Running Y Ranch Resort Owner’s Association April 2020 I Volume 2 Issue 12 www.owners-runningy.com HAome Owners Association News bi-monthly newsletter celebrating the experience, life, and news of Running Y Ranch Resort A Note From The Manager COVID-19 / Winter Activities / Traffic / Architectural Review Drones / Sports and Fitness Center / Things to Do COVID-19 Since we are being deluged with information about the impact of the pandemic, I won’t repeat big-picture stuff here, but I would like to give an update from the Running Y perspective: • The Sports & Fitness Center is closed (mandated by Oregon exec order 20-12) until further notice. During this time the association is taking the opportunity to complete several already scheduled reserve projects (shower stall re- placement, locker replacement, interior painting, pool equipment R&M, and lighting replacement). Additionally, the Sandhill Spa (also closed by exec order 20-12) is moving out of the SFC, making room for a larger meeting/ activity room. The management company plans to complete most of these projects before the facility reopens. • Owner Services is available 24/7. However, shuttles to/from the train station will be suspended as of April 03. • The Ruddy Duck and Market are open offering takeout service only, with limited delivery service available through Owner Services. Watch HAC emails for updates. • The off-leash dog area remains open with a recommendation to exercise social distancing while visiting the park. • The Aspen Run pond is open, with 250 newly stocked trout available for harvesting. Thank you to Jim Ricks for co- ordinating and Oregon Department of Fish and Wildlife for providing the fish. Ditto on the social distancing. • The trail system is open, as well. This is a great opportunity to enjoy this amenity instead of just staying home. The situation is changing daily, so your Board of Directors and the management company will issue updates through HAC and by email notices from the HOA website. Here’s to a rational response and a rapid recovery. Winter Activities Although the snow is gone, at least for the time being, progress was made in planning for groomed cross-country trails this winter. The City of Klamath Falls brought equipment and an operator to Running Y to brief our crew on equipment operation and procedures that are being used on the Moore Park cross country trails. The work represents a coordi- nated effort between the developer and the Association to expand winter activities at Running Y.
A Note From The Manager Traffic / Architectural Review / Drones Continued... Traffic With spring weather here, at least temporarily, traffic safety is becoming an issue. During the snowy weather, there were several accidents involving drivers losing control on slick roads. Now that the roads are clear, some drivers apparently feel that it’s off to the races. The following notice was posted recently on the Association website: “The HOA office is receiving an increasing number of complaints about speeding and running stop signs at the resort. Association policies establish a 25 MPH maximum speed limit for the resort – the roads are engineered with curve radii and sight distances for a safe 25 MPH design speed. Speeds in excess of that reduce the ability for a driver to see and avoid other vehicles or obstacles in the roadway. In addition, we have pedestrian traffic on many of our roads, which creates an added safety problem with speeding vehicles. The Association President and Board of Directors are concerned, and if the situation continues, they may be compelled to take enforce- ment measures, up to and including the purchase of photo radar equipment and the imposition of fines for traffic violations. The equipment is expensive, and the cost would be covered by the Association, probably only partially offset by fine revenue. Please slow down and observe stop signs. Share it with your neighbors if you observe them violating traffic poli- cies. Peer pressure can be very effective.” I’d like to add that owners are responsible for policy compliance by anyone in residence at their property. That means an owner could be fined for violations committed by guests or renters. It’s a court-tested component of the Running Y governing documents. Architectural Review The Architectural Review Committee is reviewing and updating the ARC Policies and Guidelines for the first time since 2011. The purpose of the review is to update the policies to reflect the current organization and proce- dures as well the over-arching goal of maintaining and building property values by ensuring a high standard of quality is maintained in the neighborhoods. Drones While drone photography is becoming an integral part of real estate sales and marketing, there are Federal and State legal restrictions on drones, including unauthorized drone flights over private property. If you are oper- ating a drone, it would be in your interest to familiarize yourself with relevant laws before overflying a neighbor’s property.
A Note From The Manager Sports and Fitness Center Update / Things to Do Continued... Sports and Fitness Center Update The management company is moving forward with approved reserve projects for the SFC including interior painting, pool filter replacement and updated LED lighting in the pool building. The locker rooms will receive new lockers and shower stalls for the first time since the facility was built in 1997. The departure of the Sandhill Spa at the end of March will signal the beginning of a Board-approved project to return that space to an activity and meeting area, freeing up the current meeting area behind the front desk for expansion of the fitness area. Things to Do Abundant outdoor activities are available at, or within a few miles of the Running Y. If you are a biker or hiker, the Running Y has miles of paved and unpaved trails, including a varied system on the Skillet Handle offering hik- ing/biking, bird watching and horseback riding. Just a few miles west on Highway 140, the Spence Mountain trail system is developing into a world-class trail complex. These trails offer a great and varied outdoor experience without the heavy use seen by many trail systems in Central Oregon. For more information, or if you’d like to become involved in local trails, visit the Klamath Trails Alliance website at http://www.klamathtrails.org/ Continue west another five miles to the Crater Lake Zipline, for treetop ziplining and related adventures. The fa- cility has grown into a family activity area appealing to all generations. The Zipline anticipates opening in early May. Check out their schedule, ziplining tours and other adventures at http://www.craterlakezipline.com/ Jon Families First Coronavirus Response Act (FFCRA) The recently passed federal FFCRA provides assistance for eligible employees to receive additional paid leave for reasons related to COVID-19. The management company (the Association does not have any employees) is working to keep as many people working as is safely and economically possi- ble, and to provide assistance through FFRCA and other means to minimize the financial impact on those unable to work as a result of COVID-19. I encourage everyone to get a login for the site. There are new features and a wealth of information from individual account status to Associa- tion schedules and documents. Where serenity, discovery and exploration abound.
Greetings Homeowners COVID-19 / Homeowner Dinner / Pop-Up Dinners and Events COVID-19, a word most of us had probably never heard of six months ago and now is part of our daily conversations. We at Running Y Resort are taking precautions and the necessary measures to protect both our associates and our homeowners while we ride out this virus. Jon Barkee recently shared a memo on the owner’s website that was distributed to staff. That memo details the steps we are taking as an employer to keep exposure to our fellow associates, and therefore guests, to a minimum. In addition to asking associates to stay home if they are sick, we are also being proactive and increasing cleaning in the public areas and our guest rooms. We have scheduled a deep cleaning in our kitchen as well. Hand sanitizer, although hard to find these days, is now more accessible for anyone visiting and will remain so as long as we are able to get the product. Yes, there have been many cancellations. Our Sales team is working hard to reschedule all group functions and the Front Desk team is assisting those customers whose travel plans have had to change, whether by choice or at the direction of their own employer. Breaking the habit of shaking hands is proving to be a slow process. Above all, we are doing our best not to panic. On a lighter note, a huge thank you to everyone who has attended the Ruddy Duck for the weekly homeowner special dinner. These have grown in popularity since they started, and the feedback has been very positive. The weekly dinners are slated to be put on hold at the end of March through the summer months due to the increase in guest travelers. 2020 Golf News Investing in the Future of Our Golf Course The golf course remains open! The governor’s office has allowed golf to continue as long as safety precau- tions are followed. You can find our safety plan on the Running Y website, or feel free to give us a call and we can explain the protocols that we have in place. Please respect the social distancing directive and use the phone. We are not permitted to allow anyone to enter the golf shop. Let’s all hope the restrictions come to an end sooner rather than later. As those of you who enjoy our golf course know, we have made a significant investment into our bunkers over the last two years. We have been working to replace all of the sand in the bunkers on the course. The old sand had been contaminated with soil and other materials over the years and had become borderline unplayable. The new sand was brought in by train from a location north of Spokane, WA. Although the sand tends to be soft and fluffy when initially installed, once it settles it makes for a nice firm playing surface. As a matter of fact, it is the firmest sand (based on scientific testing) we could find in the western US. Firm sand is desirable as long as it’s free from contaminates that can seal the top layer. Playability will definitely be enhanced. With some guidance from the Arnold Palmer Design company, we are also eliminating several bunkers that never really came into play and/or punished a severely errant shot too much. As this project wraps up this Spring, we are excited to announce another significant investment into the golf course! Our brand-new fleet of golf carts has arrived. We have upgraded the fleet to a more sustainable lithium battery system that will eliminate the current 6 lead acid battery system. The new carts will use up to 40% less energy, and the batteries are 100% maintenance free. In addition to the new fleet of carts, we are also updating our mowers on the course. Essentially every piece of equipment that gets used on a regular basis will be replaced in 2020. We will become more sustainable in this area as well. All of our reel mowers will now have “hybrid” cutting units. This means that they will be run by an on-board electric generator rather than hydraulic oil. This makes the engines significantly more fuel efficient while reducing the need for hydraulic oil at the same time. An added bonus is that the quality of cut will also improve! We will also be replacing six maintenance utility carts and getting a new control panel (brain) for the main pump station that runs the irrigation system. These investments will ensure that we are able to operate the golf course at the highest level for many years to come! In the coming years, we intend to address the aging irrigation system and cart path system as well. We should all feel fortunate to have an owner willing to invest in the quality of our property! Sandhill Spa Spa Remodel and Grand Opening Update We are very excited to welcome you to the exquisitely renovated Sandhill Spa! The spa has been officially relocated to what was previously known as the Ranch House, located behind the Golf Pro Shop. There will be a soft opening specifically for you, our Running Y homeowners, as well as a Grand Opening with a ribbon cutting for the public - once we receive approval from state officials to reopen (details and date to come). Since the remodel construction began in July 2019, John Lindsay, Grounds Superintendent for Running Y Ranch Resort, and his crew have been working closely with Kim Abel of Abel to Dream Interior Design to meld the existing architecture of the building with natural and rustic design – and we have to say, the result is truly stunning!! With additions of new relaxing treatments, Sandhill Spa will also offer a Himalayan salt room, dry sauna, and two couple’s massage rooms, one with a beautiful copper soaking tub. We are incredibly excited to share the brand-new spa with all of you. Your ongoing support is greatly appreciated and we look forward to helping you renew your body and lift your spirit. - Malissa Cochrane, Director of Sandhill Spa - Sports and Fitness Center News SFC Renovation / Staying Active / Coming Together Although the fitness center is temporarily closed, we are busy working on a few upgrades to the facility. The lighting in the pool area is being replaced with new LED lights . Our sauna was repaired and cleaned just as the management company construction crew arrived to begin work on the shower stalls and lockers. All of the shower stalls have been removed in preparation for new tile enclosures. The painters have arrived and the interior of the building is now a beautiful grey/beige! All in all, the Running Y team has been amazing. It has been so nice to witness everyone stepping up to help one another. Em- ployees, managers, and residents all coming together. Be sure to shop local whenever possible. Lisa does a great job stocking necessities and making tasty food for those times we don’t want to cook. The Ruddy Duck has been serving delicious meals to go as well. I’m so thankful both places are staying open for us. Fitness goals - don’t eat all the food in the pantry at once. There are countless free workout websites. Google or YouTube are great websites to search for at-home workouts. One activity to stay busy and active is to go through your closets, attics, and storage areas. Toss or donate items you no longer use or want **Tip: before you throw out collectables, check a collectables website to see if you have something valuable. The weather is expected to get better, but please keep in mind that we all want to get back to work and see all of you again. Please continue to stay hydrated, keep your distances, wash those hands, and don’t touch your face or other’s faces.
