Presentation OHL has demonstrated its experience in the field of residential construction throughout over 100 years of history with projects ranging from unique single-family homes, to buildings and developments equipped with communal services that seek to integrate homes into the environment. OHL’s portfolio boasts over 8.0 million square metres built, distributed Residential buildings across more than 60,000 homes. It is present in countries ranging from Spain, to the USA, the Czech Republic and Ireland, to name a few. Residential works include private projects and public-private partnerships. Prominent projects include the Algerian Embassy in Madrid, and the Los Granados development complex in Malaga with around 1,000 homes. There is also the 258-unit City Palm residential development in the USA, and a project in Olomouc, the Czech Republic, known as the Cascaded Pyramid. The company has also carried out public initiatives that include projects for subsidized housing, social housing for tem- porary rental, homes for the elderly, and supervised apartments. Of particular note is the development, under a 25-year concession, of 465 sustainable social housing units in Ireland, the Social Housing Bundle 2, as well as 47 social housing units and 20 temporary housing units located in Barcelona, Spain. Building rehabilitation OHL’s portfolio of projects in the residential sector includes building rehabilitation and restoration works. In most cases, these types of works are carried out on protected properties of significant historical and heritage value. Original features of these buildings are respected and care is taken to adapt them to contemporary times. One prime example is the exclu- 3 sive Four Seasons Private Residences located in Centro Canalejas, Madrid. The architectural complex is formed of seven buildings, some of which are over a hundred years old. The unique and exclusive space has 22 homes and spaces des- tined for residential, hotel, and commercial use. The homes are equipped with the latest technology in home automation, will be serviced by the Four Seasons hotel chain, and are located on the central floors of the complex with access to the spa and private car park. Innovation and sustainability at the service of well-being Innovation and sustainability go hand in hand with the residential building sector. It is common practice in this type of project to use home or building automation systems; these systems allow different energy sources to be optimised, and passive devices can be implemented that capture solar energy. Measures responding to the nZEB (Nearly Zero Energy Buildings) approach are incorporated. State-of-the-art methodologies are also used in construction and renovation work to ensure construction times are opti- mised and excellent results are achieved. This is the case with BIM (Building Information Modelling) and the MES (Monitor- ing of Landmark Structures) platform. OHL also drives innovation by developing and applying proprietary solutions. These solutions include creating new eco- logical building materials based on geopolymers obtained from microsilica; implementing a new construction process for post-tensioned concrete diaphragm walls with displacement control; creating a new column-pile system for high-per- formance slab supports; process efficiency for vertical excavations; and high-performance processes for basements in urban areas. These initiatives also include projects promoted by the European Commission such as the evaluation and integration of technologies to enhance energy efficiency during public building retrofitting processes (RESSEEPE) and the construction of process control modules for the construction environment (Built2Spec).

Budget: 13.5 million euros Completion Date: 2015 (Phase 1) 2017 (Phase 2) Its spectacular views and proximity to the sea, only 500 metres away, make this 13,841 m2 residential complex a unique space. It has also been built in two phases, the first of which consists of a building with 36 homes and eight floors (including one basement level); while the second is made up of two blocks which also have eight floors (including one basement level) and are distributed into 72 units. The complex is set on a rectangular plot with a difference in level of up to 12 metres which has in- fluenced the building volumes. They are arranged in a staggered way, the highest of which belongs to the first phase. Most of the 108 units have three and four bedrooms, although there are also a small number of two-bedroom homes. The buildings have a basement with parking and common spaces including a social club, a gym, swimming pool with toilets, changing rooms, a first-aid room, sports areas, garden spaces and children’s play areas equipped with furniture and rubber flooring. 52 RESIDENTIAL HOMES PERI P.1 IGLESIA DEL CARMEN. MALAGA. SPAIN Client: Gestión de Inmuebles Adquiridos, S.L. Budget: 8.4 million euros Completion Date: 2015 First phase of a 10,028 m2 residential complex, consisting of a nine-storey building with three underground floors. It has 52 apartments and penthouses, with the corre- 5 sponding storage rooms, four commercial premises located on the ground floor, and 121 parking spaces on the underground levels. The communal areas have a swimming pool, concierge, and a common storeroom. The residential building’s foundations have been laid in the opposite direction to regular construction procedure, by using column-piles as support, cut-and-cover excavation, and forming a 1.50-metre-thick reinforced concrete foundation slab. Diaphragm walls have also been built on special foundations excavated to a depth of 25 metres with bentonite sludge. 80 PUBLIC HOUSING UNITS, ANNEXES AND COMMERCIALPREMISES. CARRETERA ZORROZA-CASTREJANA. BILBAO. SPAIN Client: Bilboko Udal Etxebizitzak TEA Budget: 7.0 million euros Completion Date: 2014 11,001.5 m2 social housing building with seven floors and 80 homes. In addition to these levels, there is a semi-basement floor that was created by minimising excavation and includes three parking levels, as well as an accessible ground floor where commercial premises and the building entrance are located. The building has a unique polyhedral design, with a streamlined architectural finish from the basement up to the building roof. The property is characterised by its trapezoidal geometry, which uses moulded and coloured architectural panels for the exterior façades. The design is completed with pro- truding frames and well-finished seals between panels. Lacquered metal panels are used for the courtyard façade. Aluminium frames were used for the windows, built as single pieces in the workshop that are designed to adapt to the different building orientations to create shade and serve as an acoustic screen. One particular feature to note is that 86% of the homes have a dual orientation, which facilitates cross ventilation in summer and thermal capture in winter, providing energy savings throughout the life of the building.

The buildings have a linear design, with east-west dual orientation and overlooking a square. The 288 hous- ing units are distributed over seven and eight floors, which extends to nine floors at the ends of the building. There are also two floors below ground level, where the garage and storage rooms are located. It also has a ground floor with commercial premises. Each building has common garden areas, pedestrian areas, and a children’s play area. The façades are precast white concrete panels, and the exterior carpentry is made of lacquered aluminium with thermal bridge breaks and double glazing with an air chamber. On a construction level, the exterior façade made of precast white concrete and al- uminium panels, as well as the insulated sprayed polyurethane façade should be highlighted. The exterior carpentry is done in grey lacquered aluminium with thermal bridge breaks and double glazing. SPAIN Cliente: Municipal Housing Company (EMUVYSSA) Budget: 18.1 million euros Completion Date: 2010 The 21,000 m2 development houses three multi-family residential complexes with four buildings in total, each with eight floors and a total of 258 homes. Three of the blocks have a shared car park distributed over two underground levels with 175 spaces, and a space with 52 storage rooms. The fourth building, which has the largest num- ber of homes (106 units), also has two underground parking levels with 87 parking spaces and 36 storage rooms. The buildings have reinforced concrete slabs and concrete wall foundations. Alternating waffle slabs with temporary formwork and concrete slab ramps are used for the structure. The roofs are mostly traffic-bearing and designed to be used to hang out clothes to dry. The structure has reinforced concrete portal frames and waffle slabs. The building envelope façade has cavity walls clad in a single layer of textured mortar and ba- kelite wood carpentry. Sprayed polyurethane or hydrofuged glass fibre is used for thermal-acoustic insulation which is bonded with thermosetting resins and finished with aluminium foil. This residential development is part of a town-planning operation to rehouse residents from pre-existing buildings that have been demolished to build the new blocks. The new units have a surface area similar to the original, but the living conditions are improved.

EEUU Residential complexes and public works Client: Clearwater Espacio Development, LLC Budget: 27.7 million euros (40 million USD) Completion Date: 2009 An office building on the Gulf Coast of Florida has been converted into a 16-story residential building with more than 47,800 m2 of built surface, distributed into a total of 60 apartments and 11 penthouses. There are 17 two-story homes and an additional ground floor for commercial and office use in a building annex. The residential building has an elevated two-story car park with a built area of around 29,000 m2. CITY PALMS. WEST PALM BEACH, FLORIDA. EEUU Client: H&H Development Budget: 50.9 million euros (70,9 million USD) Completion Date: 2008 This mixed-use residential and commercial complex is divided into ten floors with 288 homes of various types, equipped with resistant laminated glass windows. The building also has security and fire-fighting systems, as well as four high-speed lifts. 9 Common spaces worth highlighting include a pavilion located on the sixth floor designed in a Key West style which integrates a dome into the open-air space. SPAIN Client: Inmobiliaria Espacio Budget: 27.3 million euros Completion Date: 2008 A residential complex of 52,469.00 m2, located 700 m from San Juan beach and di- vided into two developments. The first consists of two ten-storey buildings above ground level and an underground car park. One building has 50 units and the other has 68, with a total of 118 homes. The second development has three ten-storey blocks and 130 homes in total, distributed in 50, 32, and 48 units. The ground floors are for commercial use and the underground floor is for parking. The common areas are equipped with swimming pools, garden areas, sports courts, and a children’s playground with swings and rubber flooring. On a technical level, its foundations and structure are made of in-situ concrete with a brickwork façade enclosure. The roofs are flat, non-traffic bearing, and finished with gravel on 6 cm of polystyrene thermal insulation.

All are set on terrain with significant differences in height across the plot. The building has three floors above ground and a fourth level below ground, and is characterised by a design that meets the need to provide ample spaces for official events while also having a private area for residential use. Its sober finishes are achieved by selecting high-quality natural materials such as travertine marble, used in exterior and interior cladding and flooring. Solid wood and large glass windows have also been used. Outside, the residence is surrounded by a large garden with a swimming pool, where the same types of finishes are used to guarantee a harmonious ensemble. THE PALACE AT WESTON SENIOR LIVING. Innovation and sustainability Innovation and sustainability come together in residential construction processes by applying state-of-the-art technologies and methods as well as sustainability criteria aimed at recycling, transforming, and reusing construction materials and responsibly Innovation and sustainability managing natural resources during project execution. The result is sustainable housing that respects the environment and guarantees the well-being of its users. OHL has developed its own innovative solutions for the efficient and safe construction of residential buildings. Of particular note is the high performance excavation process for basements in urban areas, where space limitations and the effect on adjacent structures make conventional excavation techniques infeasible; another example is the construction process for post-tensioned concrete diaphragm walls with displacement control, which significantly reduces or even eliminates the need for ground anchors, and the use of intermediate props in containment elements such as interior anchors and props. OHL also has experience in developing new ecological building materials, such as concrete based on geopolymers obtained from microsilica, creating a way in which this industrial by-product can be reused; in energy efficiency terms, the company has incorporated measures that respond to Nearly Zero Energy Buildings criteria (nZEB). Digitalisation is also used in its building construction processes, particularly through BIM (Building Information Modelling) methodology, which can improve the efficiency, quality, and control of projects throughout their entire life cycle: covering design, construction, and operation. Forming part of international initiatives OHL has participated in various EU-driven programmes aimed at R&D for building solutions. These initiatives include Built2Spec: 19 new process control systems, a project financed by the European Commission in which 20 partners from eight European countries take part, and OHL is the only Spanish construction company present. The initiative is based on developing and validating a set of technological advances for in-situ quality control of variables such as indoor air quality; air tightness with air pulse control; acoustics; thermal imaging; and the integration of all this information with BIM models through a virtual construction management platform. Through the AZEB initiative (Affordable Zero Energy Buildings), OHL has participated in defining, disseminating, and providing training on a methodology to better control and understand the complexity of sustainable construction. This initiative has helped to build comfortable and affordable buildings with which users can save energy and easily contribute to climate protection. This project is being undertaken by eight partners from six countries and has been co-financed by the European Commission. OHL has been the only Spanish construction company involved. The RESSEPE project (Retrofitting Solutions and Services for the Enhancement of Energy Efficiency in Public Edification) is also co-financed by the European Commission and OHL is the only Spanish construction company to participate, along with 24 other partners from ten different countries. Its objective is to design a novel methodology to evaluate, adapt, and implement innovative energy-efficient technologies for public building retrofitting projects.
