Jason Bond REIQ Responses for questions 2020 General Member Director election.
1. What are 3 key issues of importance to the real estate profession in Queensland you would
promote and support as a Director of the REIQ?
The 3 key issues of importance that I would strongly promote and support are; mandatory/ statutory
requirement for continual training for the entire real estate industry (not just the REIQ Members as is
currently the case); increasing the level of knowledge/ study required to obtain your real estate
registration/ licence and simplifying/ making more transparent the current complex legislative
environment we operate in. I believe that the above with further strengthen and protect consumers
and clients.

2. Please describe your background and experience in the real estate profession including
any positions held and contributions made to the REIQ.
I have been fortunate enough to have operated in the Real Estate industry for over sixteen years and
have learnt a tremendous amount in this period. I have experienced some great times and some
challenging/ hard times as seen during the Global Financial Crisis. Today I am the Director of Élever
Property Group, and I am extremely grateful to my marvellous staff who I solely contribute our
continued success year on year. Additionally, I have been involved with the REIQ for over ten years
and have been fortunate enough to hold multiple position during this time. These include being the
Sales Chapter for two years and the Zone Chair for the Northern Suburbs for four years.

3. Please list any professional skills and experiences beyond the real estate profession that
would assist you in undertaking the role of a Director of the REIQ.

Whilst I am a strong believe in academic qualifications, I also believe that experience plays an
incredible role in one’s professional development. Whilst I do not hold any tertiary qualifications,
I have over sixteen years real estate and business experience. I currently hold my full real estate
licence in the State of Queensland and Victoria as well as engaging in continual study through the
REIQ to further increase my real estate knowledge.

4. Outline any experience you have, or any professional training that you have completed in
the role of a company director that would assist you in undertaking the duties of an REIQ
Director. This might include governance roles outside the corporate world, for example as
a member of a sporting club/community committee or school P&F
I have been a Director of my own real estate firm now since 2007 apart from that the best I can say
here is that I am a long-standing member of the MIGHTY Essendon Football Club (next year is our
year); please don’t hold this against me! But on a serious note I attend a large number of REIQ/
external training events to continually develop my knowledge and experience to better assist/ support
my staff as well as our clients/ colleagues.

5. Please describe anything else you would like REIQ members to know about you and your
ability to take on the role of a Director of the REIQ.
I am a big believer in what the REIQ does for our industry and what they stand for. I want to ensure
they are around for another 100+ years. To achieve this, I believe we need to have some young
blood on the board to show a different perspective/ approach as well as assisting in recruiting the next
generation to join up as members of the REIQ. I believe the average age of an REIQ member is circa
50 which means that whilst there is plenty of real estate experience in the ranks, we really need to
start attracting industry professionals in their 20’s and 30’s to join. I will do everything in my power to
achieve this and help drive the REIQ for the next generation.

Q1 a) Agency practices are evolving and skills are quickly depreciating. Continuing the REIQ
focus in providing a strong Learning and Development program for all members is vital for
us in upholding our relevance and fees.

     b) Additionally, changes in agency business and sales team structures, increased costs
for subscriptions and technology and fee competition, profits are under pressure and
declining. Can the REIQ develop adjunct services for members and diversify income streams
for them and the REIQ?
   c) The rise of industry bodies seeking membership and subscriptions from businesses
and individuals in many cases duplicating services is causing confusion across the country.
What will this potentially look like in 5 years and what effect will it have on the REIQ.

NOMINATION GENERAL MEMBER DIRECTOR
                                 DARREN JOHN GRIMWADE
Question 1. What are 3 key issues of importance to the real estate profession in Queensland you would promote
and support as a Director of the REIQ?

There are numerous issues that I feel need to be closely monitored during these uncertain times in our
industry. Firstly, I would like to see the REIQ pay close attention to digital disrupters and modern
technology platforms that have the ability to destabilise our industry.

Secondly, I feel that the Government regulations applied to our industry needs to be reviewed and brought
into the 21st century. There are so many regulations and legislative requirements that are outdated and
costing agencies time and money.

Thirdly, I would like to see the REIQ further align their brand to more corporate partners and leverage their
brand power and membership base strength to deliver further financial benefits to our members.

Question 2. Please describe your background and experience in the real estate profession including any positions
held and contributions made to the REIQ.

I am currently the Principal/Licensee for our family run real-estate business. We operate a small boutique
real-estate agency in the Moreton Bay Region, primarily specialising in property management. Prior to
opening our own business, I have previously worked for a real-estate franchise as a sales consultant where
I was awarded the ‘rookie of the year’ in my first year in the industry.

Question 3. Describe your academic and professional qualifications. Please list any professional skills and
experiences beyond the real estate profession that would assist you in undertaking the role of a Director of the
REIQ.

I am a Graduate of the Australian Institute of Company Directors (AICD). I completed this qualification in
2017 and since completing this qualification have undertaken numerous professional development updates
to enhance my skillset in corporate governance, risk management, audit and strategic framework
development.

Additionally, in 2008 I was recognised as the ‘Young Entrepreneur of the Year’ in Queensland.

Question 4. Outline any experience you have, or any professional training that you have completed in the role of a
company director that would assist you in undertaking the duties of an REIQ Director. This might include specific
technical competencies / training you have completed; experience in managing areas of major risk to an
organization or business; governance roles outside the corporate world, for example as a member of a sporting
club/community committee or school P&F.

I am currently an elected Councillor in the Moreton Bay Regional Council. The responsibilities of a
Councillor are very similar to that of a Company Director, including providing good corporate governance
to ensure the organisation is directed, controlled and held to account. I am currently the Chair of the
Planning Portfolio.

Previously I have held a role as a Franchise Director for one of the largest taxation firms in the world. This
role provided me important Director related skills and also provided me with extensive experience on how
franchises operate.

Question 5. Please describe anything else you would like REIQ

I have previously been elected into the Queensland Parliament and served a term working in the Local
Government, Housing & Transport Committee, which was responsible for the oversight and scrutiny of
legislation brought before the Parliament. This role has created many existing relationships and networks
from both sides of politics in the Queensland Parliament and provided me extensive skills relating to how
legislation is developed, consulted, scrutinised and implemented. I feel this experience would be a major
asset to the board if I was provided the opportunity to be a Director of the REIQ.

Question 1
3 Key Issues of Importance to the real estate profession in QLD
    1. Education Requirements
    2. Ethics and Legal
    3. Mental health and personal development

Question 2
Background and Experience in the real estate profession
Real estate has been the only career I have had to date, surrounded from a young age I went on to
study real estate and finance at University and started in commercial real estate in my final year of
study. I have since been in the industry for close to 10 years dealing in industrial, commercial and
residential real estate both selling and property management.
I have always seen myself as a business owner rather than an agent and 2 years ago started my
own agency The Real Estate Firm which is still operating today.

Question 3
Describe your academic and professional qualifications
I hold a Bachelor of Business majoring in Real Estate and Property Development and a Bachelor of
Commerce majoring in Finance.

Question 4
Outline any experience you have or training you have in the role of company director that would
assist you in this role
I believe my current role as a business owner provides me with great experience for a Directors
role with the REIQ. There is a lot more to real estate than being an agent and being a business
owner means you are also dealing with Trust Accounts, auditing and record keeping requirements,
licensing and legal requirements, CRM’s and technology workflows, websites and brand design as
well as establishing a strong ethical reputation that stretches further than sales results. Further to
this as an independent company we have navigated all of this on our own as opposed to having a
franchise support network to help along the way further increasing my understanding and
knowledge of these areas.

Question 5
Anything else you would like the REIQ member to know about you and your ability to take on the
role of the Director of the REIQ
For many years I have felt that the real estate industry in Queensland requires improvement. I am
an advocate for further training and development to enter and remain in the industry and I believe
advances in technology can further improve and benefit the industry as a whole.
I have experience and I am young and I can be a voice for youth and the future direction of the
industry. I am passionate about the industry, my company and innovation and I believe I have
something to contribute to the industry and what better way to do that than with the REIQ.

Zoran Solano General Member Director Nomination Q&A

Q1: What are 3 key Issues of importance to the Real Estate Profession in QLD you would Promote and support as a Director
of the REIQ.
Firstly, I believe the Real Estate profession is one that is commonly misunderstood by the general public and often falsely
looked upon as an “industry of Sharks or Cowboys”. I strongly believe that enlightening the public and empowering those
within our industry that there is a strong culture of Professionalism is extremely important. I believe that bodies like the
REIQ are vital to the future of our industry.
Secondly, another key issue of importance is the support and recognition of all disciplines within the Real Estate community
too often is the focus on Residential Sales and Property Management and not on other minorities such as Commercial, and
also Buyers Agency. As a director I would promote an increased support for these minorities and investigate opportunities
to enhance the REIQ’s ability to assist those parties.
Thirdly, and I believe one of the most important issues I personally would like to stand up for is the voice of our young
professionals within the industry, support for the new age of Real Estate professionals will be different from the past, and
the REIQ needs to continue to evolve to stay current and relevant.

Q2: Please describe your background and experience in the real estate profession including any positions held and
contributions made to the REIQ.
My Exposure to Real Estate started at a young age, as a child I have fond memories of helping my grandfather look after a
block of flats he used to own, this exposure to property from such a young age planted the seed. Throughout my teenage
years my mum, Liz Wilcox was one of Brisbane’s most prominent Buyers Agents and also an REIQ Buyers Agent of the Year
winner. At 17, I undertook my Registration course via the REIQ and on my 18 th birthday I submitted the paperwork to the
OFT to waste no time getting into the industry.
Over the years I have completed the competencies for Principle and Auctioneer licence, and maintained an active role within
REIQ, having been an Award Finalist, Guest Speaker, Trainer and Volunteer. I have been deeply involved with the
association. I am also a member of the 2018 Young Guns, and also the previous Young Industry Professionals Panel with the
REIQ and I am currently the Buyers Agent Chapter Chair.

Q3: Describe your academic and professional qualifications.
Born and Raised here in Brisbane, and after graduating from the Anglican Church Grammar School I then jumped straight
into my career as a Property Buyers Agent, I hold a Real Estate Registration, and also have completed the competencies for
my Principles licence and also Auctioneers licence. In my day to day role I assist clients to create top performing investment
portfolios helping with everything from Purchasing, to Renovations and Property Management and Vendor Advocacy.

Q4: Outline any experience you have, or any professional training that you have completed in the role of a company
director that would assist you in undertaking the duties of an REIQ Director. This might include specific technical
competencies / training you have completed; experience in managing areas of major risk to an organization or business;
governance roles outside the corporate world, for example as a member of a sporting club/community committee or
school P&F.

As the Managing Director of our agency Hot Property Buyers Agency and Hot Property Management, I have developed skills
that will greatly assist me in the role of REIQ Director, people management is one, but also developing improved processes
and training for our team especially this year with the COVID 19 Pandemic. We have aimed to be at the forefront of the
industry with legislative change during this time which has meant constant training and risk management. By nature, I am
generally known as cool under pressure and a confident leader and my aim would be to bring these qualities to the board of
the REIQ.

Q5: Please describe anything else you would like REIQ members to know about you and your ability to take on the role of
a Director of the REIQ.

I have never let age get in the way of achieving my life goals, be those goals, work related, personal or investment. One of
my goals for several years now is to represent my fellow members as a Director of the REIQ, to ensure that this 100 year old
organisation stays relevant to our changing industry and world, and provides value and knowledge to our members to
provide the best service we can to our clients and up hold high standard of ethics and processes in our business. I also want
to assist members leverage the REIQ community and buying power to better their businesses so they can succeed in
business and also strengthen the REIQ as the industries peak body.
