Mingenew Matters Issue 1938 Consumer Watch Consumer Protection 50-52 Durlacher Street, Geraldton WA 6530 Tel: (08) 9920 9800 Email: kim.doble@dmirs.wa.gov.au Web: www.dmirs.wa.gov.au Conversation is key to future renting The clock is ticking on WA’s renting moratorium, which will see the ban on rent increases and some evictions being lifted when the COVID-19 coronavirus pandemic emergency laws expire on 28 March 2021. Consumer Protection is encouraging landlords and tenants to start a conversation now about what happens to their rental arrangements when the ordinary tenancy laws kick-in again after this date. To help, Consumer Protection has developed a negotiating guide in consultation and collaboration with key industry stakeholders, including the Real Estate Industry of Western Australia (REIWA). The ‘Future renting WA negotiating guide’ covers the many scenarios that could play out and examines the risks, benefits, considerations and pathways forward. For example, should a landlord wish to keep the existing tenant, we advise they consider negotiating a rent increase that’s suitable and reasonable, while urging the tenant to only agree to pay what rent they can afford, and to think about how long they wish the rental term to be. When discussing rent increases, it’s smart for tenants and landlords to investigate how much other properties in the area are being leased for, and to not solely rely on media reports for an indication of how their local market is performing. The guide also examines the pros and cons of other situations, including if the landlord wishes to lease to a new tenant, should they want to move back into the property and if they want to sell. Meanwhile, tenants are given information about what they should consider if they want to end the tenancy and move elsewhere. Whichever position landlords and tenants are in, we believe that by negotiating now, they will be better prepared and have time to make plans for a safe and secure renting future. For more details visit www.dmirs.wa.gov.au/covidrenting The Residential Tenancies Mandatory Conciliation Service can help tenants and landlords agree on future rent increases and new agreements: 1300 30 40 54 or email tenancyhelp@dmirs.wa.gov.au. Mingenew Matters Issue 1938 25 January 2021 Community and business grants to boost Moore development goals Member for Moore Shane Love MLA says a new election commitment launched by The Nationals WA will provide regional community organisations and businesses expansion opportunities through small and medium grants. The $85 million Royalties for Regions-funded program will offer three streams of grants over five years ranging in size to meet the variety of needs in regional WA. Mr Love said the grants program meant local community organisations and businesses would have access to secure funding opportunities that had dried up under the Labor Government. “Organisations in Moore are screaming out for funding assistance yet opportunities in the last four years have been scarce,” he said. “The overwhelming response to my Shane Love’s Moore Community Grants last year made this clear. “The Nationals WA are enabling local communities and businesses to reach their social, environmental and economic aspirations by lending a hand and providing assistance to programs and projects that are at the core of regional development.” Funding will be split into three tiers available for applications varying in scale and purpose. Community Chest grants up to $50,000 will be available for volunteer, educational, community and not-for-profit organisations to improve and develop infrastructure, services and local events. Regional grants up to $500,000 will be available to organisations including local governments looking to grow their footprint and provide proven economic or social outcomes. REDs will be increased up to $500,000 to help small-to-medium sized businesses grow their footprint and provide proven economic or industry boosts within their community. Mr Love said more funding opportunities needed to be available to regional communities looking to recover from the impacts of COVID-19. “Our program also looks to decentralise decision making away from government and allow the Wheatbelt or Mid West Development Commission to play a lead role managing the application, assessment and administration process for all three funding streams. “Regional WA deserves better and it’s why I’m committed to restoring Royalties for Regions so we can provide Moore with funding opportunities at a grassroots level.” 13
