07 THE COMMERCE We have been advised by various experience participants in Whitby Land Developments that the typical range for the “hard costs” of developing land in this suburb is between $120,000 and $150,000 + GST per section including development levies but excluding holding costs. A cost plan prepared by O’Callaghan Design Ltd is provided on the Due Diligence site providing indicative costings. All interested parties should seek independent advice with respect to development costs. In simple terms it is conceivable that the gross realisation for Section 13 will be between $23.0m and $27.5m after accounting for GST. Development costs are anticipated to between $12.5m and $15.5m + GST.
