OWNER OF THE PROPERTY Bank Zachodni WBK S.A. LEGAL STATUS OF THE PROPERTY The land is the property of the State Treasury. Bank Zachodni WBK S.A. owns the building and holds the perpetual leasehold title to the plot no. 70/10, valid till 2 June 2092. The Land and Mortgage Register for the property is maintained by the District Court in Wrocław (KW no. 9297.) Encumbrances – the property is not encumbered with any mortgage charges nor any rights or claims of any third party. List of rights – none. INTENDED USE IN THE LOCAL LAND DEVELOPMENT PLAN There is no new plan in place. Previous plan – marked: B 2 PP – location of industry which does not affect the natural environment LOCATION • Ca. 500 m from the city centre; • excellent location in terms of access by mass transit or individual vehicles; • close the the city’s main communication route - ul.Marszałka Józefa Piłsudzkiego; • close to industrial premises; PARKING LOTS There are ca. 15 parking places in front of the building. BUILDING AREA • industrial building area 8.394 m2 • warehouse area 428 m2 Height of the ground floor:3,30m, height of other floors:=3,90m PLOT AREA • plot no. 70/10, AM-5, area: 13.492 m2 OVERVIEW There are two buildings on the plot: an industrial building and warehouse. Industrial building – a detached building; without basement; rectangular- shaped; comprises a two-storey production and warehouse part and a three- storey social and utility part. The ground floor comprises office, social, production, storage space and personal traffic room. On the first floor there is a ca. 2,800 sq m production hall and social, storage space and personal traffic rooms. On the second floor of the social part of the building there are storage, social and ICT rooms. The building has three stairways – two in the social part of the building and one in the production part of the building. There are two ramps near the front wall. The building was constructed in 1988 by Zakłady Diora as a radio production plant. At present, the building is partially rented. Technical description – the shell is made of reinforced concrete; 18 m long and 6 m wide. External walls are made of Kelbet wall slabs and brick in wall parts with gates. Window frames: metal window frames; in some office rooms – PCV windows. Plaster: cement and lime painted plaster on walls and ceilings; tiled washing facilities. Floors: seamless poured flooring in corridors and production rooms; carpet flooring in office rooms; washing facilities tiled with milled rock tiles. There are skylights made of metal and pane grates in the production part of the building. The following systems are installed in the building: water and sewage, central heating (own oil heating room), electrical and telephone systems. Warehouse – a detached one-storey building; without basement; located behind the industrial building. The building was constructed in a traditional way; made of solid brick. The building cannot be used any longer; to be demolished. DESCRIPTION Industrial building The building has a rectangular layout on the modular grid 6,0mx6,0m. This is a 2-storey building (except for one bay, which has 3 floors), without a basement. Length: 18x6,0m width: 6x6,0m. The building has: • 2 over ground floors, outline: 16x6,0m and 6x6,0m • 3 underground floors, outline: 2x6,0m and 6x6,0m This building was constructed in 1988 by Zakłady Diora, as a radio manufacturing plant. At the back of the main building, there is also a warehouse – a one-storey building constructed by means of the traditional technology. In front of the main building, there used to be a gate house /now demolished/. The building is being rented. Technical description of the industrial property - the building has a skeleton structure, in line with an individual design. beams situated every 6 meters. Pre-fabricated beams are mounted in the foundation base. Prefabricated reinforced concrete spandrel beams are supported by beam brackets. Spandrel beams in intermediary ceilings support reinforced hollow core slabs. Over the 2-storey part of the building (flat roof) – pre-tensioned prestressed concrete girders with the span of 18 metres and pre-cast concrete roofing slabs. Over the 3-storey part of the building / flat roof/ - pre-fabricated spandrel beams and roofing hollow core slabs. External walls are made of “Kelbet” screen plates. Staircases – reinforced concrete stair slabs (flight of stairs) supported by staircase landing slabs. Lift shafts – ceramic brick, reinforced concrete foundation. Internal walls: brick (12 and 25 cm) or chequer brick and aerated concrete (12 and 6/5 cm). External walls: brick (in areas with gates), elsewhere – multi-layer pre- fabricated slabs. Roof ridge skylight – the carrying construction is made of a space frame. Window joinery: metal windows, office rooms – PCV windows. Plaster: walls and ceilings – cement and calcareous plaster, painted; WCs - ceramic tiles. Floors: concrete floors; office rooms – fitted carpets; WCs – gress tiles. WCs - walls covered with ceramic tiles. Gutters and rain water pipes – PCV. Façade – cement and calcareous plaster. The retail property has the following utilities: water supply, sewage disposal, central heating (in-house oil boiler room), power supply, telephone line. Technical description of the warehouse – the building is made of full ceramic brick. Partition walls are made of ceramic brick or plaster-cardboard slabs. Ceramic ceilings and underslung ceilings made of plaster-cardboard slabs. Internal stairs – reinforced concrete covered with ceramic tiles. Presently, the building is being not used.
