A WARM WELCOME FROM OUR DIRECTOR OF AUCTIONS Hello and welcome to our second catalogue of 2021 for our auction sale on the 8th of April! Whilst Coronavirus has been devastating to the economy and has led to an unimaginable number of deaths, it is greatly heartening to read that this morning we have passed 25,000,000 as the number of Brits that have had their first shot of vaccine; whisper it quietly, but it looks like summer may not be cancelled after all! With the first of the lockdown regulations being eased in just over a week’s time, I am sure that you all, like me are looking forward to things regaining a small semblance of normality. Particularly with the relaxation of the rules surrounding participation in amateur sport, we can all be back to the golf course or tennis court very soon; something which will hopefully improve our disposition greatly. And whilst it has been a real “winter of discontent” I am so thrilled that you have all continued to support Strettons Auctions during the last year, both as sellers and buyers; so much so that in the last 12 months, you have bought and sold over £81,000,000 of property at our sales (the first time we have achieved that milestone in over 10 years!). I am delighted too that we have managed to achieve all this with a success rate of 92% and an average selling price of 28% over guide price; with the national auction average being just 77.8% (source: We have some fascinating lots to offer you this month, I hope that you can “virtually” join us on April 8th, but eigroup), it is a credit to my dedicated, hardworking team including a freehold investment property in Clapham until then, may I wish you and all those close to you, good that we have been able to outperform the market on so offered with a guide price of £3,450,000–£3,500,000, a luck and more importantly, good health! many metrics. really exciting freehold development opportunity right in the heart of Bishops Stortford town centre offered with a As those who watched the February auction will know, guide price of £2,200,000 plus, and (flushed with success it was another great success and we began the year very from the performance of the property in Iver from our much as we left off 2020; with an excellent 91% of the December sale; which as I am sure you will recall, sold lots offered being sold at a really pleasing average of for more than 10 times its guide price!) an electricity 26.5% over guide price and raising £13,658,500 for our substation on the Isle of Wight. clients.
