Major Infrastructure. According to the Regional Australia Institute, the Sunshine Coast is predicted to be among the fastest growing cities over the next 14 years. The expansion project was developed to ensure the airport can support a growing Sunshine Coast economy. The Sunshine Coast Airport Expansion Project, will deliver new facilities to meet demand for greater direct flight access from destinations across Australia, Asia and the Western Pacific. With the airport expansion having the potential to attract up to 2 million more passengers annually by 2040. This project will create jobs, generate economic growth, boost tourism and assist local export businesses.2 Sunshine Coast Light Rail Light Rail has been named one of five major game-changing projects spearheading the council’s plans to sustain the coast’s prosperity, lifestyle and natural assets into the future. The project is earmarked to create over 9,000 jobs directly and indirectly during construction and operation. The project would see a reduction in reliance on car travel and increased traffic congestion. The focus of the project is the provision of reliable, frequent and affordable public transport services. It is a long-term project still subject to further feasibility studies. SCUH is set to be the biggest catalyst for local commercial and residential development in the surrounding area.4 Sippy Downs Town Centre The anticipated Sippy Downs Town Centre has transformed the area with the completion of a Coles supermarket along with a childcare centre, specialty retail commercial spaces, residential apartments and a medical centre. The Sippy Downs Town Centre will see even more development to come with the announcement that Nambour RSL plans to deliver a community club. The recently completed $4 million Sippy Downs Drive Road provides a safer and more functional travel experience along this main route.5 YOUI Headquarters, Sippy Downs The newly completed $73 million facility in the Sippy Downs is home to the global headquarters of insurance company YOUI. The 12,500 sqm*, four-level building houses their current 1,000 strong Sunshine Coast workforce, providing a future career path for up to 3,000 staff. The YOUI headquarters is expected to inject $1.2 billion into the local economy over the next decade. Any liability on the part of the Agents or the Developer, their servants or agents for damages for any claim by a potential purchaser arising out of or in connection with this material, other than liability which is totally excluded by this clause, will not (whether or not such liability results from or involves negligence) exceed $1,000. The property will be traded “as is” and “with all faults”, without any representation or warranty as to its condition, fitness for any particular purpose or compliance with any relevant law. The Developer reserves the right, at its sole discretion, to postpone or cancel the proposed trade or sale of the property and to modify or add any terms and conditions to any proposed contract or other material associated with the proposed sale, which may be made available to a potential purchaser.
