SITUATION
Quarter House stands centrally within its protecting gardens, farmlands and woodlands in
southwest Stirlingshire, about 7 miles south of Stirling and about 1 mile north of Dunipace and
Denny. The M80, M9 and M876 are all within easy reach and make Quarter House enviably
placed for ease of communications throughout central Scotland. Glasgow and Edinburgh

GENERAL DESCRIPTION
Quarter House is a long-established Residential Estate centred on a classical and beautiful
Georgian Country House dating from 1776. The house enjoys an elevated setting within
the local landscape and is surrounded by 63 acres of gardens, parkland grazings and
established woodlands.

Quarter House is Listed Category B and is notable for its symmetrical elevations, well
proportioned rooms and an attractive array of period features. Quarter House is traditionally
built of rendered stone under a pitched roof clad in slate with a central pediment over
the pillared Tuscan porch. Matching astragalled windows frame the entrance porch with
five regularly spaced sash and case windows above (Note: The second and fourth are
dummy windows). Inside the entrance porch opens through an elliptical archway into the
flagstone hallway with its cantilevered stone staircase and the flanking drawing and dining
rooms to either side. To the rear of the hall lies the comfortable sitting room with traditional
fireplace and adjacent passage leading to the large kitchen/breakfast room with its Aga and
neighbouring office, utility room, stores and WC.

The first floor bedrooms feature are light and well and proportioned, typical of the Georgian
era with an array of period features including original fireplaces (now disused), window
shutters and cornices. In total there are 6 double bedrooms, 3 of which have en-suite bath
or shower rooms with a further bathroom adjacent to the rear stairs to service bedrooms 4, 5
and 6. Currently bedroom 6 is used as a study.

To the rear lies an enclosed courtyard with recently renovated Coach Cottage. This benefits
from central heating and recent renovation works that have formed an attractive 1 bedroom
cottage with en-suite shower room, sitting room with solid fuel stove and kitchen/dining
room. The cottage has been used both for holiday lets and family/guest accommodation.
The useful outbuildings lie adjacent to the rear door from the utility room and comprise two
generous stores and log shed.

Fronting Quarter House is a large, gravelled car parking area with lawns and flower beds
enclosing the house. The elevated position of Quarter House provides far reaching views
over the surrounding farmlands and woodlands, primarily in a westerly direction.

To the north-east of the house lies the Walled Garden and neighbouring orchard. These are
now primarily lawned but retain a number of fruit trees.

The Stables Courtyard (Lot 2) lies to the north of Quarter House and is independently
accessed via a branching driveway from the house drive. The courtyard is ‘U’ shaped with
two cottages, tractor shed, workshop, stables and further stores.

Note: Planning consent has been applied for to create a branch driveway to the Stables
Courtyard along the route shown by the letters A and B on the sale plan.

Garden Cottage is a 2 bedroom cottage in need of general refurbishment and modernisation
and Harness Cottage which forms the eastern part of the courtyard is also a 2 bedroom
cottage in need of modernisation and refurbishment. Floor plans for the cottages and
outbuildings are included herein. Garden Cottage extends to about 1,123ft2 with Harness

The woodlands extend to about 29 acres in all and comprise established policy woodlands
surrounding Quarter House and the courtyard as well as a notable avenue of trees framing
the first section of the entrance drive. There are further woodland strips along a number of the
field boundaries as well as mature roundels of trees within the parkland grazings to the west
of the house and courtyard. The 2 principal blocks of woodland lie to the east and alongside
the southern Estate boundary. These comprise a mixture of mature broadleaves and conifers
and provide a receptive environment for both birdlife and general wildlife including roe deer.
There is a former quarry within the southern woodland and the maturity of the woodlands
provides a ready supply of timber for Quarter House and the cottages.
