Welcome to The Neighborhood! Hello neighbors and hello fall! September is here – 4th quarter! We are rounding out the year and rolling right into the holiday season. But first I want to recognize September 28th which is Good Neigh- bor Day! Want to be the favorite person on your block? National Neighbor Day celebrates the importance of being a good neighbor while contributing to one’s community and each other. Relationships with neighbors can often lead to close friendships. Neighbors are almost like family. They’re close to you in more ways than one. That’s why National Neighbor Day, held annually on September 28, promotes good relationships between neighbors. As Mister Rogers would say, “Please won’t you be…my neigh- bor?” Take a few minutes this months to spend a little extra time with your neighbors. Say Thank You for being a good neighbor. We live in a special place. Thank you for such an awesome turn out to our August Always Welcome Social. In case you missed it, Richard Palazzo presented the features of Orlando’s annual gastronomic fund raiser known as Magical Dining. The event, which involves fine dining establishments from all over the Orlando area, began a few days ago and continues thru Oct 3rd. A $1 donation from every meal will support Path- light HOME and IDignity charities. Reservations are highly encouraged and are probably filling up quickly. It is hard to pass up a three course meal for $37! More details are available at https:// www.magicaldining.com/ Keep Sept 15th at 6:30pm open on your calendar for our next Social. We are going to have a very special guest from our Polk County Library System to help us explore what the library has to offer residents. Did you know you can have library books mailed to you? That and more coming up on Sept 15th. Join us in the Ball Room. Our goal is to offer all residents information about Del Webb, Polk County and Florida. Information about this new place we call home. It is also a club to network between residents who have been here for years and those who moved in recently, so we can all become GOOD NEIGHBORS! DWO Board of Directors Model Code of Ethics for Community Association Board Members The Del Webb Orlando Board of Directors has adopted the CAI Model Code of Ethics for Community Asso- ciation Board Members to encourage the thoughtful consideration of ethical standards for community lead- ers. The model code is not meant to address every potential ethical dilemma but is offered as a basic framework that can be modified and adopted by any common-interest community. Board members should: 1. Strive at all times to serve the best interests of the association as a whole regardless of their personal interests. 2. Use sound judgment to make the best possible business decisions for the association, taking into con- sideration all available information, circumstances and resources. 3. Act within the boundaries of their authority as defined by law and the governing documents of the asso- ciation. 4. Provide opportunities for residents to comment on decisions facing the association. 5. Perform their duties without bias for or against any individual or group of owners or non-owner residents. 6. Disclose personal or professional relationships with any company or individual who has or is seeking to have a business relationship with the association. 7. Conduct open, fair and well-publicized elections. 8. Always speak with one voice, supporting all duly adopted board decisions—even if the board member was in the minority regarding actions that may not have obtained unanimous consent. Board members should not: 1. Reveal confidential information provided by contractors or share information with those bidding for asso- ciation contracts unless specifically authorized by the board. 2. Make unauthorized promises to a contractor or bidder. 3. Advocate or support any action or activity that violates a law or regulatory requirement. 4. Use their positions or decision-making authority for personal gain or to seek advantage over another owner or non-owner resident. 5. Spend unauthorized association funds for their own personal use or benefit. 6. Accept any gifts of any value in their role as a Board member—directly or indirectly—from owners, resi- dents, contractors or suppliers. 7. Misrepresent known facts in any issue involving association business. 8. Divulge personal information about any association owner, resident or employee that was obtained in the performance of board duties. 9. Make personal attacks on colleagues, staff or residents. 10.Harass, threaten, or attempt through any means to control or instill fear in any board member, owner, resident, employee or contractor. 11.Reveal to any owner, resident or other third party the discussions, decisions and comments made at any meeting of the board properly closed or held in executive session. Message from Stephanie STEPHANIE ACKLEY TAYLOR, LCAM Community Manager Hello Del Webbers! Welcome officially to Fall! How it is already September is BEYOND me, but here we are! Time to get out the sweaters, cozy blankets and pumpkin spice….oh wait, we live in Florida – you will only need sweaters and cozy blankets for about two weeks in January or February! As for the pumpkin spice, that should really be an all year thing, but that is just my opinion. This in an important time of year for our community, as our Annual Membership Meeting and Board Elec- tion is coming up on September 22nd. Please make sure to vote, either by paper ballot or electronically! If voting by paper ballot, please make sure to return your ballot to the Clubhouse in the correct envelope by the day of the election. If voting electronically, the voting will open on September 20th at 8:00am and end 15 minutes after the meeting begins on September 22nd. If you cannot make the meeting in person, or wish to watch the meeting via Zoom at home, please make sure to fill out and return your limited proxy. Please remember up until at least September 15th masks are required to be worn to enter the Montecito Club- house and must be worn unless actively eating, drinking or working out. The board of directors will reevalu- ate the guidelines on September 15th and will make modifications as they see fit. Have a great September, Del Webb! Stay safe and healthy, Stephanie Taylor, LCAM Community Association Manager 8 September 2021

DWO Lifestyle Event September 2021 11
Committee News E Lifestyle Committee Another busy month at Del Webb Orlando for the E Lifestyle Committee. We would like to thank all the community members that attended our first Community Lifestyle Meeting on July 30 th. It was great to see so many of you in attendance. We appreciate your questions and feedback. We will do our best to address as many of the concerns or issues that you brought forth at the meeting. We plan to do these meetings every 2-3 months to help provide better communication to our community. We also plan to alternate between day and evening times. This month we would like to address the building room usage concerns that were brought up. This is an area that we have been working on in our original list of goals to address. There are several parts to this issue. The first is the priority ranking of all the groups that use the clubhouse. The committee has recommended to the Board the following: The DWO Board has first priority to using any of our meeting spaces when it is needed for their use. If a special meeting needs to be scheduled in the ballroom all events that may normally be in that room will need to be rescheduled. Standing Committees (ARC, CCAC, Lifestyle, Health and Safety, etc.) are the second ranked priority for their meetings Charter Clubs and Special Interest Groups are the 3rd ranked priority. Requested rooms or time may not be available for all these groups, especially use of the ballroom. If a club or interest group that has requested to meet in the ballroom and their meeting/event attendance is a relatively small number and another group also would like the space the group with the larger numbers will be scheduled first. The smaller group will be offered other meeting sites like the craft rooms which may be adequate for their event or a different day and/or time will need to be used. Residents who may have a special celebration they would like to have in the Ballroom (Anniversary, Special Birthday) would be the next priority. We would encourage the community to look to schedule these events on the weekend when there is a lot more flexibility in finding a time and appropriate space for your event. Tuesday, Wednesday and Thursdays we have many events and the remaining space is extremely limited on those days. Outside groups or vendors that want to do an event or presentation are the last ranked scheduling group. They will have to be scheduled where any open space and time are left over. It is extremely important that everyone provide accurate information from all these groups as to what day, time, location and how many are expected to attend. There are still a few Charter Clubs or Special Interest Groups that have not yet provided this information or provided incomplete information. We need everyone to help here if our Charter Clubs and Special Interest Groups would like to see double bookings come to an end. There will also need to be some flexibility for these events. Tuesday through Thursday all meeting areas are very heavily used. Clubs and Groups may need to consider another day or time to meet. There are also changes that need to be made by our staff that when someone looks to schedule a meeting or event that it is properly entered into the master calendar that the office uses. In doing the research we found many discrepancies with information that we collected and what was on the master calendar. For example, all the dates that were submitted for our E Lifestyle Committee Meetings were not entered on the master calendar. As we mentioned at the meeting, we are looking to find an outside the community venue for our larger events and/or possibly for additional meeting space. The important thing is for all of us to not assume space is available when planning an event or activity. We are doing our best to improve this issue. 12 September 2021
Committee News Community Guidelines Committee Your Community Guidelines Committee (CGC) meets every other Wednesday at the Montecito Clubhouse. Please welcome our newest Committee Member, Cricket Young, who joined us in July and already has been a great participant. Cricket is fairly new to the Del Webb Orlando community, so we are very excited to get a fresh approach as well as to hear new ideas. If you see Cricket around the community, please thank her for volunteering. The review and restructuring of the Del Webb Orlando Community Guidelines, Rules and Regulations is nearly completed. The committee has clarified and defined many issues as well as added information that was not included in the 2018 edition, e.g., La Tapenade Tavern. We have created a glossary to define the most common terms related to the DWO HOA. Our next goal is to review the rules and determine their current applicability with an eye toward making suggested changes to update the rules and regulations. Our end goal is to present a draft document to the community for comments prior to forwarding any recommendations to the Board of Directors. We welcome your questions and comments which can be directed to Alice Kalamar (alikal01@aol.com) or any Committee Member. Committee News Chartered Club Advisory Committee (CCAC) Enjoy trains, or cars or comic books or anything that interests you! Want to enjoy your interests with other Del Webb Orlando residents! Start a Chartered Club or Special Interest Group about them. Here is the way to do it: Schedule a meeting with the CCAC to explain your idea. If the CCAC approves your idea and it would not conflict with any other established club or group, then they will give you an application and explain the requirements to establish either a new Chartered Club or Special Interest Group. The CCAC is available to help with any of the paperwork. Your new club or group can begin to schedule meetings with the Lifestyle Director, appoint interim officers, announce your activities in a Blast or in the Breeze, and maintain attend- ance records for each meeting. There is a six month trial period. During that time, you will need to submit the completed pa- perwork and attendance to the CCAC. You need a minimum of 10 residents as members to start and maintain your status. The CCAC will review all paperwork and contact club officers or the group coordinator with any questions and approve or deny permanent status. It may sound complicated or bureaucratic but it really isn’t. Remember it is residents just like you who start clubs and interest groups and keep them going. The CCAC is an advisory group to the HOA Board of Directors and was formed to help Chartered Clubs and Special Interest Groups get started and advise with any necessary paperwork or any other issues. For more information, contact a member of the CCAC or check the CCAC Operating Manual on the DWO Portal. Technical Advisory Committee (TAC) The TAC continues to be busy supporting the technology needs for virtual and hybrid meetings for the board and FirstService Residential. Recently the focus of the team has turned to outsourcing some of the daily technology management that volunteers have been supporting. Many residents probably don't know that the IT computer support was provided through an HOA contract with Del IT Services until January 2020 when the contract was discontinued by Pulte. Network Support contin- ued through a contract with NetCyber. Since the Del IT Services contract ended, computer support has been provided by TAC members, however, this volunteer effort is not sustainable in the long term. TAC members providing this regular support has allowed for an in-depth understanding of the technology requirements and we were able to create an operations manual to document all of the technology operational instructions. In order to take advantage of the lessons learned by the TAC members and create a long term robust, secure and reliable computer and network environ- ment, we assessed vendor options and will be coming forward with a proposal to the Board for pro- fessional monthly support. This support will include cyber security, software license management and updates, desktop management, networked cloud-based secure information storage and retriev- al,wireless and wired network management, VPN client management, Windows patch management, antivirus software and management, and remote access and unlimited support for quick access and troubleshooting. Long term the team is also looking at our audio visual systems for an eventual streaming upgrade for DirectTV, especially if they lose the contract for future NFL games in 2022. We are also looking at a better Voice over IP (VoIP) phone system to replace the expensive analog system currently in- stalled in the clubhouse. Please look for our Quarterly Reports for a complete list of all recently completed tasks as well as ongoing tasks and future projects. 14 September 2021
Committee News Safety, Security, Health Advisory Committee WILDLIFE SAFETY (No, we’re not talking about Friday Night at the Tavern) With the shrinking habitat all around us, Florida Wildlife can be seen right in our own backyards. Here are a few tips on living with a couple of Del Webb’s wilder residents. Sand Hill Cranes Florida Sand Hill Cranes are non-migratory birds, that walk around Del Webb like they own the place. And they do! Every Fall we see the wild dances (again, not at the Tavern), and every Spring we are eager to count the new hatchlings following the parents around. And who doesn’t love the squawking that sounds like the velociraptors from Jurassic Park? They are considered “Threatened” in Florida and are heavily protected. There are an estimated 4,600 Florida Sand Hill Cranes. It is against the law to harass or feed Florida Sand Hill Cranes (Florida Administrative Code 68A-4.001 (6)). If you see a Crane that has been hit by a car, it can be reported to cranes@myfwc.com. Provide lo- cation, date, time, speed, photos and/or any other relevant information. If you’re a bird/crane watcher, there is a banding project for cranes in Florida. If you spot a crane with a colored band on its leg, you can report the sighting to the same email above, providing location, date, and color of the band on the leg of the bird. VIEW THE BANDS FROM A DISTANCE – USE BINOCULARS!!! Do NOT harass the birds!! More information can be found at MyFWC.com. Search for Sand Hill Crane. Alligators Nothing brings out the phone cameras quicker than the sighting of one of our Del Webb gators. As the saying goes, if there’s standing water in Florida, there’s probably a gator in it. There are an estimated 1 to 1.5 million alligators in Florida. That’s a lot, but they, like the Sand Hill Cranes, are also protected. It is illegal, not to mention not very smart, to feed or harass an alligator. If an alligator comes into your yard, it is best to leave it alone. It will eventually get to where it was heading. This is why you want to fully close your garage door, especially at night. Last thing you want is to be faced with Wally Gator while trying to get into your car. An alligator less than 4 feet long is considered a nuisance. Why 4 feet? Alligators less than 4 feet in length are not considered large enough to be dangerous to people or pets, unless handled. NEVER HAN- DLE AN ALLIGATOR, even a small one. It is illegal, and bites can result in serious infections. If you are concerned about an alligator that you think poses a threat to you or pets (e.g. one has broken into your lanai), you can call the Statewide Nuisance Alligator Program…yes, SNAP, at 866-FWC-GATOR. First, you’ll probably let all the neighbors know and everyone will stand around at a safe distance and look at it and take pictures and video. If you do call SNAP, they will ask some questions to assess the situation, and they may, or may not, dispatch a licensed trapper. General rule – don’t bother it and it will move along. Tap Trivia 16 September 2021
The La Tapenade Tavern August was brutally hot, but the cool people were at the tavern! Besides the regular Wednesday night Bingo (thank you Dawn, John and Susan), and Thursday night Tap TV, our live entertainment on Friday night has been drawing big crowds. This community has some incredibly talented residents who regularly volunteer their talents at the Tavern. In addition to our house band “Jack and Bess”, DJ Chris and Karaoke with Ed and Dawn we were treated to two new resident performers. Terri Borowicz had a packed bar singing along to 80’s tunes. Claudia Innis on the upright bass joined Ed and Dawn for another night of crowd participation. If you would like to perform at the Tavern (sing, play an instrument, host Karaoke, DJ) please contact a Tavern Committee member or email this address LaTapenadeTavern@gmail.com . We can accommodate anywhere from 45 mins to 3 hours. In September we will be re-opening the tavern from 12pm to 8pm as football is back! Come down to support your team as all games will be on a TV somewhere. As a reminder, to keep the prices low La Tapenade is run almost entirely with volunteers; this includes both servers behind the bar and in the kitchen. We are always looking for more volunteers in all categories! If you would like to volunteer in any of these capacities, please contact the Tavern Committee at LaTapenadeTavern@gmail.com. Shifts are currently 3 hours, but we will not turn down 1- or 2-hour requests. Any time you can contribute is greatly appreciated. Please consider volunteering. If you would like to check it out before committing stop in and spend a few minutes chatting with the bartender or cook on duty. It is such a great way to meet new neighbors and give back to the community. Welcome Fall! Maureen Bishop LTTC September 2021 17

Pickled Webbers What is Pickleball? Is Pickleball like Tennis, Racquetball or Ping Pong? Can anyone play this game? Is this a safe game for seniors? What kind of court is this game played on? Are there different levels of play? Have you asked yourself any of the above questions but don’t know how/where to get answers? Well, you don’t have to wait or search any longer. The DWO Pickled Webber’s Club is hosting a “What is Pickleball” Event for our Del Webb Commu- nity. All DWO residents are invited to attend. Details are as follows. Book Club Corner BY TERRY MILLER The New York Times bestselling author Linwood Barclay is a master of psy- chological suspense, and has written a riveting thriller, Find You First, in which the possible heirs of a dying tech millionaire are mysteriously being eliminated, one by one. Find You First, is the latest book by Barclay, that we have read for our Club. This type of genre is not something I would rush to read. That is the beau- ty of the Book Club, it takes you out of your go-to-authors. I typically read biographies on British Royalty past and present. Not to give away too much of this novel, but it is a fast moving, multiple characters with many motives and a real page turner. Each chapter seemed to end in a real cliff-hanger, so watch that night time reading. One of our members approached me, and relayed, she could not wait to discuss the book. I guess that is a true indication of how much she en- joyed it. 26 September 2021
Why Wear White? We all want to look fashionable, or at least be “in style”. But who determines what is accepta- ble? Fashion trends define a period of time, each decade defining its own style. This style, or trend, is influenced by the current social and economic conditions of the times. We grew up knowing that you do not wear white after Labor Day. But why? People naturally want to be recognized and to stand out “from the crowd”. This was certainly true in the late 1800’s. The families from “old” money wanted to distinguish themselves from the “new” money millionaires. Therefore, they established dress codes to accomplish this. For instance, the proper sleeve length to wear at certain events and the color of one’s garment. During the summer months, the wealthy people usually stayed in expensive hotels or summer houses to beat the heat. Here they wore white clothing, as it was lighter and cooler than their winter garb. However, a date was needed to signify the change of seasons and clothing. Once Labor Day became a federal holiday in 1894, a solution was found! Memorial Day marked the beginning of summer and obviously, Labor Day indicated the end of summer. As the years progressed, this “rule for white” became the norm. Anyone who wanted to be in style con- formed to the rule. After all, who wanted to get mud or snow on their white shoes and clothing. Today, fashion magazines and fashion trends have relaxed this rule, especially in the warmer regions, such as Florida. You may want to be careful of wearing white to an American Labor Day barbeque, the trouble is not fashion, but KETCHUP! Submitted by Amy Setaro September 2021 September 2021 27
