Solera Market Update as of January 7, 2022 We hope that your 2022 is off to a fabulous start! Our market continues to hold steady, with activity similar to previous months. CLOSINGS: There were 10 closings in December, same as in November. INVENTORY: At press time, there are 13 homes listed for sale in Solera and only 5 under contract. PRICE: The average sales price for December was $447,815. The lowest priced sale in December was $355,000 and the highest was $505,000. My name is Joe Lightowler, and I have served the Board of Directors for Solera at Anthem for the past four years. I am seeking re-election on the Board of Directors. I have lived here with my wife, Joyce, since April of 2015. We moved here after retiring from northwestern Minnesota to be near one of our children and her family. I grew up in Fargo, North Dakota, and attended North Dakota State University. After spending four years in the U. S. Air Force during the Vietnam war as an electronic warfare technician, I worked in the life insurance business for over 44 years. By listening to you, the residents, these last four years, I was able to work with the Board to enhance our community despite the massive Covid19 epidemic. Both my wife and my self are fully vaccinated, and I continue to encourage residents to do the same. Over the last two years, we were able to accomplish the clean-up and renovation of our facilities. Some of these changes were made to head off the virus in our community, and, hopefully, more changes and improvements will come about as we see the improvements in the virus statistics. I am more than willing to sit down with anyone in the community to consider their concerns, complaints, and/or suggestions to make our community a better place to live. David De Oto 2424 Sky Watcher Street Homeowners Association Experience I served on the Board of Directors at my previous residence, Resort Villas on Warm Springs Road in Henderson, prior to moving to Solera in July of 2020. As a member of the Board, I collaborated with the Treasurer to initiate a Level 1 Reserve Study in order to assess the financial status of the community. The study identified significant risk to the community because reserves had been seriously underfunded and necessary maintenance had been deferred for years. Through rigorous budget management and responsible funding of the reserve, we spearheaded the process of putting the Association on a trajectory to a sound financial footing.
