IMPORTANT INFORMATION November 25, 2020 Name Address City, State, Zip Dear Valued Owner or Member of the Wellington Equestrian Club, ADT has renewed its contract with the Wellington Equestrian Club Master Association, Inc. and we are pleased to be able to once again present you with security monitoring and services. The new contract begins January 1, 2021. This service is provided to you through your Association and is another benefit of living in the exclusive Wellington Equestrian Club community. You will continue to receive the highest level of customer care and service from our Community Association Team with monitoring 24/7 from our own state-of-the-art ADT monitoring center. As a benefit to all Owners and Members, your Association and ADT have restructured the renewal agreement to include the upgrade of your security system. Your new system will now include cellular communication so a phone line or voice over cable is no longer needed for system communication. Additionally, you will be to control your security system using an application on a smart phone, tablet or from a PC. This new program provides a significant benefit to each Owner and we commend your Board of Directors for their proactive approach to your safety and security. As part of our agreement, ADT will install a new ADT Safewatch Pro 3000 security system in each residence to replace the existing system. The new system will include a new control panel with a long-life standby battery, up to 3 Fixed English keypads to replace existing wired keypads, an RF receiver (making it possible for your system to receive signals from wireless devices), a remote keyfob and an Alarm.com cellular communicator which also provides the ability to control your system remotely. At the time of installation, we will test your existing devices to ensure that they are working properly and connect them to the new system (proprietary and incompatible equipment is excluded). We will make minor repairs to wired surface mounted contacts at no charge. Other needed repairs may be chargeable. Services specifically covered by the Agreement are at no additional cost to the Owner and are included in the bulk monthly fee paid to ADT by your Association. There are additional costs for services not covered by the Agreement or are optional selections by the Owner. Additional costs will be billed/paid for by the Owner/Member directly to ADT. If you are currently paying ADT on an individual basis for cellular communication or basic interactive services, you will no longer be billed for these services effective 12/01/2020. If you have prepaid any charges, you will receive a refund. Please call ADT at 800-878-7806 to schedule the upgrade of your security system. You must be available to receive an email at the time of installation to set up your Alarm.com account. Installation will take approximately 4 hours. There will be no interruption of service so you can schedule at your convenience. Please let us know if you have changes in your emergency contacts or phone numbers and provide us with your cell number when you call.

Our technicians are wearing masks, gloves and booties when they enter a home. They are taking extra sanitizing precautions and practicing social distancing as much as possible as recommended by government authorities. The new systems can be modified to meet your individual needs for an additional cost. A list of system enhancement options is enclosed. Your new system will give you the option to utilize new technology including the addition of wireless devices for added protection. You can add additional keyfobs, smoke, heat, carbon monoxide, motion, glass break, and flood detectors. You can also upgrade your Alarm.com Interactive Services to add numerous home automation devices and cameras. If you would like to enhance your system to include any of our customized services, please let us know when scheduling your upgrade. This will help to ensure your technician has the time and equipment needed for your home. There is no added labor charge for the installation of wireless devices at the time of system upgrade. Residents may participate in our Quality Service Program (QSP) for just $10 per month. This comprehensive service plan covers parts and labor for normal wear and tear during normal business hours. Please call us for details. The Palm Beach County Sheriff’s Office (PBSO) requires that all users of monitored alarm systems obtain a Burglar Alarm Permit. Remember to renew your permit annually and confirm that ADT has your permit number when you call to schedule your installation. If you do not already have a permit, you may register online at https://alarms.pbso.org/. For assistance completing the online form, please call the PBSO Alarms Unit at 561-688-3695. Failure to have a Burglar Alarm Permit may result in a fine from PBSO. We encourage you to regularly use and test your security system to protect your family, home and personal property. In addition to providing you with peace of mind, a monitored security system can save you up to 20% on your homeowner’s insurance. Ask your insurance agent for details. ADT understands that what works for your neighbor may not be enough for you, so instead of offering
only standardized pre-packaged equipment and services, we provide a variety of services and products
that allow you to pick and choose your own personal level of security. Please let us know if interested in
customized service options when scheduling your panel replacement.
ADT Safewatch Hardwired Keypad (each: $100 Fixed English, $175 Deluxe Alpha*)
Keypads provide complete control over the security system. The Fixed English Keypad displays
messages in a large easy-to-read LCD window. The Deluxe Alpha Keypad displays zone name and
messages (custom programmed for your home) in a large easy-to-read LCD window and also
voice-annunciates system status and zone information. *Plus labor if new wiring needed.
Color Graphic Touchscreen Keypad ($199 each)
You may upgrade to a touchscreen keypad in white or silver with voice annunciation of alarm
conditions. Features include a digital picture frame and family message center.
Wireless Keyfob Remote ($65 each)
This wireless remote allows you to easily arm and disarm system and provides an extra level of
convenience, comfort, and peace of mind.
Wireless Motion Detector ($100 each) or Enhanced Wireless Motion Detector ($150 each)
Motion detectors detects motion in the home and send a signal to our monitoring center when the
system is activated. The enhanced motion (recommended for homes without pets) have beams that
go to the floor to help prevent against a crawling intruder.
Wireless Glassbreak Detector ($100 each)
Glass break detectors determines when glass has been broken or cut based on frequency and sends
a signal. These detectors may not be effective with impact windows or windows with film.
Wireless Contact ($50 each) or Wireless Combination Contact & Shock ($130 each)
Magnetic contacts detect open & closed conditions of doors, windows, or virtually anything that opens.
The combination sensor has built in shock sensing technology that can detect abrupt, forcible attempts
at entry.
Monitored Wireless Fire or Carbon Monoxide Protection ($100 each)
A monitored smoke/heat or carbon monoxide detector will work around the clock to help protect your
family and belongings 24/7 — even when your system is not armed.
Flood Detector ($100 each)
Flood detectors can help protect your home against water damage. It is ideally suited for a wide range
of applications including bathrooms, kitchens, laundry and utility rooms.
Lamp Module ($70*) or Master On/Off Light Switch ($110*)
Lighting Control provides the ability to remotely turn devices and lights on and off from your
internet-connected phone, tablet, or computer. *Requires Remote + Home Automation Service.
Master on/off light switch requires partnered installation by an electrician ($200).
Interactive Thermostat ($160 each) or Remote Zwave Door Locks ($250 each*)
Remotely lock and unlock your doors or check on the status locks (or thermostat) from your
internet-connected phone, tablet, or computer. *Requires Remote + Home Automation Service.
Interactive Cameras ($170 each indoor*, $270 each outdoor*) or ADT Doorbell ($200 each*)
Cameras provide live streaming video and recorded clips from any internet-connected smart device.
ADT doorbell provides full-color night vision & motion sensor alerts with live feed to your smart phone.
* Cameras and ADT doorbell require Remote + Video Service and may incur an additional labor
charge if new wiring is needed for camera(s).
