President’s Message Doug Doucet As we enter the gray days of winter and snow covered mornings, I take myself to a positive place: Only 59 days to Spring! As much as I would like winter to be over, there is no point in thinking negatively. Negativity breeds negativity, as they say, and those kind of thoughts spread like wild fire! That is why it is so important to focus on the positive! “Optimism is a happiness magnet. If you stay positive, good things and good people will be drawn to you.” ~ Mary Lou Retton “When it snows, the snow piles high, but it never stays longer than the sunshine that prevails....its just a matter of time.” ~ Doug Doucet Now that I’m in a positive state, I wish to share with you what I feel is the path to success which allows me to attain positive results: 10. HARD WORK - just plain old hard work because nothing comes easy. 9. COMMITMENT - you have to do what you say or you lose respect. 8. RESPECT - treat everyone the way you expect to be treated. 7. PERSEVERANCE - don’t ever let anyone keep you down, as success comes along with failures. 6. ATTITUDE – there is only good and bad, so we are in control of which we choose. 5. TRUST - but only until you have a reason not to, we all deserve a chance. 4. COMMUNICATION - huge for everything you do and should be number 1, but I really love the next 3. 3. FUN - if you’re not having fun, why bother? 2. PASSION - if you don’t have it, you’ll never be successful. 1. GIVING BACK - I truly believe we have a moral obligation to give back to our community. Good things happen to people that do good things and we can all choose to give in different ways that suit each of us accordingly. Safety First and Always Why You Should Choose Construction Management Safety Manager, David Barrett Andrew Doucet Construction Management is a collaborative project delivery method and contractual agreement between the construction team and the owner that traditionally begins at the onset of the project. The most efficient way to utilize our skills and expertise is from the preliminary design phase to the completion and turnover phase of a project; however, we can be brought in at any time during the initial stages. The earlier in the process we are engaged, the more value we are able to add to both the timeline and the budget. The objective of Construction Management is to tap into the experience of the construction firm to assist with the preliminary design phase through to completion. The Construction Management contract fee is based on budgeting project cost, duration of services and the complexity of a project, and is calculated as a fixed fee or rate. In many cases, Construction Management is the best and most fair project delivery method for all parties involved. Construction Management facilitates a transparent relationship between both parties throughout the entire project, building trust and keeping open lines of communication at all times. Here are the ways that a CM agreement with rcs can benefit for your project: 1. Reduce schedule by having us begin while some details may still be in the design phase. We can phase the work to suit financial obligations, winter conditions or public access. 2. Access to our preferred sub-contractors, and transparency when reviewing each scope of work and pricing to ensure the right sub- contractor is chosen for the project. 3. Value engineering to ensure the project stays within your desired budget and minimizes possible consultant fees for changes. 4. Having rcs work with the design consultant at onset of the project will ensure inefficiencies are avoided, budgets are realistic and constructability issues are addressed as the drawing package evolves. 5. Access to our proven rcs 101 Process and Procedures. This delivery system includes, but is not limited to, project check-lists, detailed weekly meeting minute templates and cost forecasting/tracking spreadsheets. These items help ensure your project is delivered in the most efficient manner possible on a consistent basis. Tech Talk Jim Allison After extensive research on applications, ease of use and costs, rcs has chosen to implement two software apps to help us with our project management; they are Harbr and Bridgit. Daily Log App: Harbr: We worked with Harbr who are a locally owned and operated company to develop the app based on what our team required for daily logs. We are committed to keep working with the Harbr development team to ensure it is the best app in the industry that suits our and the industry requirements into the future. Hence we have become part of the development team. Here are the items we track and file daily with this app. • All subcontractors on-site each day (Company names, employee counts, daily tasks, issues or concerns) • Material and rental deliveries • Site visits from authorities having jurisdiction • Client site visits • Weather, dates and time of activities • Progress pictures for action items • Issue Tracker – Alerts can be sent out to the project manager or anyone in the company. i.e. sub trade not showing up on-site, site condition concerns or anything that may affect safety and schedule The issue tracker has become a great tool to not only force the project team to come up with timely solutions, but it allows our leadership team to jump in and provide support as needed, thus minimizing schedule delays and cost overruns. Our site personnel are really buying into this tool and as a leadership team, we love that we can have a real-time pulse on our projects and make sure that our clients expectations are being met. https://www.harbr.com/ Contacts: Jeff Kielbratowski jeff@harbr.com Ashley Kielbratowski ashley@harbr.com Deficiency App: Bridgit: We are still in the early stages of implementing Bridgit company wide. This program/App is geared toward: • Increased quality control throughout the life of the project • Creating punch lists to ensure the project is hitting key milestones • Sending reminders and information to sub trades • Creating final deficiency lists complete with pictures and drawing references and tag the responsible sub trade. Any consultant or owner deficiency list can be added to create one document. http://gobridgit.com/ To date, we have worked with a number of owners and consultants who have seen Bridgit in action on our jobsites, and all have expressed amazing satisfaction with the app. It is our hope that these technologies will assist us in streamlining our processes and completing jobs as well as we begin them. Feature Project - Fox Creek Village Sean Skinner rcs has entered into a Construction Management agreement with local owners to construct a luxury apartment complex at 1225 Dieppe Blvd within the growing community of Fox Creek. This 60 suite complex is Phase 1 of a 2 Phase project. This development was envisioned by the owners and brought to life through drawings developed by Spitfire, with the assistance of Tectura Inc, and the rcs construction team. This building is being constructed with concrete slabs, columns and shear wall. The construction of this project will meet and exceed building code in thermal barriers, weather protection and framing. The wall framing will be 18 gauge 6 inch spray insulated exterior metal wind stud walls. The interior demising and corridor walls to be 1 hour rated, insulated, 35/8 inch double wall construction to provide fire rating and acoustical insulation not seen in typical multi-unit construction. This wall construction will provide clients with sound reduction transmission through walls from neighbours. Fox Creek is a multi-level complex with one level of underground parking, 5 levels of living space providing 3 suites ranging in size from 1270 to 1505 square feet. Each unit will feature: • Luxury vinyl tile flooring • Individual suite heating and cooling • Supreme series windows, the highest grade window offered by Kohltech • Smart Access door security allowing tenants to enter the building and their suites through their cellular phones and/or key fobs. • Video surveillance of exterior and interior common areas. The smart access control is integrated with the video surveillance at front entry and on common corridors, allowing tenants to see the person requesting entry from their phones. • Quality appliances in each suite; 19.7 cubic foot French door refrigerators with water and ice, heavy duty dishwashers, 4.8 cubic foot electric front control range with ceramic top, 1.7 cubic foot microwave range hood combo and 4.0 cubic foot washer and dryers • Modern kitchen cabinetry with soft close hinges and quartz counter tops • Modern interior lighting This project began in October 2017 and will see completion in late 2018. NEW rcs’ NEWOFFICE OFFICE! ANNOUNCEMENT Dena DenaHueston, Hueston Human Resources Manager We’re pleased to announce that we have recently expanded and relocated our St. John’s, NL office. With the move, we are proud to have added three more office staff to the rcs team: Valerie Penney and Aaron Walsh came to us from ND Dobbin; Valerie was an Estimator who is expanding her role with us to include Project Management. Aaron is busy working as Project Manager, along with our original Newfoundland office ‘founder’, Jamie Cooper! Recently hired to support our NL Project Managers is Krista Walsh (no relation to Aaron) who has taken the role of Project Administrator. All staff are happy to be working in their home province and continue to enhance rcs’ relationships with clients and trades! We can now be found at 26 Mews Place, St. John’s. We worked on several this year such as Il Mercato and Bubba Ray’s in Bedford, Swiss Chalet in Dartmouth Crossing, St. Louis Bar & Grill in Lower Sackville and The Lucy Maud Dining Room at Holland College in Charlottetown. We don’t like to pick favourites, but we are proud to have been selected to supply the architectural woodwork and casework for this elegant dining room that pays homage to a historic Canadian figure. The restaurant also serves as a training facility for The Culinary Institute of Canada; another reason we were thrilled to have been selected for this job. Designed by architect Ross Macintosh from A49, the interior features a combination of rich dark woodwork; classic stone counter tops and exotic glass displays. Later this month we will be starting production of the mill work for The Exchange on Hollis. Located in the heart of downtown Halifax at Hollis St. and Sackville St., this modern restaurant will provide the very best in social dining. It will also feature Canada’s first Josper Charcoal Grill oven, made popular by celebrity chefs such as Gordon Ramsay.
