motion to have Diane send out copy of the MLS rule for each complaint or police email received and with each violation incurred. 7. Motion made to create a Jotform link to the MLS homepage where agents can go to file a potential complaint of the Clear Cooperation Policy or any other potential violation on items in our rules. Separate links will be provided for Ethics complaints that go to MR and license law complaints that go to MREC. The links will also be pinned at the top of the OGAR Facebook page for agents to utilize. President’s Report – Brandi Haddock 1. Discussed nationwide concern on Realtor.com allowing a new ibuyer platform on their website; seeking comment from NAR. 2. Strat Plan is creating a 10-Year Vision Plan, as well as updating our governing docs and we are seeking BOD’s input on these items. Continued on next page

Sept 29th will be marked OGAR’s Realtor Safety Day, ask DR’s to move any broker opens for that day to another day if at all possible. 2. Presented possible COVID waiver for use at OGAR events. Motion made to create COVID release form and utilize for all attended events/meetings. 3. MREC meeting last week; No more anonymous complaints accepted. Terry Moore is retiring Sept of 2021; seeking replacement now. Allen Hall, President-Elect’s Report 1. Strategic Planning – Reviewed minutes. New directive being created; to include Technology, Growth, Compliance, Education, Viability, Legacy and Continuity. Strat worksheet created for meeting on Aug 26th at 11:30. 2. Program & Events – Meeting postponed to ensure venue will be available. 3. Governing Docs – Reviewed minutes. See motions made below: a. Motion made to allow our members a one-time, informational announcement/post regarding their candidacy and that NO solicitation be included in the announcement. b. Motion made to add to Policy that the Executive Committee, during a disaster or emergency situation, have the ability to take temporary action, that they deem necessary, then take it to the next board meeting for any further direction and final approval. c. Motion made to allow the 2020 Local Leadership Acad. Class form a task force with Kim and Laura for 2020-2021’s safety events. d. Many items were tabled due to lack of time, comm. to reconvene. 4. Membership & Community Service – Reviewed minutes. Awards – Meeting to be held in September. 2. RPAC – Total received for 2020 is $9510; goal amount is $16,192. 3. Technology – No meeting this month. 4. Nominating – Reviewed minutes. Motion made to reject slate as presented and have committee review rules and present new slate. 5. Local Leadership Academy – Class’ graduation is pending; regular meetings are all completed. Recurring Business: 1. Accounts past due presented; 1 agent, 1 company. 2. Random listing audit for every 100th listing is continuing. 3. Tracked monthly CCP violations; 3 for this month. New Business: 1. A complaint was brought forward, by a REALTOR member, against one of our affiliate home inspectors and reviewed by the BOD. After thorough discussion the BOD recommends the agent file the complaint with the Consumer Federal Protection Bureau. A letter will be sent to the affiliate to make them aware a complaint was filed against them. 2. A REALTOR member brought forward a complaint about a listing they have that a buyer’s agent let their clients go into the home unaccompanied. After reviewing all documents, video photos and text screenshots regarding the claim the BOD made a motion to send a letter and suspend the buyers agent’s keycard access for 30 days. 3. A recommendation is being made to Governing Docs to add a section in Policy about our expectations on affiliate procedures and standard business practices, as well as ethics. All of the above motions passed with majority vote. Meeting adjourned.
Page 10 NAR Launches Exhibit Celebrating Innovative Solution to Veteran Homelessness © Kansas City Regional Association of REALTORS® Mark Solomon, 2019 Good Neighbor Award Winner Immersive, pop-up installation called The Battle Home and co-founder of Veterans Community Project, being is unveiled in Kansas City's Union Station. interviewed by a Kansas City TV station. In honor of the 20th year of the Good Neighbor Awards, the National Association of REALTORS® is celebrating the impact of each of the five 2019 winners in their hometowns. Mark Solomon, a REALTOR® and combat Veteran, is one of five Good Neighbor Award winners honored in 2019 for making an extraordinary impact as a volunteer. NAR is recognizing Solomon with a pop-up art installation in Kansas City’s Union Station for his work as cofounder of Veterans Community Project (VCP), which works to eliminate Veteran homelessness. Since 2018, VCP has built 49 tiny homes in Kansas City, Mo., and provides comprehensive services to battle Veteran homelessness. "The Battle Home" is an experiential installation and replica of the tiny homes that VCP builds for Veterans. According to the U.S. Department of Housing and Urban Development, on any given night, more than 37,000 Veterans are living on the streets across the U.S. The installation brings this sensitive issue to life using "bricks" constructed from a fabric that is often representative of the Veteran homeless experience—sleeping bags. Videos tell the true stories of 11 homeless Veterans’ journeys from living on the street to living in a tiny home with VCP. Page 14 Debunking 3 Coronavirus Real Estate Myths Some Americans may be under the impression that high unemployment rates and recession are prompting a gloomy housing picture. They’re wrong. Home buyers may be in for a surprise, and homeowners may be missing out on opportunities if they fall for some common myths going around about the housing market. Consider these two headlines based on housing reports from the National Association of REALTORS® alone: Contract Signings Make a ‘Remarkable’ Move and Existing-Home Sales Surge to Record Pace in June. Realtor.com® highlights a few common COVID-19-related myths that may need some debunking: Myth #1: It’s a bad time to sell a home. After all, homeowners may be skittish with unemployment so high and a pandemic raging on. How could it possibly be a good time to sell? The reality is, buyers are frantically wanting a place to call home, but many homeowners are choosing not to sell. New-home listings plunged 14% in early July compared to a year ago. The total inventory is 32% lower year over year, according to realtor.com®’s Weekly Housing Trends report for July 11. Myth #2: Home prices are dropping. Home prices are actually rising. During the first quarter of 2020, the national median price for single-family homes increased by 7.7% to $274,600. “We’re seeing home prices grow faster than pre-COVID-19,” Hale says. “In fact, they are on pace with the home price growth we saw this time last year.” Record low mortgage rates boost buying power, Yun adds. “And when combined with a lack of supply will result in higher and higher home prices,” he says. Myth #3: Everyone is rushing to the suburbs. Urban centers certainly pose more challenges for social distancing during a pandemic than less densely populated areas. Overall, listings in the suburbs are showing higher interest nationwide. In May, the number of views on properties in suburban ZIP codes rose 13%—nearly double the views that listings in urban areas received, according to realtor.com® research. “We have seen homebuying demand recover faster in the suburbs and rural areas than urban areas,” Hale says. “There’s also evidence of home shoppers in cities that were hit early and hard by COVID-19, such as New York and Philadelphia, are seeking homes in nearby smaller communities at a higher pace, like the Poconos.” That said, not everyone is leaving the city. This may be partially centered to the wealthy, who can afford to do so. Also, it’s not easy for everyone to pick up and move. “This pandemic, although bad, will eventually pass," Karl Jacob, CEO of LoanSnap, told realtor.com®. "And when it does, are people really going to stop wanting to be in a city? I just don't think that's the case. Even though you can get delivery from GrubHub every night, it doesn't mean you're never going to want to go out to a restaurant, and if you have to drive 30 minutes to a restaurant versus being able to walk around the corner, that's a different lifestyle."
