THE PROPERTY Set on c.69 acres, the property is currently an active farm with farmhouse and yard. It has excellent road frontage onto the Maglin Road along its western boundary. ZONING & In the Cork County Council Ballincollig /Carrigaline Municipal District Local Area Plan in August 2017, DENSITY c.67.75 acres of the holding is zoned for residential development. Zoning BG-R-09 carries the following stated objective: “Medium A Density Residential Development. Development on this site requires provision to be made for the delivery of the infrastructure described in tables 3.1 and 3.2” of the local area plan. The remaining lands, c.1.5 acres are zoned “Open Space/ Sports Recreation and amenity”. Medium A density provides for a minimum net density of 20 dwellings per ha and a maximum net density of 50 dwellings per ha. A full planning report has been prepared by HW Planning and is available on request. SERVICES According to the HW Planning report there is an existing Irish Water watermain on the Maglin road, which can directly serve the subject site. This is connected with the harbour and city trunk watermain from the Inniscarra Reservoir which is known to have capacity. The existing wastewater network is also located along Maglin road. A pumping station may be required to serve part of the site and tie in with the existing infrastructure. Surface water collection for these lands will probably have to be attenuated on‑site before discharging into one of the streams bounding the site.
